WHERE APPLICABLE, CHARGES ARE PROPORTIONED FROM DATE OF SITING FOR NEW HOLIDAY HOMES PARK RULES AND CONDITIONS 1. Kneps Farm Holiday Park is licensed, by the Local Authority, to open from 1 March until 15 November annually. From 16 November until 28/29 February, Owners of Caravan Holiday Homes may visit the Park on a daily basis only. 2. All Caravan Holiday Homes are to be used for temporary Holiday accommodation only. They are not to be used as a Sole or Main Residence by anyone. All Owners must provide details of their private addresses, which may be subject to verification, by sight of a current Council Tax or Utility Bill, or even by a random visit. 3. The Annual Park Service Fee is payable in two equal instalments. The first instalment is due on or before the annual review date of 15 January and the second instalment is due on or before 15 April annually. Each instalment is subject to a settlement discount if paid, in full, on or before the due date. A Client’s plot will be considered vacant if no payment has been received by the annual review date. Payment of the Annual Park Service Fee, or part thereof, constitutes an acceptance of these Rules and Conditions. All other Accounts must be settled promptly by their due date. 4. All Caravan Holiday Homes must be insured, preferably with the Park’s own competitive Insurance Scheme, which can be arranged through the Park Office. If a Client has an existing Insurance arrangement, the Park Management reserves the right to verify this arrangement, to protect the interests of all Clients, by asking for copies of the Insurance Schedule and Certificate. An administration charge will be made for such verification. 5. Caravan Holiday Homes can be sold, on behalf of their Owners, on the Park up to 10 years from the date of first purchase. After this 10 year period, if a sale becomes necessary, the Caravan Holiday Home must be sold to the Trade or a Dealer, which may include Kneps Farm Holiday Park itself. When a Client wants to give up their Plot, 2 months written notice is required. No Client or other person may act as an agent in the buying or selling of Caravan Holiday Homes on the Park. All sales and transfers must be handled through the Park Office. Caravan Holiday Homes for sale shall not display any advertising matter or pricing information. Kneps Farm Holiday Park operates to the Code of Practice for Selling and Siting Holiday Caravans, details of which are available from the Park Office. 6. A 20 year age limit applies to all Caravan Holiday Homes on the Park. An Owner will be asked to remove their Caravan Holiday Home from the Park, at the end of the season in which it attains 20 years of age, from the date of first purchase. If at any time before the 20-year age limit, a Caravan Holiday Home is deemed to have fallen into an unsatisfactory state of repair, its Owner will be asked to remove it from the Park. Kneps Farm Holiday Park reserves the right to move and re-locate any Caravan Holiday Home in the event of redevelopment and the improvement of facilities or general appearance of the Park. 7. Caravan Holiday Homes and their plots must be kept in a clean, neat and tidy condition. The grass around the edge of the bases must be kept trimmed, up to a maximum of 5cm from the edge of the paving. Please do not throw grass cuttings or weeds, over hedges or into watercourses, but place in the bins provided. In the interests of uniformity, where applicable, any gardens must have the approval of the Park Management. In most cases only plant tubs will be allowed around the Caravan Holiday Homes. Underground electric cables, water pipes and drains run around the Park, so to avoid the risk of damaging these, please do not drive stakes or poles into the ground. Items must not be stored underneath Caravan Holiday Homes, as they can become a fire hazard; as well as turning into flying objects in the event of gales, with a potential to damage other Caravan Holiday Homes. 8. All external accessories/items to a Caravan Holiday Home, such as Entrance Steps, Veranda’s, Storage Boxes and Liquefied Petroleum Gas Cylinders, must comply with Local Authority License Conditions, and be supplied by approved companies, to the Park’s specification. Wooden/Plastic Storage Boxes and Fences are not allowed around the Caravan Holiday Homes. 9. The use of the Entry and Exit Security Barriers are covered by a separate Agreement with Conditions, which is entered into by Client’s when they receive their Security Barrier Pass Card in return for a refundable bond. For security purposes, Clients are reminded not to use their Security Barrier Pass Card to lift the barriers for other people. 10. Sub-letting or the carrying on of any trade or business on the Park is strictly forbidden. Clients may let family and friends use their Caravan Holiday Homes providing the Park Office is notified in advance, and the visitors register at Reception on their arrival, and obtain a Temporary Visitor Security Barrier Pass Card in return for a refundable deposit. 11. Clients are responsible for the actions and conduct of all visitors to their Caravan Holiday Homes and, as such, must ensure that their visitors are also aware of these Rules and Conditions. 