SUMMER FUN!
*WE NEED YOUR VOTE FOR A NEW CLUBHOUSE*
The Annual Meeting on August 21, 2013, 7:00 PM, will be one
of the most important meetings in the history of Plantation. Your
Board of Directors started to consider, in May of 2012, what future
upgrades were recommended and sought professional opinions. So,
the Board engaged the services of Kern-Whitehouse & Associates,
Inc., Structural Engineering consultants, to conduct an evaluation of
the current clubhouse. Three rebuilding options were considered to
bring the current facility up to code and make it more functional for
residents. The Board noticed that the cost of a new building was only
slightly higher than the cost of doing any repairs. To understand the
full picture, the Board hired Architect Robert Audé to design potential proposals for a new building. Audé presented three locations in
the general area of the current clubhouse as possibilities to consider.
The Board chose the location across from the clubhouse near the
lake, utilizing a beautiful asset of our community. If, after soil samples and more due diligence is completed on this site, and it is determined that this site is not adequate for a new clubhouse, the new
clubhouse would be built on the existing site. Open meetings are being held to inform residents of the new clubhouse project. The next
informational meeting for the clubhouse will be held July 23 , 7 PM
in the Clubhouse. Please attend or contact manager Mike Boland at
manager@plantationhoa.com for all the details of this proposed
capital improvement.
The 1970’s Clubhouse has had only minimal upgrades done
over the years and doesn’t offer much versatility to our residents. It
is rented out almost every weekend, is used for our voting precinct
and various association meetings. With improved inside space and
better parking arrangements around the building, the uses of a new
clubhouse will become a huge asset to Plantation. New building materials like windows, roofing, and air conditioners all mean a more
efficiently run building. Your support is vital in making this project
happen and it’s yours if you vote for it.

ANNUAL MEETING
The Annual Meeting of owners is for the election of board members and any other business
as may properly be brought before the meeting. The Annual Meeting of Plantation Homeowners,
Inc. will be held on Wednesday, August 21, 2013 in the Plantation Clubhouse. Homeowners may
vote unless they are 90 days late on unpaid monetary obligations. to the Association.
BOARD NEWS
It was with great sadness the Plantation said goodby to a special employee who recently
passed away after a short illness. Teresa A. “Best” Richardson, who worked as a pool attendant
and then on the Courtesy Patrol passed away April 26, 2013 from cancer. All who knew her will
always remember her warm, friendly personality. We will miss her. Our condolences to her family.
NEW: NO SMOKING INSIDE THE GATED POOL AREA. The Board voted to add to the Pool
Rules that smoking will no longer be allowed within the fenced areas of our swimming pools. All of
our residents should be able to enjoy our pools, but we have had reports that residents have had to
leave the pools because of secondhand smoke. A designated area, away from the pool entrances
will have an ashtray where smokers can dispose of the butts. Please be considerate of other residents while enjoying our pools.
VEHICLE TOWING: The Board has signed an Agreement with Autopro Towing and Recovery,
LLC, to tow vehicles from Association property. Towing areas will be marked with signs, per Florida
Statutes, 715.07.
OPEN BOARD POSITION: The Board has approved the resignation, with regret, of Dennis
Ragano, and thank him for his time spent with the Board. The Board can vote to fill a replacement
for that position which is for the remainder of the 2012-2015 cycle. Please notify the manager, Mike
Boland, 969-3991 if you are interested.
BOARD ACTION:
Replacement signs were purchased for the children’s play area.
An ice machine was purchased for the employees.
The Board renewed the contract for manager Mike Boland for another year.
The manager is getting bids from companies regarding our trash contract.
The Plantation sign at Linebaugh, was damaged in a car accident and we are waiting for the
responsible insurance to pay for the recently installed replacement sign.
The Board approved the purchase of up to $35,000 to purchase equipment from the Rental
Tool auction.
The Board approved a retainer of $5,000 to Audé-Smith for the Schematic Design Phase of a
Community Clubhouse. Pending community approval, the Board will thereafter authorize remaining
phases of the contract.

FAMILY DAY IN THE PARK
The Plantation will host a Family Day in the Park again this year. If you missed the event
last year be sure to put it on your calendar for this September 28. Look for more information
coming out in early September. For information and details about getting involved, contact

NEW TRASH CONTAINERS
Starting Aug. 1, gray roll carts for garbage and blue roll carts for recycling will be
delivered to more than 260,000 homes. Residents will need to store their carts until
the new service begins. Also, residents are encouraged to read the important information that will be delivered with the carts. This will include cart instructions, collection
days, and service provider information.
When the new service starts, the carts will be emptied by automated collection, a
process that uses a mechanical arm on the collection vehicle instead of workers lifting
cans and bins by hand. An automated system keeps neighborhoods cleaner and neater
on collection days, increases recycling rates, and is safer for service providers.
Though collection days and service providers may change, the improved service will
still include two garbage pickups every week, one recycling collection every week, and
one yard waste collection every week. Yard waste will still be collected manually in
containers and cans provided by residents, or in bags and bundles
Homeowners must find a way to conceal these cans from view. No rubbish, trash, garbage, or other waste material shall be kept or permitted upon any lot or common area
except in sanitary containers located on each lot and concealed from view, according
to the Declaration of Easements, Covenants, Conditions, and Restrictions regarding
the Plantation. Also, trash must be put in these containers or it will not be collected

RESOLUTION COMMITTEE/DEED RESTRICTION REVIEW
The Plantation Subdivision is a Deed Restricted Community which means that everyone
who buys a home within this subdivision must follow the Declaration of Easements, Covenants,
Conditions, and Restrictions regarding the Plantation. A committee has been formed to review
the current resolutions and make recommendations to the Board if any changes are needed.
This subdivision was established in 1976 and obviously there have been many changes in the in
the community in the past 40 years to affect the original plans and covenants for this subdivision. Fence styles and materials have changed, paint colors, and landscaping are just a few.
Though most residents are doing a wonderful job maintaining their own property and
abiding by the current Deed Restrictions, we all know there are properties where homes are a
real eyesore. The manager has been in contact with the County Code Enforcement office to
see if they can help enforce some violations that are also County code violations. All deed restrictions will be reviewed by our attorney before they become effective. Meeting times and
dates are advertised on the marquees.
