Situation
buybuy BABY®, an ARDEX National Account, sells infant’s and children’s furniture, car seats, strollers,
clothing, toys and other baby essentials. The Mission Viejo buybuy BABY store was undergoing
renovations including new VCT/vinyl plank flooring. The store was within a day of completion when
Steele Tile noticed that the vinyl adhesives started to emulsify. Moisture testing conducted earlier in
the summer were within the specifications however previous property owners did not disclose moisture
issues at the time of sale. The property is situated near a natural culvert and ground water rose during
the winter from build up in the hills above the property. George Donnelly Testing and Inspections
performed moisture tests but results were inconclusive.
Because the stores grand re-opening date already passed, time was of the essence. When Steele
Tile contractors realized the importance of mitigating the moisture from the source, they received
authorization to remove all the failed flooring. ARDEX Sales Professionals Andy O’Brien and Jeff Mason
visited the jobsite to evaluate the situation. ARDEX distributors Tom Duffy and DeSoto Sales were able
to deliver 95 units of ARDEX MC™ RAPID within days of the order being placed. ARDEX MC RAPID
is a one-coat, 100% solids epoxy moisture management system formulated to suppress excessive
moisture vapor emissions in new or existing concrete. It is ready to prime in four hours and allowed
Steele Tile to install ARDEX K 15® quickly. The entire installation took place over the weekend. Once
the underlayment was ready, new VCT and vinyl plank flooring was re-installed and the store was

knew all moisture issues were properly handled.
