Lakeside Park, surrounding the lake that gives the whole development its name and identity, is both a meeting point for local residents and an attractive new green lung for Vienna as a whole. Nestled between the core quarter around Maria-Tusch-Straße and the school campus is Hannah Arendt Park, a popular neighbourhood green space that hosts a small market selling regional produce. Add to those the Yella Hertzka Park to the west of the development zone, and over 80,000 sqm of green park space was completed in 2015. 1 dig er L ainer Autumn 2015 saw the start of preparatory work on the Lakeside Park Quarter. One of the first projects to take shape here will be the HoHo Tower, the world's tallest high-rise timber structure, with an investment of some 65 million euro. Kerbler Group is developing this multifunctional building, which will house restaurants, health, beauty and spa facilities, business premises, a hotel and apartments on a gross floor space of 25,000 square metres. The centrally located plot J4 in the Lakeside Park Quarter will be the site of guest accommodation for professors and researchers on temporary teaching or research assignments at Vienna's universities. The project is based on plans submitted for the aspern INTERNATIONAL ideas and design competition under the aegis of the VIENNA BIENNALE 2015, in which three invited project developers worked with one each of the shortlisted firms of architects to produce a draft design. The winning project selected by the jury will be announced in May 2016. Seestadt leads the field When it comes to sustainability, Seestadt is streets ahead: the Austrian Sustainable Building Council awarded "ÖGNB GOLD" certification to a total of four Seestadt projects: the JAspern community housing initiative, the school campus, aspern IQ and the GreenHouse student hall of residence. te ek © pos Archit n Public transport to Seestadt Parks grow and flourish Lakeside Park Quarter lays foundations Rü Ombudswoman for aspern Seestadt Martina Mayer T: +43 1 2350 626 123 E: ombudsstelle-seestadt@bernard-ing.com 88A 88B The Project The GreenHouse halls of residence, the world's first nearly-zero-energy student accommodation, offers more than 300 students space for study and relaxation. Probably the most exciting temporary use project currently at Seestadt is the mobile student accommodation on building plot J11, where pop-up dorms and GreenFlex studios have been installed in two phases. The modular system currently provides living space for 80 students. The mobile student accommodation modules can easily be moved to another plot if and when a permanent building is erected on the current site. Edition Nº 7 When the first Seestadt re ine rka residents moved in they stle r found local amenities in place right from the outset. With more than 3,000 sqm of floor space for shops, cafés and restaurants, Austria's first managed shopping street is an attractive place to stroll and do the daily shopping. It was officially opened in September 2015 with a street party to mark the occasion. Further local shops and services have also opened for business in the adjacent streets, including a textile cleaning service, an upholsterer's and a digital media shop run by Wien Work, Vienna's largest social enterprise service provider. Last but not least, a health centre with ten specialist medical practices and therapists has opened its doors in the Stadthaus district administrative centre. © © Wien 3420 Aspern Development AG Vienna, March 2016 Investing + Co-shaping E: sales@aspern-seestadt.at T: +43 1 774 02 74 3420 www.aspern-seestadt.at/sales h sc PRODUCTION Printed on Munken pure 120g More than 6,000 people have moved into their new homes at Seestadt since September 2014. And the global engineering player has concentrated research expertise just down the road: At aspern IQ, the Austrian Ministry of Transport, Innovation and Technol-ogy and Vienna University of Technology – together with 20 partner enterprises – are building Austria's first ever pilot facility with the objective of getting Austria's manufacturing companies in shape for Industry 4.0. The pilot plant will research and develop cutting-edge manufacturing methods and techniques for subsequent application in the regular production process. Roots Vision Vienna is growing, and in 2029 will be home to around two million people. The city is constantly evolving, the aim being to retain its place at the top of the global rankings for quality of life while simultaneously remaining an attractive location for business. Vienna's ability to intelligently combine old and new while remaining true to its roots has made it the world's most liveable city. As a modern "smart city" it is resolutely adhering to this course, investing in R&D, innovative business ideas and sustainable urban development. This strategy is clearly evident at aspern Seestadt, the city for the 21st-century lifestyle taking shape right here in Vienna. Integrating a mix of uses within a single built structure is of course an excellent way of encouraging a mix of uses within an entire city quarter. The competition entries delivered some inspiring solutions." "The HoHo Tower and the Lakeside Park Campus East and West will be in signature 'Seestadt style', with integrated smart technologies in the work areas, multifunctional spaces, sustainable building methods using wood and other materials and landscaped outdoor spaces. The HoHo Tower in particular is based on the 'everything under one roof' principle, which creates a special symbiosis. Offering a perfect work-life balance, it will be the future go-to meeting place for Seestadt residents." Our focus is therefore on fostering talents, enhancing resources and opening up opportunities and spaces for local residents to pitch in and develop their own initiatives. We build networks, disseminate information and provide advice and support for any endeavour that is doing good things for Seestadt. Right at the heart of the action in our office at 1 Hannah-Arendt-Platz, we work to promote active community involvement in a socially, economically, ecologically and culturally sustainable neighbourhood." P " ) A12 "We were the lucky winners of the 'SeestadtORCHIDEE' competition for start-ups, and since summer 2015 we've been doing some pioneering work at Seestadt teaching young children about cycling. At our shop we put on cultural events as well as selling bikes for adults and children and all kinds of delicious products. As a Seestadt resident I'm interested in doing my own bit towards realising the visions of the project: community building, innovative services, freedom in the city." © Valerie Bennet E3 E2 P̄ A4 A11 A10 A7 Marcus Wild CEO, SES Spar European Shopping Centers "We are proud to have built the world's first nearly-zeroenergy student halls of residence at Seestadt together with our partners ÖJAB and WBV-GPA. The GreenHouse meets the bulk of its energy needs from renewable sources like solar power, which we produce in our own photovoltaic facility. The residence also boasts a vibrant intercultural community and is now home to 310 students from Austria and all over the globe." Urban life is flooding into Seestadt's first completed quarter, with bags of enthusiasm and pioneer spirit – from exciting shops and services to one-of-a-kind property development projects and cultured neighbourly interaction. Find out more about the exciting projects and people of Seestadt! "Our roots are in retail, so as developers we are bringing the 'spirit of retailing' to Seestadt. We're delighted to be putting together an optimum mix that covers all the residents' daily shopping needs. Our concept of a managed shopping street treads new ground. We created a solid basis in 2015 with a good mix of sectors and shops focussed on local needs. The next phase – the Lakeside Park Quarter – is already at the planning stage and due for completion starting from 2017. Ultimately, with the successive northward expansion of Seestadt post2020 residents will have an increasingly broad sectoral mix at their disposal." Now we can better leverage our core competence in process innovation for discrete manufacturing. We expect this to amplify the attractiveness of the location and entice further research-based enterprises to Seestadt." Christoph Pollak Authorized signatory and project manager, researchTUb GmbH 10
