representatives are acting as Agents of the Seller.
All Buyers are treated as customers of Farm &
Ranch Co.
Sale Method: The real estate will be offered in
four tracts. Bids will be received through March
13, 2015 (postmarked). Bids will be on a per acre
basis, multiplied by the Cedar County Assessor’s
acres on each respective tract. The Seller reserves
the right to accept or reject any or all bids. The
sale is not contingent on Buyer(s) financing.
Earnest Money Escrow: The successful bidder
is required to make a non-refundable 15% down
payment upon the signing of a purchase
agreement, with the balance due at closing.
Closing & Possession: The closing shall be on
or before April 1, 2015.
The balance of the
purchase price shall be payable at closing in
guaranteed funds or by wire transfer at the discretion of Farm & Ranch Company. Possession is on the day of closing. Seller
or Seller’s Agent shall order an owner’s policy of title insurance in the amount of the sale price from a title company of their
choice. The cost of title insurance and escrow closing services will be shared equally by the Seller and Buyer(s).
Taxes: The 2014 real estate taxes shall be paid by the Seller. The 2015 taxes and all subsequent taxes will be the
responsibility of the Buyer(s).
