HCA Data Center - $200M Investment
Antioch is a community in southeastern Davidson County, Tennessee. The
Property is located at the highly-trafficked intersection of Murfreesboro Pike
and Hobson Pike (which becomes Old Hickory Boulevard) and is situated
with superior access to Nashville’s transportation network, including three
major interstate systems (I-40, I-24, and I-65) and within close proximity
to the Nashville International Airport. With Nissan North America
headquartered in Nashville, the Property is situated just two exits down
on I-24 from Nissan’s multi-billion-dollar manufacturing plant. 1-24 and Bell
Road feature a daily traffic count of 146,019 vehicles and the intersection
at Hobson Pike and Murfreesboro Road host 15,969 vehicles daily. Hobson
Pike also features the only bridge that crosses Percy Priest Lake. Situated
approximately three miles northeast of the Property, Percy Priest Lake
continues to draw roughly six million visitors and roughly $61 million dollars
annually to the Middle Tennessee region. The Property is well-known
throughout the Nashville metropolitan area because it was home to the
Starwood Amphitheatre for over 20 years hosting numerous artists from The
Dave Matthews Band to Jimmy Buffett.
Antioch is one of the fastest growing communities in Davidson County and
has experienced a 30% increase in total population since 2000 and over
60% in a one-mile radius of the Property within the last eight years. The
community hosts a large pool of highly trainable and competitive workforce
with regards to educational levels and occupation type with the community
exceeding Davidson County’s educational levels.
Within a one-mile radius of the Property are four key public schools. Mt.
View Elementary is located directly across Murfreesboro Pike from the
Property. J.F. Kennedy Middle School and Antioch High School – containing
the highest enrollment of any public school in Nashville – are located just
east of the site on Hobson Pike. Cane Ridge High School is located close to
Interstate 24, southwest of the Property on Hobson Pike.

In 2011, TVA announced the Property as a top location for building and
operating a data center facility. Being the only site to qualify in Davidson
County, the Property is a primary, ready-for-development data center site
with the ability to immediately accommodate data center operations. The
Property’s location offers investors many local and regional assets and
opportunities, including the community’s diversity, educational and economic
attainment, the community’s developable land, its growing transportation
options and its proximity to the airport.
Recent economic capital investments surrounding the Property include:

HCA Data Center – an approximate $200M investment creating 155 jobs
•
Nashville Predators Practice Facility – a two-story $14M development
covering 86,000 SF to include two ice hockey rinks (one for the
Predators to practice and the other open to the community), team
rooms, meeting rooms, and an observation mezzanine set to open in late
summer 2014
•
Mixed-Use Community Center - attached to the new hockey center
will be a 40,000 SF state-of-the-art community center, a 30,000 SF
