Landscaping Points to Remember:
 We maintain the front lawn as a courtesy; the back yard must be mowed by the tenant.
 As needed, please water the lawn to keep it green and fresh. Watering is most beneficial
during the early morning (before 9 am) and evening hours (after 6 pm) for only 15 minutes
in each area.
 Lawn Waste Bags are picked up on Monday.
 Lawn schedule is tentative and will change due to weather and roll-over. If it rains for one
day, there will be a one day delay. Two or more rain days will return to regular schedule the
following week.
 Shrub Trimming Schedule: Jan, Mar-Oct.
 Please put away all toys and hoses prior to your lawn day. A yard that has these items in
the grass area will be skipped for mowing.
 Deployed Spouses- Lawn mowing assistance can be provided via the Balfour Beatty
Communities Deployed Spouse program. Please contact the Leasing Office at (660) 6870559 for more information

“Self Help” store, which supplies complimentary household items to make home
maintenance a breeze. The following items are available at our Self Help store &
Maintenance office, located at 302 Summit Drive, right next to our leasing office.

BBC WHITEMAN MAINTENANCE WORK ORDER DESK
Office Hours
The service Request Desk is open Monday through Friday for 7:30am to 4:30pm, and is manned
after hours for the reporting of emergency maintenance requests.
Service Request Response Times
Emergencies: Responds within 1 hour and completed within 24 hours
Urgent: Responds within 4 hours and completed within 48 hours
Routine: Responds within 24 hours and completed within 5 business days
Maintenace emergenices: are problems that constitute an immediate danger to life, health,
missions, security or community.
Urgent maintenance: are situations that if left unattended could develop into emergencies
Routine maintenance: consists of necessary repairs that are minor in nature and do not constitute
an emergency or urgent service request.
THINGS TO REMEMBER
Welcome to Balfour Beatty Communities at Whiteman Air Force Base. Here are a few points of
interest for all of our new residents. All of these items and more can be found in your Resident Guide
which is available online at www.whitemanafbfamilyhousing.com.
Exterior of Home
 Regularly remove excessive clutter around the home, including debris, weeds, leaves, pet waste,
trash, etc. (page 30)
 Backyard lawn must be mowed regularly during the growing season. (page38)
 Empty waste bins should be returned to storage areas by the end of the day of pickup. (page 35)
 Residents are responsible for removing their pets’ solid waste throughout all areas. (page 32)
 Repairs of any nature to vehicles are prohibited in the community, except for emergency repairs
such as fixing a flat tire. (page 30)
 Storage on patios, porches or balconies is prohibited. (page 30)
 Residents are responsible for trimming and weeding flower beds and landscaped areas (page 25)
Parking
 Please utilize driveways. Parking vehicles on the grass is prohibited. (page 29)
 Parking for boats, trailers, RVs, and utility trailers is prohibited in the community, except 24 hours
before or after use for the purpose of loading, unloading or cleaning (page 29)
Seasonal
 Remove all hoses from outside faucets during freezing weather. (page 35)
 Residents are responsible for shoveling and clearing driveways of snow and ice; Deployed spouses
can call (660) 687-0559 and receive assistance with snow removal. (page 40)
 Outdoor decorations must be removed by the third week after the holiday has passed. (page 19)
Other
 All pets are to be registered with the base veterinarian and shot/vaccine records are to be provided
to housing to be maintained in the resident file. Specific breeds, as outlined in the Resident Guide,
are not allowed (page 32)
 If the home is going to be vacant for a period of three (3) days or longer for any reason, resident
must notify the Community Management Office prior to the absence, and a Caretaker of the home
must be appointed. (page 9)
 No trampolines or basketball goals are allowed in base housing. (page 41)
 No additional large appliances are allowed in base housing (refrigerators, stoves, etc) (page 16)
 Flags must be attached to a flag pole. American flags must be illuminated at night. (page 22)
 Assistance with yard care, snow removal for deployed spouses is available through the Community
Management Office; please call (660) 687-0559 for more information. (page 20)
 The use of swimming and wading pools is prohibited with the following exception: Residents may
have one (1) small wading pool up to six feet in diameter and one feet in depth in the backyard only.
Adult supervision is required. When the wading pool is not in use, it must be emptied and stored.
