As I write this snow is falling (it will probably turn to rain like
it so often does at the shore) and I think ahead to spring and what
always follows, another fun (and work) filled summer on Seven Mile
Island!
But, before we start planning summer ‘16 let’s digest last years
market and its continued positive momentum. In Avalon, single family
sales rose 21% over 2014 and the average sold price was 13% higher.
The Condo/Townhouse market bounced back nicely with 81%
more sales and 10% price increase. In Stone Harbor, single-family
sales and prices were up slightly. Island wide, Beachfront sales grew
by 20%, Beachblock by 27% and Bayfront by a whopping 55%. The
biggest constraint on even greater sales growth continues to be the
lack of inventory as available properties fell yet again, this time by
8.3% compared to 2014.
With spring around the corner, continued low interest rates,
strong demand, strong rental rates and scarcity of supply, now is an
excellent time to market your property. As we have learned (sometimes
painfully) there is no end to history and the business cycle is alive and
