A LETTER FROM MARISE
A Granby Ranch member recently said, “Granby Ranch is like a 20-year overnight success.” Those
words rang true to me, and they are affirmed by past milestones as well as the upcoming changes
in store for our community.
Our 500-member party inspired such joy for me. With so many families and friends coming
together, the sense of community was palpable. I will never forget that moment. It symbolized the
realization of my vision for this place. We have come so far from our beginnings—from building our
first neighborhood, to renovating Base Lodge, and most important, to creating connections with
each other.
Your support during the recent election allows us to continue our transformation. The new master
trails network will enhance the physical connection between neighbors, while the new pro shop,
restaurant, and event pavilion will elevate the golf course amenities to the quality of the course
itself. Moreover, we will realize a more diverse experience for visitors and residents alike.
As always, I thank you for being an important part of Granby Ranch’s history as well as its future.

Thank you to everyone who participated in both the extended
declarant control period and the development period elections, with
a special thanks to those homeowners who volunteered to assist in
spreading the word about the voting process. It is thanks to you that
so many voices were heard.

Of the ballots cast, 94 percent were in favor of both initiatives. As you
know, this extension was critical to the continued buildout of Granby
Ranch. Our community is now in a position to move forward with the
construction of the new clubhouse and event pavilion located at the
golf course.

These results have also enabled Granby Ranch to move forward with
its master planning process. We have some exciting new ideas for the
northern portion of the property, near the golf course and the river
lands. Below you’ll find more details about our plans and progress.

North Property
Improvements
Pro Shop, Restaurant,
and Event Pavilion
Granby Ranch has broken ground on the new golf pro shop,
restaurant, and event pavilion construction project, located at the
golf course. This fall’s work included grading the site in preparation
for vertical construction that will begin in the spring. As part of
this phase, we have rerouted the golf cart path, moved the existing
parking areas, relocated a primary irrigation line, and excavated
the former practice green. Big Valley Construction, a Grand Country
construction firm, is spearheading the project with plans for a
10-month build period and grand opening in the summer of 2016.
Throughout the construction period, we will continue to refine
design while incorporating all of the buildings’ original functionality.
Look forward to continued updates as the buildout progresses.

Community
Trails Update
This year, Granby Ranch will realize the first phase of its master
trail network. The overarching design will create a community
with a trail or trailhead near every home. Residents will be
able to bike, walk, or snowshoe along trails that connect our
neighborhoods with each other as well as the base area and
golf course.
A consistent rating scale is one of the key elements of the new
system. Here is a quick overview of planned trail designations:
Greenway Trails
Front Country Trails
BackCountry Trails
(GENTLE)
(INTERMEDIATE)
(INTERMEDIATE TO DIFFICULT)
With an average gradient that is less than
5 percent, these trails are wide with even
surfaces, appropriate for strollers.
Front Country trails have grades that
range between 5 and 10 percent, and
their surface is relatively even.
With grades between 5 and 10 percent,
these trails may feature rocks, roots, and
other variation on the trail surface.
Construction is complete on the first of the trails, which begins
from the Montana lot and proceeds through Fairway Cabins,
parallels the conservation easement, and finishes at a location
across from the tee complex of hole #1. This intermediate (Front
Country) trail is 4.11 miles long..
Work is nearly complete on the first phase of a second trail
that connects the base area with Peak View, Ranch View, and
Ike’s Trail. This trail will ultimately connect through the custom
lot neighborhoods before proceeding down to a beautiful rock
outcropping with expansive views of Fraser Canyon.
SUMMER RECAP
This summer, Granby Ranch continued to make trail improvements in the
bike park, filling out advanced trails while adding more family-friendly
and beginner-friendly trails. This is not only in response to member
feedback but also an investment in the future of our community. National
data shows that more people bike in the United States than participate
in all winter sports combined. Furthermore, this audience continues to
grow each year. Lift-served access and more family-oriented trails are
an important part of this trend, and one with which Granby Ranch will
continue to align itself.
The golf course hit its budget for the year and, due to the cooperation of
Mother Nature, was able to stay open through October 31, a record for
our operation. As we look toward 2015, we are excited to see the new
facilities take shape, and while construction always presents logistical
challenges, the course will remain open for the entire 2015 season and
we anticipate minimal impacts to the on-course experience. Be on the
lookout for fun new events, such as the Perfect Drive and Cast & Chip
once golf season ramps up again next year.
Finally, weddings and events continue to thrive. A digital advertising
program, combined with glowing reviews and word of mouth have added
to the program’s momentum. Over the summer, we hosted 34 weddings,
and the department is tracking to exceed its 2014 budget. Here is what

