According to Paul Celis, HVR’s
general manager and director, the
property’s opening was the realization of a dream that began in 2001,
when an ex-Canadian Royals soccer
player turned real-estate developer
who visited Mexico, fell in love with
Playa, and purchased the original
building. Meticulous, luxe-plus interior design of both hotel and spa
completed, the grand opening was
scheduled for mid-2005, but Mother
Nature had other plans. June’s
Hurricane Emily and a subsequent
fire caused massive damage. Then,
Celis recalls, “Restoration was nearly
completed when Hurricane Wilma
blew into town in October, ravaging
the Riviera Maya and pushing our
inauguration back yet again. Finally,
on December 15, 2005, Hacienda
Vista Real opened its doors (and
heart)…and we haven’t looked
back!”
Management style harks back to an
earlier concept of hotelry. Says Sr.
Celis, “In these days of big-property,
all-inclusives, they’re fine, but we’ve
shied away from all that…here, our
guests are known by name, not by
their wristbands and we make sure
they feel at home. We pride ourselves
on a more intimate, guest-pampering
policy where the word “no” does not
exist.”

Guests venturing outside HVR’s Playacar paradise can

so long ago this fishing hamlet was the ferry stop for visitors heading to Cozumel Island. As more and travelers
lingered to enjoy its beaches and rustic charm, the village
blossomed into a resort destination. Now an increasingly
popular cruise-ship stop, Playa (as it’s called by locals)
still preserves its small-town appeal and slightly bohemian following.
Additional explorations include the jungle-meets-thesea marina resort of Puerto Adventuras; the mysterious,
breathtaking, clifftop coastal archaeological site of Tulum
— the only Mayan city known to have been inhabited
when the conquistadors arrived; Xel-ha’s a natural aquarium cut out of limestone shoreline — this national park

along its banks. Another coastal delight is Xcaret, a 250acre ecological theme park boasting an underground river

Asked who’s the main market for HVR, Mr. Celis smiles
and notes, “For now, the U.S ….We believe travelers prefer a comfortably exotic location that’s safe and closer to
home…don’t forget, Mexico’s recent North American
tourism taglines have been ‘Closer Than Ever,’ and
‘Beyond Your Expectations.’ That’s exactly what we’re
offering. Our marketing plans include industry trade
events (the recent New York Adventure and Luxury
Travel shows, April’s TianguisTuristico in Acapulco and
this June’s Cancun Luxury Market), with U.S. road
shows planned for later this year.”
Getting/Staying at HVR
AeroMexico, Mexicana, and several U.S. carriers offer
direct and connecting flights to Cancun; airport transfers
provided. Until recently, HVR’s reservations were available solely through wholesalers. Now, agents are encouraged to book directly through its Web site and U.S tollfree number (1-866-215-3505).
European-plan rates range from $220–$1,200 per
night, and many all-inclusive, honeymoon, spa and lastminute packages feature seasonal 20%–30% discounts
with book four/fifth night free options. Spa packages include the $180 Massage and facial or “Chaac” chocolate
exfoliation/massage/mani & pedicure treats, and $225
Mayan massage and marine bodywrap; myriad combinations are available.

F
or a resort, finding a niche in the hospitality industry comes down to two
things: knowing your market, and being
the best you can be at servicing them.
For the Alexandra Resort, that market is
defined by the dress code: “neat casual.”
And the service is defined by the slogan words, “understated luxury.”
According to Greg Claytor, General Manager for the
103-room property, “understated luxury” shows itself in
the fact that every single room, regardless of category—
Luxury, Deluxe or Superior--has a view of the ocean. It
shows itself in the resort’s all-suite room inventory: oneand two-bedroom suites and studios, all with modern
kitchens or kitchenettes. And it shows itself in its prime
location on one of the world’s top-rated beaches,
Grace Bay on Providenciales in the Turks and Caicos

