BRIARIDGE HOMEOWNERS ASSOCIATION MINUTES – APRIL 6, 2015 Board Members Present: B. Michon, N. Macy, J. Pinto, E.Thierbacker, and B.Sabini Absent:M. Kaufman Homeowners Present: P. Reedy, R. Vogt President Michon called the meeting to order at 6:35 pm. Minutes: E. Thierbacker made motion sec ended by B. Sabini to accept the minutes of the March 2, 2015 meeting. All in favor. Financial: The monthly statement was reviewed. There’s concern over the homeowners in arrears. Our monthly fees are a financial and legal obligation of each homeowner. The fee covers garbage pickup, grounds, insurance on the exterior of the structures and common areas and day to day operational expenditures. As mandated by our bylaws, late fees are assessed for e very month that payment is not made and the Board is mandated to charge 6% interest on the arrearages. In addition, should the Association bring an action at law to obtain the money, all costs and attorney’s fees are added to the amount of the assessment. Delinquent homeowners will be personally contacted and urged to make the necessary payments. E. Thierbacker made motion to accept the financial statement seconded by B. Sabini. All in favor. Old Business: Unit 701 leaking issue and damage was repaired by Sunshine the lowest bidder. B. Sabini to get information to E. Thierbacker about another possible contractor for future work. New Business: Bids for Lawn Care from Sunshine, Rose, Vintage and Pavilion companies were reviewed. E. Thierbacker made a motion seconded by N. Macy to accept the lowest bidder Sunshine. All in favor. B. Sabini provided statistics to justify her position that had the snow removal been via the flat rate the HOA would have had paid more than we did this season. R. Vogt distributed a detailed Summary of the Capital Project Survey Results. 26 out of 37 homeowners returned completed surveys. Several homeowners submitted extensive comments. Results of the Survey can be found on the Website: Briaridgehomeowners.com . Moving forward on amending the Covenants may require legal advice to determine the law regarding condo vs. townhouse and last month the vote to forge ahead with an attorney was 3 to 2 in favor. President Michon will contact attorneys to see if their expertise includes townhouse communities. Extensive Rotten Siding was cited by several homeowners in the survey. B. Sabini made a motion to have Denise of Sunshine inspect and identify the rotted T-111 and provide a quote for its replacement. All in favor. Also, homeowners can inspect their own homes for rotten T=111 and provide their input. N. Macy made motion seconded by J. Pinto to adjourn the meeting at 7:50 pm. Respectfully submitted, Judy Pinto
