Deposit for most units will be $550 Refundable. If the unit requires a different deposit it will be noted
under the description. An application fee of $30.00 per applicant is payable after you have been
approved, viewed the inside of the unit and decide to take the unit. The date vacating is not the
move-in date, it is the date the current tenant plans to turn in the keys!
PETS
If in the description section it says cats considered, this means that the owner will only allow cats at
that property. If it says dogs considered, the owner will only allow dogs at that property. If it says
pets considered, the owner will allow dogs and cats at that property. NO PETS means no pets are
allowed at the property. If pets are allowed at the property, there will be an additional refundable
deposit for each pet. We will need a completed pet agreement, a picture of all pets and renters
insurance is required. You must show proof of renters insurance before you move into the unit.
LOOKING FOR NEXT YEAR?
On our website we maintain a complete list of all the properties we manage. You will find that list at
the Our Properties link on the home page. If a unit is on a lease, most of our leases expire around

June 30 . We will begin contacting tenants in February/March asking if they plan to renew their
leases or if they plan to vacate. We will not know if they plan to renew or vacate until they tell us!
Once we know they plan to vacate, we will put that unit on the vacancy list.
If a unit is on a month-to-month agreement, the tenants must provide a 30-day notice. Once we
receive that 30-day notice, we will add that unit to the vacancy list. Please note that we really do not
know when people are going to turn in their notices, but there is usually some turnover between OSU
terms.
For some of our Corvallis properties we maintain a waiting list. You will find waiting list information
on the last page(s) of the vacancy list. Please read all of the requirements and know that you are not
exempt from those requirements.
The vacancy list is updated every business day, usually by 9:00 AM.

WAITING LIST REQUIREMENTS

A complete and accurate rental application from everyone who will be living in the unit. (We’re
looking for 2 years of rental history and sufficient income.)
 Proof of sufficient income. (We’re looking for about 3x your portion of the rent.)
o Copy of most recent paycheck stub, and/or
o Three (3) months of bank statements, and/or
o Financial aid award letter.
 If you do not have 2 years of good rental history and sufficient income, you will need a
co-signer. If a co-signer is required, we will need the following:
o A complete and accurate co-signer application.
o Copy of the co-signer’s most recent paycheck stub or three (3) months of bank
statements.
Each person must qualify individually. It is possible for some in your group to qualify without a
co-signer, while others will need a co-signer. The $30 application fee for each applicant is due after
your group has been approved, has viewed the inside of the unit and your group has decided to take
the unit.
Please submit the completed applications for your entire group at the same time. Your group will be
added to the waiting list only after we have received all the required paperwork.
