Dear Sir/Madam, dear Living Bauhaus friends,
For over twenty years now, our company has been developing residential properties in Brandenburg
and in the centre of Berlin. The Arkonaplatz, the Rheinsberger Straße, the Schröderstraße, and the
Schlegelstraße are some of the locations we have been involved in redeveloping. At the beginning of
2007, we completed the “Oxford-Residenz”, an ideally situated property in the Kleine Jägerstraße 11
in Berlin-Mitte, and moved into our offices there. In 2009, we finalised our “Kastaniengärten”
project in Prenzlauer Berg with 41 apartments, town apartments, and loft apartments, as well as two
commercial units.
We have nearly completed our two most current projects: ten exclusive apartments and two
generously proportioned commercial units have been developed in the “Meisterhaus” at
Hausvogteiplatz 14. In the Scheunenviertel, we have nearly completed the construction of the “Prado
Residenz” as well as the front section and garden house of the “Sophie-Charlotte” and “living” houses
at Linienstraße 216 – 217. Both projects have been fully sold, and the preparations for our new projects
are in process. We can already reveal that things are going to get exciting in the Markgrafenstraße,
Bismarckallee, and other projects in and around Berlin.

Living Bauhaus
CONCEPT
HISTORY
REFERENCES
Living Bauhaus is a registered real estate brand in the
area of property development. The brand was launched in
2009 in order to represent the services offered under one
uniform name.
The concept behind the Living Bauhaus brand is the
quality of the construction and the quality of life of the
customers should be given priority both before and after
the completion of the respective project. In order to ­realise
this ambition, the brand focuses on the Berlin housing
market. The company’s headquarters are also to be found
in Berlin-Mitte: The Living Bauhaus offices are situated
in the Kleine Jägerstraße 11 – less than fifty metres away
from the historic Hausvogteiplatz.
The company cic group emerged in 1993 from
Dr. Büttner & Partner, a Berlin-based real estate project
development company founded in 1989.
The sites of the Living Bauhaus projects are geared
­towards the highest possible quality of life and comfort.
­Living in the city centre offers many advantages, including
the proximity to shops, public transport, schools, and cultural institutions. The Living Bauhaus properties are all
situated in a central yet peaceful location.
The Living Bauhaus brand is focused on the construction of residential and commercial properties and complexes in Berlin and Brandenburg, and can be traced back
directly to the company cic group, founded in 1993. cic
group was founded and initiated by Maik Uwe Hinkel,
born 1963.
Following the guiding principle of Bauhaus, in which
­architecture should work collaboratively with the other
forms of arts and crafts to create a holistic work of art,
the Living Bauhaus brand has dedicated itself to the
­“Bauhaus manifesto” and has been promoting these
­guiding ideas since 2012 with the Living Bauhaus
Kunststiftung (Art Foundation).
Since its inception, the company has focused on the
­development and marketing of residential and investment
properties. In order to unite all the services offered – such
as project management, construction, marketing, sales,
architecture, interior construction, building services, project design, specialist property management, concierge
services, tax and legal consultation, purchase contracts,
and declarations of division of ownership – under one
product name, Living Bauhaus was developed and successfully launched on the market. Mr Dipl. Ing. Kay Tews
has been a constant partner since then in his role as Head
Engineer for this as well as for other companies associated with him.
Living in Berlin’s centre, combined with a preference for
peaceful surroundings in which to live, led to the creation of the slogan “Leben sie ruhig mittendrin” (“Enjoy the
quiet life in the centre of it all”), which has been used in the
company group since 1993.

This piece of wisdom imparted by Aristotle to his students

The planned residential ensemble, consisting of the “Prado”, ­
“Sophie-Charlotte”, and “living” houses, is located in the Linienstraße
in Berlin-Mitte, a quiet side-street in the Scheunenviertel. Many
galleries, international fashion labels, studios, and artistic enterprises
have located here in recent years. The Scheunenviertel extends to the
Oranienburger Straße to the west, and the Hackescher Markt to the
south. 60 exclusive residential units and two commercial units are being
created in this new construction project.
The total investment sum is approx. 30 million euros.

It is not just the location of the property at the head of the Hausvogtei­
platz that makes this residential and commercial building completed
in 2012 so unique. It is the building’s open-plan architecture, with
recessed balconies and generously proportioned layout based on the
old “Hausvogtei” and its replacement, the Reichsbank, which make the
“Meisterhaus” into one of central Berlin’s true highlights.

Ten elegant single-storey apartments with a building depth of approx.
16 metres were created, as well as two commercial units on the ground
floor. There are four types of green space in total: a garden-like inner
courtyard in front of and at the centre of the building; two small green
courtyards at the rear of the building by the foot of the large staircase;
a spacious terrace on the roof of the garden houses, and two additional
terraces on the roof of the top apartment.
The total investment sum is approx. 25 million euros. The house has
been illuminated with a unique LED facade, and impresses with its open
rooms. A penthouse and a commercial unit are still available to purchase
from C & H City and Home GmbH (current as of: June 2012). Financing
was provided by UniCredit Bank AG.