Completion of the event pavilion at the golf course will allow us to
expand our services, not only to wedding guests, but also to our
members and the community at large.
NEW ON THE MOUNTAIN
This year, we’re making the most of our existing acreage, creating a more
diverse and exciting experience for members and visitors alike. Here’s what’s
new on the mountain for the 2014-15 season:
POMA LIFT REOPENS
In response to member feedback, Granby Ranch will reopen its poma lift. Called Longhorn Lift,
the poma will give skiers and riders easy access to new terrain park features in Lone Pine Bowl.
Longhorn Lift will be open on Fridays, Saturdays, and Sundays, as well as all holiday periods.
For skiers and riders who want to get better in the bumps, our new magic moguls feature,
located in Lone Pine Bowl, will be a great way to improve your form. Magic moguls are a narrow,
rolling feature with a rounded lip on either side. Experience the up/down and side-to-side
motion of a mogul run to get ready for the real deal!
UPGRADED KIDS’ TRAIL
Newly named Owl Hoot Trail, our Old West themed kids’ trail has been improved to include
upgraded storefronts, with new ones added. Kids will also love skiing and riding through an
updated tunnel and covered bridge.
FOUR NEW RUNS
Granby Ranch has added new thrills for skiers and riders of all levels. On West Mountain, look
for Rough Rider and Striker, two new expert-level black trails. Dean’s Glade has also been newly
improved, with grading and thinned trees for a more flowing run. On East Mountain, Fox Den
Trail provides beginners with easier access to the base area. Additionally, the blue-level Bonanza
Glade, located off Bronc Rider on East Mountain, opens up tree skiing and riding opportunities to
beginners and intermediates.

Shane MattHews
Shane Matthews, Granby Ranch’s new
director of mountain operations, is a
third-generation ski industry veteran.
Both his grandfather and father spent
their careers in the snowsports industry
in Utah, instilling in Shane a love of
the sport. Shane started working at ski
resorts in 1982 as a lift operator, and
his career took off from there. Most
recently, Shane held a position in lift
maintenance at The Canyons in Park City, Utah. Prior to The Canyons,
Shane was area manager at Wallowa Lake Tramway in Joseph, Oregon.
Shane and his family are excited to experience Colorado and looking
forward to their time in Granby.

Great Balls of Fire!
500-Member Celebration Recap
On Sunday, August 31, Granby Ranch families celebrated our
500-member milestone by showcasing their musical talent. The
evening featured dueling pianos and lively member performances of
classics by Queen and Neil Diamond as well as new favorites by the
Lumineers and others.
With so many of us present, the evening was a tangible symbol of
founder Marise Cipriani’s vision to build a place where families can
connect. The evening was truly special. Thank you for joining us!

Executive Chef Robert Citto brings 25 years of cooking experience to Granby Ranch,
with an emphasis on fresh and simple scratch cooking and baking. Originally
from New York City, he is a Culinary Institute of America graduate. Chef Citto has
traveled around the United States and abroad working as an executive chef in fourstar fine dining resorts, country clubs, yachts, and restaurants in such destinations
as Costa Rica, Panama, and Italy. His eclectic and fusion-inspired cooking style is
inspired by his travels.
Most recently Chef Citto has led cooking classes about having fun in the kitchen,
written a food and wine blog for the Tallahassee Democrat, and performed live
cooking demonstrations for 25 episodes of a local news show. Always deepening
his culinary knowledge, he has completed wine courses under certified master
sommeliers, as well as advanced artisan bread and sour dough baking classes
under a certified master baker in San Francisco. He even took cooking classes
during his recent travels through Thailand.
In his spare time, Chef Citto enjoys fly-fishing and spending time outdoors. He looks
forward to getting to know each of Granby Ranch’s members and guests.
