1.- PRODUCT SUMMARY
Fairmont Heritage Place Mayakoba will be located in the heart of Mexico´s Riviera Maya, inside one of the
most prestigious resort developments in the Mexican Caribbean: Mayakoba.
Fairmont Heritage Place Mayakoba will consist of ultra-luxurious, fully furnished 3 and 4 bedroom residences
provided with the unmatched service and amenities of Fairmont Mayakoba, containing a host of leisure and
retail facilities to which Owners will have access. The Fairmont Heritage Place Mayakoba community will be
set aside from the hotel, granting additional privacy and exclusivity to its owners.
Owners at Fairmont Heritage Place Mayakoba will hold the key to a world of gracious vacations and leisurely
living . Ownership is formalized via duly recorded 1/12th fractional interest in their vacation home. Use of the
residences is managed through a reservation process designed to facilitate Owner´s preferences.
To enhance long term stability and success, management of Fairmont Heritage Place Mayakoba will be
handled by Fairmont (“The Manager”) which will be dedicated to provide the highest standard of service. The
Manager will be responsible for providing all Owner services and specialized management and maintenance
of the residences, the community and related amenities. Each owner will hold title for a proportional share of
a residence within Fairmont Heritage Place Mayakoba and the corresponding share of the Fairmont Heritage
Place Mayakoba common property.

The Manager provides for the administration, management, service delivery and governance of Fairmont
Heritage Place Mayakoba. The Developer will maintain authority over vital decisions and will ensure the
continued success of the Fairmont Heritage Place Mayakoba community.
Ownership in Fairmont Heritage Place Mayakoba represents much more than a superb vacation home in an
excellent property. As a Private Residence Club, it also assures that you will enjoy quality time with family and
friends, enhanced by services and facilities of uncompromising luxury.

The residences were designed by the prestigious architectural firm SB-Architects, based in Miami and San
Francisco, and interior design firm, VR Design Group based in Los Angeles. Both designers have extensive
experience worldwide.
Fairmont Heritage Place was conceived based on three essential elements: Water, Nature & Golf.
Surrounded by expansive lagoons and rivers that border an 18-hole golf course, this gem will be part of
the serene atmosphere and luxury that can only be experienced at Mayakoba.

The architecture combines the simplicity of contemporary design with authentic materials and an effortless
flow of indoor and outdoor spaces. Expansive walls of windows open and disappear, allowing living areas
to open completely onto spacious, shaded terraces. Glass and white stucco contrast with walls of locally
sourced stone, green living walls, and traditional wood lattice on trellises and screens, creating a sense

Home Weeks:
Owners are guaranteed 14 days a year; “1 winter Home Weeks” and “1 summer Home
Week”, in a residence of the same type of their own. “Home weeks” may also be exchanged for time (2
weeks maximum deposit per calendar year per fraction) at another Fairmont Heritage Place or Registry
Collection property and a maximum of one week at Fairmont, Raffles, or Swissôtel and other resort
properties worldwide, subject to Access Index availability.
Club Weeks:
A further 7 days are guaranteed annually within a residence of the same type at the
Fairmont Heritage Place Mayakoba community
Heritage Time: Additionally, Owners have use of any remaining availability at Fairmont Heritage Place
Mayakoba throughout the year. This is subject to an Owner booking no more than 60 days in advance and
to the equitable distribution of premium weekend time and public holidays. No more than one weekend
booking may be held by an Owner at any given time.
Reservation Window:
Yearly time lapse defined by “The Manager” during which owners have to
submit their week selection for the year.

The Rotating Priority Reservation System
This method of reservation has been designed for ease of use and will enhance the opportunity for
preferred dates and short-notice getaways. Each owner is guaranteed a minimum of 21 calendar days of
use per year composed of “Home weeks” and “Club Weeks”; such time has to be booked during the yearly
reservation window and availability will be determined by the rotating priority system outlined below:

6. ANNUAL OPERATING FEE
Owners pay an Annual Operating Fee, which covers the cost related to the professional management and
operation of Fairmont Heritage Place Mayakoba and for the Heritage Benefits Programme provided by
Fairmont Hotels & Resorts.
The costs related to the management and operation of Fairmont Heritage Place Mayakoba are budgeted
in advance on an annual basis, reviewed and approved by the Home Owners Association, before being
fairly and equitably distributed amongst the Owners.
Maintaining a luxury residence to the high standards that Owners expect can be expensive, but the
advantage of fractional ownership is that each owner pays only a fraction of the cost.
Housekeeping and maintenance services will be of the highest standards. The residences will be presented
in pristine condition at all times.
The Annual Operating Fee will be calculated to meet a planned programme of maintenance and
refurbishment of the residence to match the initial high standards throughout the lifetime of every
Owner’s investment.
These Annual Operating Fees represent each Owner’s pro-rata portion of the funds required to cover
the costs, which include, but are not limited to: the ongoing administration of Fairmont Heritage Place
Mayakoba, the reservation and customer service system, satellite TV and high-speed internet costs,
staff salaries, supplies, maintenance, cleaning, housekeeping, laundry, legal, accounting, auditing, fuel,
utilities, insurance, a reserve fund for the replacement and refurbishing of the facilities on a regular cycle
to maintaining the standards, and other costs associated with operating Fairmont Heritage Place Mayakoba.

