A ROMFORD RENAISSANCE
Romford’s town centre renewal is already attracting investment –
a factor that Crossrail will accelerate. GVA Grimley reports:
“Assisting the plans for Romford’s town centre’s
growth and leveraging from recent residential and
mixed use development completed, Crossrail’s
positive effect in chancing visibility and perceptions
will also drive market interest in this location.”
Residential beneits not only include a rise in the capital value of
property but also an accompanying rise in rental yields. Essexbased estate agents Balgones Property Group over the last year
have tracked a 10% rise in prices in Romford, compared with an
8% average for Essex as a whole and igures from eMoov show the
average price of an apartment in Romford is predicted to increace
by 40% by 2020.
Indeed, it’s predicted that with the London market showing signs
of cooling, the signiicantly elevated increases will be in the out-oftown and regional areas linked by Crossrail, transforming not just
residential prices but commercial and retail too, a fact backed up
by CBRE’s forecast that 62% of new businesses created as a result
of Crossrail will be outside of London.

change of use approvals from commercial to residential – Scimitar

Crossrail is Europe’s largest infrastructure
project, set to transport 200million
passengers per year, with each train
carrying 1,500 people – hence the
justiiable interest surrounding its potential
effects on the property industry.
CBRE has estimated that residential areas
surrounding host stations prices will
increase by 2.5% per year, which amounts
to a total increase of 13% over and above
capital appreciation once Crossrail is
operational OR, more simply a £60,000
additional value per property over the ive
year build up to Crossrail’s start up in 2018.
GVA Grimley predicts higher igures – a
27.5% increase in residential values and
15% for rental value. Their report on
Crossrail speciically identiies Romford
as a clear beneiciary of the improved
accessibility and describes an immediate
zone of inluence around the station –
of which Scimitar House is in.