Kastaniengärten
In the district of Prenzlauer Berg, a property ensemble was constructed
consisting of four loft apartments, eight town apartments, and a
seven-storey apartment and commercial building with a communal
underground garage.
The owner-occupied apartment complex was created in accordance
with modern architectural plans which meet sophisticated city planning
regulations in the area of redevelopment.
The complex was completed in 2010 and involved an investment of
approx. 20 million euros.
The numerous letting enquiries are managed by C & H City and Home
GmbH. Financing was provided by UniCredit Bank AG.

The building at Rheinsberger Straße 39 was built in approx. 1870, and
still had many period features. With funding from the “Städtebaulicher
Denkmalschutz” (“Protection of Urban Historical Monuments”)
programme, the windows, facade, foyer, and stairway have been
extensively refurbished.
This for example included the accurate replication of the historic
windows, the colour scheme, and the protected aspects, as well as the
restoration of the stairways using reclaimed materials.
The building was completed in 2009, with an investment of approx.
5 million euros. Financing was provided by HypoVereinsbank AG.

Seezeichen
In 2008, at one of the most beautiful and sensitive locations on
Germany’s Baltic coastline, directly behind the dunes and at the centre
of Ahrenshoop, a Baltic spa resort, the Seezeichen artists’ quarters
were completed as a recreation centre, with an upscale restaurant and
20 exclusive apartments.

The designs were created by the architect Klaus Banghard, a resident
of the Baltic island of Darß. A one- to two-storey residential complex
was created whose design references that of the extant buildings in the
centre of Ahrenshoop.
The apartment fittings and the interior design of the building are of as
high a quality as the location of the property, which is situated between
the town centre and the dunes. Hardwood parquet flooring as well as
high-quality bathroom fittings and tiles are standard features, as are
wooden window frames and grouted walls. The historic flair of the
artists’ colony is also reflected in the building’s details.
The total investment was approx. 6 million euros. Financing was
provided by Kreissparkasse Wiedenbrück.

The beginning of 2007 saw the completion of the “Oxford-Residenz”,
a property ideally situated in the Kleine Jägerstraße 11 in Berlin-Mitte,
in the immediate vicinity of the Hausvogteiplatz. The building features
apartments of various sizes and a number of generously proportioned
roof terraces; the Living Bauhaus headquarters can be found on the
ground floor.
The building, executed in the style of a London town house, has
won several awards for its architecture. The investment was approx.
15 million euros. Financing was provided by HypoVereinsbank AG.

The Stadthaus is located in an exclusive residential quarter between the
Gendarmenmarkt and the Auswärtiges Amt (Foreign Office), next to the
Friedrichstraße and the Straße Unter den Linden, and in the centre of

Arkonaplatz 10
The property at Arkonaplatz 10 in Berlin-Mitte is an old building in the
Wilhelminian style and dates from around 1900. The building required
substantial renovation.
By amalgamating apartments, optimising the layout, and adding
balconies, 14 high-quality owner-occupied apartments and two
commercial units were created. Through the addition of roof-top
studios, it was possible to create maisonette apartments with
generously proportioned roof terraces.
In total, the building was fitted with new windows, new external
plasterwork, and new suspended ceilings for improving noise
reduction. All utilities and sanitation facilities were replaced. The
apartments were fitted out with parquet flooring, high-quality
bathrooms, fireplaces, etc. in accordance with the individual wishes of
the end-purchasers
The building was completed in 2003, with an investment of approx.

In the Schlegelstraße 9 in Berlin-Mitte, approx. 4,000 m2 of an old
Wilhelminian-era ensemble with two wings and a coach house were
completely renovated and modernised. Alongside new balconies, lifts,
and technical facilities, the top floors in all parts of the building were
redeveloped, and generously proportioned terraces added, providing
extensive views over the city.
From the planning stage through to the redevelopment and hand-over,
the project was successfully completed in well under a year. Here, the
owner-occupied apartments were also fitted out in accordance with the
purchasers’ individual wishes.
The building was completed in 2001, with an investment of approx.
18 million euros. Financing was provided by HypoVereinsbank AG.

In 1998, a Wilhelminian-era building with a stucco facade in the
Schröderstraße 6 in Berlin was lovingly and painstakingly restored.
30 owner-occupied apartments and four residential units were created.
The top floor was renovated and a rooftop terrace added above it.
New balconies were added to the garden house. The apartments are
accessed via two new external lifts.
The typical features of the stucco period building were recreated
with meticulous attention to detail. Not only the foyer sparkles in
newly restored splendour – even the inner courtyard was designed
in accordance with historical models and turned into a generously
proportioned green space.
The building was completed in 1999, with an investment of approx.
8 million euros. Financing was provided by HypoVereinsbank AG.