12. Parents and Guardians are entirely responsible for their children and their actions, and should supervise them at all times, whilst on the Park. Ball games must not be played around any Caravan Holiday Home, on the Park roads and car parks, but in the designated playing field. Children should not be allowed to play in or around the Amenity Building or cause a nuisance to other Clients. They should not be allowed to play out or be on the playground after 10pm, or dusk if earlier. Children riding bicycles and scooters, or on skate boards and roller blades, are a particular hazard, and for their own safety there should be no racing on any of the Park roads, car parks or footpaths. 13. Clients and their visitors must act in a courteous and considerate manner towards the Park Management, Staff and other Clients. They must also respect the privacy of other Clients, and must not trespass on their plots. As a general rule, the area adjacent to the door side of a Caravan Holiday Home is classed as a Client’s private area. 14. For the benefit of the majority of Clients who like a peaceful night, please refrain from causing any unnecessary noise between 10.00pm and 8.00am. 15. Pets are allowed on the Park. Dogs, however, must be kept on a lead, under proper control at all times, and muzzled if necessary. In the past, this most frequently broken rule has been treated with contempt. Notice is hereby given that this will not be tolerated. Dogs are not allowed in any building, and must be exercised off the Park. The person in charge of a dog must clean up any accidental fouling. A maximum of two dogs only per Caravan Holiday Home will be allowed on the Park. Barking dogs must not cause a nuisance to other Clients, particularly if left alone in a Caravan Holiday Home. 16. Only persons in possession of a current and full driving licence, and who are fully insured, may drive a vehicle on the Park. No person shall drive a vehicle on the Park whilst under the influence of alcohol or drugs. 17. For your personal safety, the speed limit on the Park is 10mph. Please observe this for the safety of other road users, pedestrians and children. 18. For your safety, a clear way must be left, at all times, on the roads around the Park, to allow free and easy passage for Vehicles, in particular Emergency Service Vehicles. Client’s vehicles must not be driven across the grass to their Caravan Holiday Homes, but should be parked on the designated parking areas. At peak times, day visitors must park their vehicles on the visitor’s car park, adjacent to the exit from the Park. Commercial vehicles driven by Client’s and visitors will not be allowed onto the Park. 19. The maintenance or repair of any vehicle whilst on the Park is not allowed, unless in an emergency. As all water is metered, the unnecessary washing and cleaning of vehicles is not allowed. 20. In wishing to maintain the natural beauty of the Park, any trees or shrubs that require pruning or chopping, must be dealt with by the Grounds Staff. 21. Developing and keeping the Park neat and tidy takes thousands of man-hours every year, day in and day out. Please do not make this job any harder, and spoil it for the rest of the Park users. Please remember that the Park Management and Staff are not on holiday, but are here to work, and should not be interrupted unnecessarily. The Park Office is where queries, problems and requests should be reported. 22. All Caravan Holiday Homes are supplied with their Liquefied Petroleum Gas via two 47kg Calor Gas Cylinders. Please ensure that a full cylinder is always kept in reserve by ordering a replacement, at the Park Office, as soon as one becomes empty. Seven Days’ notice is required for delivery. 23. It is the responsibility of Owners to maintain the gas appliances in their Caravan Holiday Homes, particularly if they let family and friends use them. 24. For your personal safety, all Caravan Holiday Homes must be equipped with a fire extinguisher. 25. No open fire may be made on the Park. Proprietary Barbecues are allowed, if used sensibly and without annoyance to other clients. 26. No Firearms, Air Pistols, Catapults or illegal Weapons are permitted on the Park. 27. Clotheslines must not be erected around Caravan Holiday Homes or attached to trees or fences. Proprietary drying racks are allowed and washing left to dry should be discreetly displayed. 28. All waste must be placed in the refuse bins provided. Glass and Paper should be disposed of in the recycling bins provided, on the visitor’s car park. Please tear up any cardboard boxes so that they take up less room in the refuse bins. For safety reasons, please do not allow children to carry out the above tasks. 29. No person may commit an act, which in the opinion of the Park Management or Staff may be, or grow to be, a nuisance, danger or annoyance. 30. These Rules and Conditions and any written rule or signage at or on the Park, in force permanently or from time to time, must be obeyed. The Park Management reserves the right to give immediate notice to any Client not obeying any of these Rules and Conditions. The Park Management reserves the right to expel permanently, any Client or visitor for conduct that is detrimental to other Client’s, the well-being of the Park, or breaks these Rules and Conditions, and furthermore reserve the right to refuse admission to the Park, at any time, and for any reason, without disclosure of that reason. The Park Management and Staff accept no responsibility for any loss, damage or injury, however caused, to any person entering, using or staying at Kneps Farm Holiday Park, or for their vehicles, Caravan Holiday Homes or any other property. All persons entering or staying on the Park do so entirely at their own risk. Amended edition, October 2001.