extended to guests.
According to Mr. Claytor, The Alexandra Resort is not
trying to imitate or fit in with its competition, which includes high end luxury properties and large all-inclusive
resorts. Rather, the resort is rapidly establishing its own
identity tucked neatly between the pricey luxury properties and the one-price-fits-all concepts of large allinclusives.
“We truly offer the vacationer affordable luxury,” he
says. When asked for examples, he ticks them off:
Spacious bathrooms with double sinks and separate tub
and shower; kitchens with granite top counters and
stainless steel appliances; nightly turn-down service;
room service; fine dining on the water; a swim-up bar…
“We aren’t over the top,” says Mr. Claytor. “I mean,
we aren’t featuring 16-foot ceilings or floor-to-ceiling
windows. It is not that kind of opulence. But what we
DO feature are fantastic ocean-views and expansive balconies with every suite.” This four-star luxury property
has been built for more than “show.” It is built for comfort, character and beachfront relaxation.
World’s Best Beach
The Alexandra Resort is owned and developed by one
of the most influential families in the Turks and Caicos
Islands. The resort first came on the scene in 2001 with
Phase I as a vacation ownership development. Phases II
through V are all luxurious condominium resort residences. Currently, the resort has 103 units on line,
spread among four- and five-story buildings. The buildings themselves are spaced around a generous ten-acre
site that includes lots of green areas and open vistas, and
sit smack dab in the middle of 600 feet of beachfront on
Grace Bay, winner of the World Travel Awards in 2005,
in the category of the world’s most beautiful beaches.
Today, The Alexandra is Providenciales’ only “multiuse” resort; that is, it is a combination of condominium
and vacation residences. Amenities of this beachside
oasis include concierge services, high speed internet access, Caicos Dream Tours (watersports and tour desk),
fitness center, and the newly remodeled restaurant, The
Orchid, located between the resort’s unique freeform
swimming pool and the gorgeous beach fronting the
property. The restaurant serves an international cuisine, accentuated with island flavoring.
Furthermore, when the final building is complete in
2008, it will be the island’s largest NON all-inclusive
resort with 250 units, two pools, a state of the art spa
and fitness center, a fine dining restaurant, meeting
rooms, and shops.
The Alexandra is a perfect fit for all types of vacationers who are looking for casual luxury. The one- and twobedroom suites attract couples as well as families. “I

wouldn’t say we are as family oriented as the all-inclusive clubs are,” says Mr. Claytor. “We DO have a baby
play pool that is separate from the adult pool, lots of
open grass areas and, of course, the beach. Mostly, we
find that the condominium residences complement the
family market, and obviously, a full kitchen offers a level
of convenience that families appreciate.”
Among the other room configurations, studios with
kitchenettes find popularity with single women traveling alone—a market that is sure to expand when the
Alexandra’s new spa and fitness center comes online in
2008.Couples and friends may prefer the spaciousness
of one-and two-bedroom accommodations.
Mr. Claytor describes his market as travelers who appreciate understated luxury and “comfort without pretense.” They may be affluent, but they are not the kind
of people who feel the need to impress each other. “This
is not the kind of place where you have to wear a jacket
and tie to dinner. On the other hand, nor do guys come
to dinner wearing tank tops.”
The guests who come to The Alexandra Resort are
looking for comfort and modern day conveniences in
their island holiday. They want activities—like golf, and
tennis and SCUBA diving and snorkeling; yet they want
to relax on the kind of white sand beaches you see in post
cards.
They want the convenience of direct flights, yet they

market destinations.
Incentives to Sell
The Alexandra Resort cultivates
travel partners in order to fill its
rooms. The property has established
relationships with two dozen wholesalers in the US, Canada and Great
Britain. They visit these wholesalers twice a year for training and
updating on the product. What’s
more, The Alexandra offers sales incentives to agents.
This summer, May through
October, agents booking the resort
can earn points toward a free fournight stay for two at the resort, including taxes and service charges,
daily full breakfast, one dinner with
wine, and the use of non-motorized
sports.
In addition, this summer through
December 15, the resort offers
agents a special “Stay and Pay”
package to sell to their clients.
Agents can offer their loyal customers five nights at the resort for
the price of four; or seven nights for
the price of five. Plus, the resort will
give them $100 food and beverage
credit to use at the resort during
their stay.
For agents anxious to visit the resort and see things first-hand, The
Alexandra offers a 50% discount on
rooms to bona fide travel agents.
Rates at The Alexandra during the
summer and fall season range from
$225-$280 for a studio (sleeps two);
$300-$420 for a one-bedroom suite
(sleeps four); and $425-$560 for a
two bedroom suite (sleeps six).
Rates vary in accordance with room
category and location.
Mr. Claytor is a man who clearly
relishes the challenges of market positioning and customer satisfaction.
A banking and finance man from
southern California, he got the
“hotel bug” about 25 years ago when
he bought a hotel in Bora Bora in
French Polynesia. Since then, he
hasn’t looked back and his profession has taken him to Curacao,
Grand Cayman and Antigua. “I like
the challenge of exceeding in the
marketplace. That is why our Guest

GLA HOTELS TO MANAGE DISCOVERY AT
MARIGOT BAY
Doubloon International Ltd,the developers of the Discovery at Marigot
Bay Resort, Spa and Marina in St Lucia, have signed a 10-year contract
with Paris-based management company, GLA Hotels.
GLA Hotels run by Grace Leo-Andrieu, specializes in luxury independent hotels worldwide including the Cotton House in Mustique, the
Bairro Alto in Lisbon, the Royal Riviera in St Jean Cap Ferrat and the
Lancaster and Bel-Ami in Paris—most of which are members of
"Leading Hotels of the World."
In early February, Doubloon’s management contract with Sonesta
Hotels Corporation was terminated following recognition that Sonesta’s
marketing profile did not represent a good fit with Discovery’s position
as a luxury boutique property.
One of the main reasons Discovery selected GLA was its team of experts, many of whom have been with the company since GLA started 20
years ago.That team will be working exclusively on the completion and
launch of Discovery over the next few months.
