Considering Renovations?
[ see page 2 for details ]
Choosing the right renovation is important to increase net return on your investment. Consider these
4 renovations.
4. Flooring: Hardwood floors are timeless and durable. If hardwood is not in the budget,
laminate is an option. Flooring updates look fresh.
3. Hardware & Fixtures: Faucets, switch plates and drawer pulls can make a big impact.
Minor updates can improve a room and can equal big return.
2. Bathrooms: Seashell tiles and fuzzy toilets scream ‘reno time’. Most people say “spa-like”
when describing a bathroom, meaning soothing colours and modern materials.
1. Kitchens: Scary and expensive comes to mind. Kitchens can give you the biggest
investment return. It does not have to be pricey or custom, seek out alternatives.

The average price of a resale home in the GTA in March was $519,879 - which represented a

all key market segments, as follows: single-detached homes (+4%), semi-detached homes

Price growth continues to be more robust in the low-rise market segments where a lack of
supply remains an issue. The Toronto Real Estate Board’s full year price forecast remains at
$515,000 - which represents a 3.5% annual rate of growth.

March witnessed a 17% decline in sales (7,765 transactions versus 9,385 in 2012). In the
first quarter of 2013, total sales were 17,678 - down by 14% as compared to the first quarter
of 2012. The major issues affecting volume continue to be stricter lending guidelines for
high-ratio borrowers, the additional upfront Land Transfer Tax in the city of Toronto and a
shortage of listings in the low rise market segments. Volume growth varied by market segment,
as follows: single-detached homes (-18%), semi-detached homes (-14%), townhomes (-15%)
and condo apartments (-18%). Home ownership remains affordable for a household earning
the average income in the GTA.
Over 4,400 square feet of luxurious
living space including 4 bedrooms,
4 baths, main level laundry, a newly
finished basement and more. This
home is an absolute delight with mature
landscaping and spacious backyard.
