ORDINANCE
The City Council of the City of Wendell,
Grant County, Minnesota, hereby ordains:
SECTION 1. DEFINITION
For the purposes of this Ordinance,
“Manufactured Home” is a structure, transportable in one or more sections, which in
the traveling mode, is eight body feet or
more in width or 40 body feet or more in
length, or, when erected on site, is 320 or
more square feet, and which is built on a
permanent chassis and designed to be used
as a dwelling with or without a permanent
foundation when connected to the required
utilities and includes the plumbing, heating,
air condition, and electrical system contained in it, and which complies with the
manufactured home building code.
SECTION 2. GENERAL PROVISIONS
2.1 Prohibited Manufactured Homes. Manufactured Homes shall be prohibited that:
a. Do not conform to the requirements of the Manufactured Home Building
Code of the State of Minnesota.
b. Are in an unsanitary condition or
having an exterior in bad repair.
c. Are structurally unsound and do
not protect the inhabitants against all elements.
d. Do not comply with the requirements of this Ordinance.
2.2 Site requirements. A Manufactured
Home must:
a. Be anchored with tires removed.
b. Be skirted so as to completely
hide the permanent chassis and other components located under the primary structure.
c. Be located on its own separate lot
or parcel, as required of all other structures
within the City of Wendell.
d. Otherwise comply with all other
ordinances of the City of Wendell.
2.3 One Manufacture Home per Lot. No
more than one structure, including a Manufactured Home, shall be located upon one
lot or parcel within the City of Wendell.
2.4 Utilities. All Manufactured Homes
must connect to the public water and sanitary sewer systems. The cost for connection to the sanitary sewer shall be $1500.00.
The cost for connection the public water
system shall be $500.00.
2.5 Additional Requirements. The City
Council may require additional information
or requirements as it deems necessary to
insure the health, welfare, and safety of the
City.
SECTION 3. VIOLATIONS
Any person who violates or refuses to comply with any provisions of this Ordinance
shall, upon conviction thereof, be subject
to a fine of not more than $1000.00 and/or
imprisonment not exceeding 90 days. Each
day that a violation is permitted to exist shall
constitute a separate offense.
SECTION 4. EFFECTIVE DATE
This Ordinance becomes effective from and
after its passage and publication.
