Location: Nevis lies about 200
miles south of Puerto Rico and just
west of Antigua. At 35 square miles,
the island is approximately seven
miles long by five miles wide and
boasts a peak of 3,232 feet. Nevis
is aptly known as “Queen of the
Caribees”. Together with its sister
island St. Kitts, the two form part of
the Leeward Islands in the northeastern Caribbean Sea. English is
the official language, and new residents will quickly learn of the Nevisian dialect.
Useful Facts: The official currency of
Nevis is the Eastern Caribbean dollar.
Electricity is 220 volts, 20 cycles AC
and 110 volts, 60 cycles. Citizens of St.
Kitts and Nevis pay no income tax,
capital gains tax, wealth tax or inheritance tax. Real estate taxes are
approximately 0.2% on the assessed

Airports & Airlines. Nevis is two nautical miles from St. Kitts and
has its own airport. However St. Kitts has an international jet
airport with daily flights from Miami and direct flights from New
York, London Gatwick, Atlanta and Philadelphia. There are connecting flights from Antigua, St. Maarten and Puerto Rico by
American Eagle, LIAT and WINAIR to name a few of the carriers
servicing the twin island Federation.
Entry Requirements. Visitors must carry valid passports. Visas
are not required for citizens of the USA, UK, Canada or where
there is an exemption between your home country and the Federation of St. Kitts & Nevis.
Environment & Climate. Like most Caribbean Islands, Nevis
enjoys a tropical climate, moderated by constant sea breezes. The
average air temperature is 79° F and average humidity is 71
percent with extremes in temperature and humidity tempered by
breezes from the north-east trade winds. There is little seasonal
variation in temperature. The average sea temperature is 80° F,
and the average annual rainfall is 55 inches.

Presented with a slender, long site, the design team optimized the building's modest footprint with open plan living
and privacy spaces to maximize natural daylight which fills
each residence. Employing additional sustainable design
strategies, skylight and clerestory glazing on the top floors
collect northern light to further illuminate select residences
naturally. What's more, deep expansive balconies, at each
building's east and west facades provide excellent passive

The material palette of Turquoise Condominiums underscores the development team's approach to design; distinctive sophistication executed modestly. The understated
blue roof is a soft expression of color blending into environment rather than competing with the aptly described 'turquoise' Caribbean Sea. The cool gray tones of the concrete rendered walls and structure harmoniously meet the

Home Ownership in Nevis
Living at Turquoise Condominiums is an investment in a distinctive beachfront community as it is a secure financial investment.
Our residents are interested in creating a haven for themselves
and their families that they can enjoy for generations to come.
To purchase real estate in Nevis, all non-nationals must apply for
an Alien Landholder’s License. The fee is 10% of the purchase
price, however purchasers at Turquoise Condominiums will be
exempt from paying the Alien Landholder’s License fee. Non
nationals can also purchase real estate on the island through the
St Kitts & Nevis Economic Citizenship Program which allows
purchasers of property worth at least $350,000 to apply for a St.
Kitts & Nevis passport and gain an alternative citizenship.
Turquoise Condominiums has retained the services of Larkland
M. Richards & Associates to assist in the closing process, how
-ever purchasers are free to use any other attorney of their
choice.
Citizenship by Investment
To qualify for citizenship, the applicant must make an investment of at least US $350,000 in one of the approved real
estate developments. The developer of Turquoise Condominiums has submitted an application for the project to
become an approved development.
Under this program, there are additional costs of approximately 10% of the purchase price as well as government fees
of US$ 35,000 for a single applicant plus US $15,000 for each
dependent, plus a US $3,500 due digligence fee for each
adult included in an application, and processing fees which
depend on each case. The real estate cannot be re-sold until
5 years after the purchase, and it will not qualify the next
buyer for citizenship.
