Dear Stageco ach Friend s an d Neig hb o rs,
I had the privilege of riding on our
stagecoach in the annual Magnolia
Christmas parade. Fortunately for all
the weather could not have been nicer.
Several
Stagecoach
residents
accompanied us on their horses, some
with flags, and the police department
provided escort services. My fondest
memory of this event was the almost
unanimous
greeting
of
"Merry
Christmas" from spectators.
As we come to the end of another year,
I would like to thank everyone who has
assisted in handling the affairs and
activities needed to maintain the city.

FYI: The Public Works Department is conducting a
“Maintenance Work Day” on the 2nd Saturday of every
month meeting at 8:00 a.m. at the City Center.

PARK RESERVATION
There is a $50.00 set up fee which is kept by the
Civic Club, this gives you exclusive use to the park,
pavilion, lake, restrooms and the parking area and a
$50.00 deposit returnable after park cleanup has
been verified. Paperwork needs to be filled out and
checks for the $50.00 set up fee and $50.00
deposit left with the park reservation

City Council Meetings
The city council meetings are every third
Tuesday of the month; however, at certain times
due to scheduling problems for council members,
the meeting dates can be changed. Meeting time is
7:00 p.m. at 16930 BOOT HILL RD. The
agenda is posted beside the door of the new city
center.

BEREAVEMENT COMMITTEE
INFORMATION
We currently do not have a chairperson for the
Stagecoach Bereavement Committee.
As residents of Stagecoach, you can help do
your part by helping donate food or anything
else that might lend a hand to our residents when
a beloved family member passes away.

GERRY ALLISON, long
time Stagecoach resident, passed away on October
25th, following a brief illness. His funeral was held
in Tomball at the Klein Funeral Home Chapel on
October 28th. Interment followed in Decker Prairie
Cemetery. Heartfelt sympathy is extended to his
wife, Joan; daughter, Dr. Sarah Allison-Kolb; son,
John Allison; and grandson Lars Allison.

REPORT
Summertime increases lake
use at both Lake Hardin and Lake Apache. It is
a good time to review a synopsis of facts and rules
for lake/park use.

1. Lake/park use is restricted to CIVIC CLUB
MEMBERS IN GOOD STANDING (i.e.,
YOUR DUES ARE CURRENT) and their
INVITED GUESTS ONLY. The lakes/parks are
owned by the Civic Club; they are NOT city "common
areas”.
2. Swimming at Lake Hardin is from the beach,
roped area and platform only. Other areas are
off-limits for swimming for safety reasons
and trespassing issues.
3. Fishing from land at both lakes is allowed from
designated shoreline only. Fishing from the water is
only excluded near the swimming area. The
swimmers' safety is foremost.
4. Wildlife at the lakes and parks must be allowed
their freedom. Fishing is allowed -- teasing the
ducks, turtles or deer is not.
5. Swimming is done AT YOUR OWN RISK!
There is no lifeguard on duty.
Effective
immediately, children under the age of 13 MUST BE
ACCOMPANIED BY AN ADULT OVER THE
AGE OF 18 to use park/lake facilities. This is a
safety issue and WILL BE ENFORCED.
6. Alligator sightings have been made at both lakes
in the past. This is not an idle warning. Needless to
say, if you sight one of these creatures, stay away
from it. Call a Civic Club officer, a city official or
Chief Thacker so that appropriate action can be
taken.
7. Please use the green containers to dispose of
your trash.
Wayne Oliver graciously has
volunteered to set full cans out for garbage pick-up
at Lake Hardin. If you see trash which has been left
by other park users, PLEASE be an unselfish citizen
and dispose of it properly.
8. No glass containers are allowed in either park or
lake.

The Key To Selling Your Home In This
Market
At this time, pricing is everything. Homes are in
foreclosure and more are coming on the market
every week that are in some sort of distressed
situation. It has been a difficult time for Realtors as
they are having to deal with problems with clients
that were never anticipated. It is not the easiest
thing to do - keep the business aspect separate from
the emotionality of the situation when it is families
lives that are being so affected. The most distressing
thing about this is that no one can see an end to it.
But, on the positive side, we live in an area that has
never experienced hugely inflated property values
so, when values started dropping, some didn't have
to deal with the tremendous drops that other markets
have experienced. Each situation now has to be
dealt with on an individual basis and sometimes can
be complicated when you get into a short sale or
foreclosure situation. Deadlines are pushed to the
limit and exceeded, extensions are to be expected
and closings of even the most qualified buyers can
be bogged down by what is going on with the
system and what the lenders are having to go
through to make loans happen. Patience is a virtue
that serves all of those well that have homes listed.
It takes longer now to sell a home than it has in the
past decade.

The fourth quarter showed renewed activity so we
hope the year-end demand will resurface by late
1st quarter 2011. Buyers should begin window
shopping on the internet in February.

Bottom line, if you have the equity to price low and
you desire to sell, do it now. You will probably be
able to purchase a home and save the money you lost
on the sale of your previous home. If you are upside
down, experiencing financial difficulties that so
many are facing, you will need to work with a good
Realtor and your mortgage company to find the best
direction and solution for resolving the situation.
There are loan modification programs available
through most mortgage companies and many are
willing to help their clients to keep their homes.

get back on the upswing. Which they always do.
