Jumeirah Ivo Ulmann and his wife Angie Hall have made this unique district their home Words by Hazel Plush; images by Nasir Rauf Having lived in over 15 different countries, Angie and Ivo would have been forgiven for not making a mark on their Dubai home. Setting up house can be exhausting, but this lively couple took it all in their stride – again. Indeed, when I walk into the Jumeirah villa where they’ve resided for two years, I’m mesmerised by the colours, humour and vibrancy of their interior design – and that ever-elusive quality, a sense of home. “Before we were married, we had a place that was all white and ivory,” Angie admits as she shows me around. “But when we had our son Sasha, we wanted to create a space where he could be comfortable, and that didn’t feel like a show home.” The family’s warmth and sense of fun is clear at every turn: art and photos hang ‘We see the skyline of the city in one direction, and the beach in the other’ pride of place on the walls, and quirky books and mementoes reflect the family’s humour. “We love to display art and pictures,” says Angie. “Everything we own tends to have an element of humour in it. We’ve got Chinese propaganda posters from Shanghai, which have amazing colours in them – and they remind me of my childhood in China. We have pictures by Sasha, retro Americana posters from Los Angeles, arty postcards, family photos… It’s all very eclectic, and we love it.” Angie and Ivo’s travels have inspired their interiors too: “We have collected a lot of items over the years from various parts of the world,” says Ivo. “So many things have a story attached to them – we have pieces from Korea, Kurdistan, Egypt, Europe... We’ve put it all together bit by bit, over the years – although these days anything we buy is usually Sasha-related.” Indeed, Sasha has had more influence on the design of the family home than most 11-year-old boys. Almost the entire first floor September 2013 18 Cover Feature is taken up by his model car collection – a playful, colourful display that the whole family have contributed to over the years. “When Sasha was nine months old, Ivo was given a remote-controlled car by his brother,” Angie explains. “Sasha was entranced – and that was it. He started playing with cars and he’d watch Top Gear over and over. By the time he was 15 months old, he could identify at least 30 car brands. Now he has a big model collection, and it has turned into a passion for all of us.” Angie and Ivo originally chose Jumeirah for its location – near to Sasha’s school, and a stone’s throw from the beach. Ivo, the Director of Technical Services for the Carlson Rezidor hospitality group, travels frequently for work – so the close proximity ‘In Jumeirah, we see a different side of Dubai from the people that live in the new developments’ to Dubai International Airport is handy. Angie owns her own company – 360°td, a creative strategy firm that specialises in travel and tourism – so the villa’s central location is a great base for client meetings. But practicality aside, Jumeirah fits perfectly with the family’s sense of adventure: “It’s not an expat suburb, it’s a real place – and we love that,” says Ivo. “There’s a mosque at the end of our road, and we hear the call to prayer – it’s authentic. I think we see a different side of Dubai from the people that live in the new developments. I think a lot of families seek out areas full of people of their own nationality – there’s nothing wrong with that, but it’s not us. You have to be comfortable outside the expat bubble to live here.” September 2013 The location also gives the family’s houseguests a glimpse of Dubai that they might otherwise not see. “Up on the rooftop, the view is fantastic,” says Angie. “We see the skyline of the city in one direction, and the beach in the other. It’s lovely for guests – when they come, they really feel that they’re part of Dubai.” When I visit, the family are hosting Rebecca, a family friend from Austria. It’s not unusual for them to have a full house, however, as the spacious villa is perfect for parties. “There’s usually something crazy stuff going on,” says Angie. “There’ll be a bunch of people staying here, a big party, a fashion show… Working in the hospitality industry, we love to entertain.” Maybe that’s the trick of Angie and Ivo’s warm home: having lived and worked in hotels all over the world, they’re adept at bringing out the best in their surroundings. “I think we’re quite settled wherever we go,” Angie confirms. “We’d only been here two weeks when friends came round and said it looked like we’d been here forever. One day we’ll move on, but not any time soon – and as long as we’re in Dubai we’ll stay in Jumeirah. This is a family-orientated district, with villas of all shapes and sizes – each with its own character. Jumeirah is one of the older parts of the city, with its own charm. The quality of the properties does vary – while most villas are in good condition, some may be a little tired. Rental prices are fair, however, and you can snap up a good deal. Large families will love the options for three-, fourand five-bedroom abodes, many properties have their own gardens and pools. This is a low-rise community, and the views of the city and beach are fantastic. Jumeirah Beach Road is brimming with independent shops and eateries, as well as lots of