enhancement to its portfolio and adheres in all respects to standards set by the finest Private Residence
Clubs in the world. Fairmont Heritage Place Mayakoba is the latest addition.
10.- Are Owners allowed to make changes to the residences or their interiors?
No. the success of the Private Residence Club concept depends on maintaining professionally designed
and delivered residences. This is achieved through appointing award-winning architects and interior
designers and allowing them to deliver their very best work.
11.-Will the residences be maintained and refurbished to five-star quality?
Yes. The residences and club facilities of Fairmont Heritage Place Mayakoba will be maybe maintained
to the luxury, five-star standards initially set. The reserves to achieve this are built into the Annual
Operating Fees.
12-How often can Owners stay at Fairmont Heritage Place Mayakoba?
Owners can stay as often as they choose subject to availability.
For 3 weeks warranty plus limited time on space available basis and following the Use Program.
The Heritage time has an additional cost per stay.

13.- How does the Use-Plan work?
Owners select and pre-reserve use at the Club on a simple and equitable rotating priority basis.

14.- Do all Owners have equal access and equal privileges at all times?
Yes. All our Owners are privileged and no one is permitted to monopolize holidays or other high-demand
dates at the expense of other Owners.
15.- How can I be sure that I will get the time I want?
By understanding the reservation policies and processes that have been designed to be fair and equitable
and by ensuring that you avail yourself of them. A Fairmont Heritage Place reservation coordinator will
always be available to assist you in ensuring the best possible dates.
16.- Are Owners of Fairmont Heritage Place Mayakoba able to exchange with any other clubs?
Yes. Owners of Fairmont Heritage Place may exchange some of the time they own at Fairmont Heritage
Place Mayakoba to visit other sensational Heritage Place locations.
They may also stay at Fairmont hotels, Swissôtel Hotel, Resorts and Raffles Hotels & Resort around the world
by exchanging their “home” weeks. As well as in any Property around the world.
17.- Does Fairmont Heritage Place Mayakoba always stay in the same home?
Not necessarily. Each of the residences are appointed to exactly the same level of luxury and Owners are
not restricted to one in particular. However, whey will always occupy a residence of equal or similar size
to that in which they have ownership.
18.- Can my unaccompanied guests be sent to vacation at Fairmont Heritage Place, Mayakoba?
Yes. When Owners give appropriate notice of arrival, guests may stay unaccompanied during any Owner
reserved visit. Guests will have all the benefits of ownership during their stay.
19.- Will there be more Fairmont Heritage Place destinations?
Yes. Fairmont Heritage Place is expanding its portfolio. Owners will be kept informed as Fairmont Heritage
Place creates more destination opportunities.
20.- Is storage space available?
Owners can store personal items such as sporting equipment, leisurewear, books and favorite photographs
year round, providing a safe and convenient alternative to packing.

SERVICES AND AMENITIES:
21.- Are the residences maintained on a daily basis as they would be in a five-star hotel?
The residences at Fairmont Heritage Place Mayakoba are managed and maintained to the levels you
would expect of Fairmont Heritage Place locations worldwide.
22.- What membership privileges are extended to an Owner during their stay?
Owners have full access to all Club facilities while in their residence, in addition to the benefits of the
Mayakoba Privilege Card.
FINANCIAL AND LEGAL
23.- Can a share in Fairmont Heritage Place Mayakoba be resold?
Yes, subject to the Terms and Conditions contained in the Sale & Use Agreement.
24.- Do Fairmont Heritage Place Owners pay Annual Operating Fees?
Yes. Owners pay an Annual Operating Fee, which pays for the professional management and operation of
Fairmont Heritage Place Mayakoba and its affiliation to the additional benefits programme provided by
Fairmont Hotels & Resorts. These annual fees are each owner´s pro-rata portion of the funds required to cover
operating costs including, but not limited to: the ongoing administration of the Club, the reservation and
customer service system, satellite TV and high-speed Internet costs, staff salaries, supplies, maintenance,
gardening, cleaning, housekeeping, laundry, legal, accounting, utilities, insurance, a reserve fund for the
replacement and refurbishing of the facilities on a regular cycle to maintain the standards, and other costs
associated with operating the membership programme and Private Residence Club at Fairmont Heritage
Place Mayakoba.
25.-How will any increases in the annual levies be managed?
The Board of Directors will have the authority to approve annual fees within the norm of market-related
rates, barring extraneous circumstances.
26.-When do I start paying Annual Operating Fees?
The Annual Operating Fee is payable from the time that your residence becomes available for occupancy.
27.- What happens when an Owner does not pay his or her Annual Operating Fee?
The Private Residence Club will continue to function and operate without any impact from any defaults.
The management team will institute agreed actions to recover the fee from the Owner. Owners in default
of their Annual Operating Fees will not have access to the Club or any other benefits.
28.- What is the estimated completion date by the Developer?
Fall 2014.
