CHURCHAVEN
The present owners had been living in South Africa and, missing their sun filled home, were
searching for a spacious house that allowed in as much natural light as possible. They also
preferred a rural setting, which was close to the facilities of a town, and with excellent road links
for easy commuting.
A deceptively spacious and well-proportioned family house with five
double bedrooms, spacious lounge, dining room, conservatory, modern
kitchen, utility room, family bathroom and separate shower room. Set in
the heart of the village and very close to the town centre this property
is a lovely family home offering the best of both worlds.
Ground floor
From the outer porch you enter a spacious and very welcoming hall.
The lounge which spans from the front to the rear of the property
has French doors creating two separate living areas if desired. There is
access to the garden from the lounge which has ample light through
four windows. The dining room which is generous in size can be
entered from the hall, lounge or kitchen and leads into an impressive
conservatory with two sets of doors to the garden. The feeling of space
and light is excellent throughout the house. All rooms enjoy good views
of the garden. There are feature fireplaces in both the dining room and
lounge. The modern family kitchen is well presented with built-in units,
wooden flooring, range oven, ample light and a separate large utility
area with further storage space, plumbing for appliances and a door
leading to the garden. There is a separate boot room and downstairs
cloak room with WC and basin.
Seller Insight
The present owners had been living in South Africa and, missing their
sun filled home, were searching for a spacious house that allowed in
as much natural light as possible. They also preferred a rural setting,
which was close to the facilities of a town, and with excellent road links for easy
commuting.
This property ticked all their boxes. It is a large and light family home, in the
popular and quintessentially English village of Alderminster, which sits beside the
banks of the River Stour, and is surrounded by charming countryside. The friendly
and community spirited village offers a wide range of clubs, a monthly village
breakfast and village cinema. A nearby farm shop provides excellent Christmas
turkeys and local produce.
This peaceful setting is only a few miles from historic and vibrant Stratfordupon-Avon, plus the towns of Leamington Spa and Warwick are within an easy
commuting distance. There is a choice of excellent schools, and a wide selection
of leisure facilities in the area. The property answers the needs of the whole family
and offers the best of town and country living.
The property was built in the nineteen twenties and later extended to form a
home with many generous rooms, and where the large windows flood the house
with natural light, even on the dullest of days. A favourite room is the conservatory,
where it is enjoyable to eat meals with the garden as a pretty background. There
is a sense of house and garden as one delightful whole, and in the summer with
doors wide open, outside living with al fresco dining becomes the norm.
This is very much a family home that is easy to live in, with room for family
members to have a space of their own yet not feeling isolated as the ground floor
rooms all flow into each other. Sliding doors can separate the two lounge areas,
and open they form an excellent entertaining area. The kitchen is a sociable daily
hub, and there is superb storage space in the house, along with a boot room for
muddy shoes and utility room.
The master bedroom is a spacious relaxing room where there is currently a
comfortable place to sit by the window enjoying the view to the church and
countryside beyond. The large landing is almost another room with space to sit and
work, read or play.
The garden is designed for easy maintenance but is a pleasing mix of lawn, formal
beds and vegetable plot. It is enjoyed immensely by the family, with a favourite spot
catching the sun in the chairs on the front veranda looking out over the lawn.
The owners are sad to be leaving but have loved the whole package of the comfort
and space of the house, with the perfect location.
First Floor
The master bedroom is impressive with a vaulted ceiling, good space,
generous light from three windows and plenty of storage space. There
are four further good sized double bedrooms all with good views of
the garden and plentiful storage. Both the family bathroom and separate
shower room are finished to a high standard. The shower room has a
walk-in double shower with WC basin, heated mirror and underfloor
heating. The bathroom has a shower over the bath, heated mirror,
underfloor heating, WC and basin.
OUTSIDE
The front of the property is accessed via a private drive with ample
parking and a good selection of mature shrubs, flowerbeds and lawn.
The garden wraps around the whole property with a vegetable patch
to the side and to the rear there is a good sized patio providing ample
space for entertaining. The garden is private with a garden store,
undercover carport, garage and an additional store area within the
garage.