beauty salons, hairdressers and spas. Leafy Al Safa Park is just a quick drive away, and over the winter you'll find a lively schedule of team sports (keep an eye on local messageboards if you’re looking for a new fitness hobby). There are plenty of local gyms, too, and Jumeirah Grand Mosque is great for showing visitors the more authentic side of Dubai (organise a tour with the Sheikh Mohammed Centre for Cultural Understanding). Jumeirah Beach Park and Open Beach are right on your doorstep. You'll find everything you need on Jumeirah Beach Road: the restaurants, boutiques and coffee shops offer a refreshing break from Dubai's cookie-cutter malls. There are post offices, banks and medical clinics nearby, and the barbecue pits at Al Safa Park are great for al fresco get-togethers. For up-market dining, the hotels in the area provide restaurants galore – the eateries and outlets at Madinat Jumeirah, Burj Al Arab and Jumeirah Beach Hotel are firm favourites. For more relaxed dining, we love quirky Thai restaurant Smiling BKK (04 349 6677) whose interior décor has to be seen to be believed... The schooling options in and around the Jumeirah district are plentiful. For kindergarten, look to Jumeirah International Nursery School (jinschools.com), Ladybird Nursery (ladybirdnursery.ae) and Emerald City Nursery (emeraldcitynursery.com). The primary-level choices include Gems Wellington Primary School (gemswps.com), Safa School Dubai (safaschooldubai. com), and Jumeirah English Speaking School (jess.sch.ae). For older children, look to the likes of GEMS Jumeirah College (gemsjc.com) and Raffles International School (rafflesis. com) for secondary-level education. This is highly risky. Unlike mortgage based end-users who buy for longer term personal use, cash buyers are mostly investors looking for maximum returns. They are therefore very mobile and would easily quit the market if they get better returns somewhere else. For instance, the return of confidence in the US economy is already improving the real-estate markets there. If the European economy shows similar signs, the real-estate market there will improve, and result in some of Dubai's cash investors moving their investments there. One reason why so many cash investors have entered the market is the remarkable growth we witnessed during 2012. According to an index published by the Global Property Guide, Dubai was the best property market in the world in respect of appreciation. Prices grew by 28% between Q1 2012 to Q3 2013. Hong Kong followed with 20% growth. It is interesting to note that luxury house prices in 'Indians invested AED8 billion in Dubai in the first half of 2013' Dubai are one-tenth of those in Monaco, which is recognised as having the world’s most expensive property market. A recent ruling by Reserve Bank of India, India’s central bank, could have some implications for the UAE property market. Indians are now barred from sending more than $75,000 abroad per year. Previously, this figure was $200,000. What is more, none of this can be invested in real-estate either directly or indirectly. Indians invested some AED8 billion in real estate in Dubai during first half of this year, making up for 15% of the investors. A large proportion of them were non-resident Indians who are not impacted by the new laws. The remaining ones will now find it challenging to invest in Dubai real-estate. There are things, some simple and others less so, to reduce consumption. This not only lowers carbon footprint, it also saves money, while keeping homes comfortably cool. T he first ‘sinner’ or ‘winner’ is air conditioning Representing between 60 to 80 percent of energy charges for an average home during the summer, in this region, home cooling is as essential as running water. Yet this technology is notoriously expensive and unsustainable to run if poorly maintained or over-used and abused. “Primarily as a result of increased use of air conditioning, energy consumption in the UAE more than doubles during the summer” says HE Abdullah Saif Al Nuaimi, Director of Privatisation, Abu Dhabi Water and Electricity Authority. This could be reduced by 20 percent if energy saving measures became the norm, rather than the exception. What savings can be made around airconditioning? For starters, use the right size of air conditioner for the area that is to be cooled. Air conditioners should therefore be sized by a professional. A. Set your air conditioner thermostat as high as you can tolerate it without feeling hot. The smaller the difference between the outside and inside temperatures, the lower the overall air conditioner energy consumption. Every degree above 25 can save up to 4 percent of your A/C bill. B. Keep the unit fan set on ‘auto.’ It is unnecessary to run the fan constantly. Nowadays, digital thermostats are also more accurate than the older models and help to control temperatures better. They are programmable so that you can cool the house down an hour before you expect to get back to it. Try to set all room thermostats at the same temperature. C. Avoid setting your air conditioner thermostat to a lower temperature than normal when you turn it on. It will not cool the area any faster. The unit may even ice over and no cold air will come out at all. D. Easily test how efficient your air conditioner is. Simply run your unit for at least fifteen minutes and the output temperature should be around 13 degrees C. The temperature difference between the output duct and return duct should be around 15 degrees C. If it is lower it means your return ducts are too close to the output and you are losing cold air. E. Consider using interior fans along with your air conditioner to circulate the cooled air more effectively through the area. This may allow you to raise the temperature setting on the air conditioner thermostat by a few degrees. Ensure the fan is spinning in the correct direction. All ceiling fans spin in both directions. One way helps cool the house by forcing cold air down and the other direction helps heat the house by forcing hot air down. Check the instruction manual on your ceiling fans; they will have directions on the proper settings. F. In a humid climate it is important to dehumidify air in addition to cooling it with an air conditioner. It takes extra energy to run both the dehumidifier and the air conditioner. Humidifiers may be free-standing placed in strategic locations, or another method is to install a dehumidifying heat pipe. These pipes can be added to systems already in existence, and usually cost less than operating free-standing dehumidifiers. Another method can be used when purchasing a new air conditioner. When buying a new unit, it pays to look for one that has a moisture removal setting or a cooling output that is variable. This means that when the system is operating, the air will blow across the coils of the air conditioner more slowly, which helps to remove more of the moisture from the air for extra comfort. Removing moisture also reduces the incidence of mould growing in cupboards. G. Place the air conditioner compressor at the north side of the house, or shade it from direct sunlight. A unit operating in the shade uses as much as 10 percent less electricity than one operating in the sun. However, make sure that airflow is not restricted by plants as this can reduce your unit’s efficiency. H. Conduct regular maintenance on your air conditioning unit. Change the filters regularly; dirty filters restrict air flow, reducing efficiency. Have your air conditioning unit inspected by a service technician to check the refrigerant coolant levels, clean the outdoor unit coils, and also check the airflow over the indoor unit cooling coils; three things that can reduce your unit’s efficiency by up to 40 percent. I. Dirty coils alone can reduce your air conditioners performance by up to 10 percent. While you can clean these make sure you consult the manufacturer’s recommendations before doing any work. However, many units can be cleaned with warm, soapy water and a garden hose (spray downward). Make sure your outdoor unit coil fins are not bent. If you have tough stains, try using a toothbrush. Always turn off the power before cleaning the unit and be careful not to damage the delicate coils. J. Change or clean your filters monthly. Dirty filters restrict the airflow, making your air conditioners work harder to circulate air and consume more electricity. K. Insulate your ducts. Ducts can be sealed with mastic tape or sealer and then wrapped with low-cost, foil-faced, R08 rated fiberglass insulation. Dirty ductwork can also clog evaporator coils, which will further reduce an air conditioner’s efficiency. Leaking or dirty ducts also encourage the growth of mould and can be a major cause of respiratory illness in a home. M. Avoid placing any appliance that generates heat near your air conditioner thermostat. The thermostat senses this heat and keeps the air conditioner running at a high demand longer than necessary. Make sure your room thermostat and duct temperature sensors are installed in the right position to get proper sensing to turn off the A/C after reaching the set temperature. It is preferable not to use heat-producing appliances such as your oven, dishwasher, or clothes dryer until late in the evening. For clothes dryers, make sure the exhaust vent and duct channels the hot air outside. N. If your air conditioner is old, consider buying a new energyefficient model with the ENERGY STAR label. Doing this can save you up to 40 percent on your cooling bill. O. Reduce solar heat gain in the house by: (i) shading the south and west walls of the house from direct sunlight by planting trees or installing awnings; (ii) paint the walls and roof with light colour (preferably white) paint to reflect most of the sunlight and reduce heat gain. These measures would reduce your energy demand. P. Use blinds or curtains to shade any south or west facing windows during the hottest parts of the day. If you do not want to cover the window, consider solar shade screens, which have a special weave that blocks sunlight without necessarily blocking the view. Q. Turn off lights that are not needed. Apart from saving electricity usage, lights also generate heat. For indoor lighting, use compact fluorescent light (CFL) bulbs–commonly called energy savers–instead of the incandescent bulbs. CFLs produce about 75 percent less heat than incandescent bulbs. Consider solar lights with LED for boundary walls and external use with power storage for 8 to 12 hours R. Whilst adopting all these measures may not cut your cooling bill in half, you will see a reduction in your bills and your AC unit will run more efficiently.
