Description
A striking modern residence in a secluded setting in
this charming Cotswold village offering bright and
well-proportioned accommodation with far reaching
valley views from expansive terraces. The property is
a superb example of contemporary design and styling
combined with the use of traditional vernacular
materials including extensive timber and natural stone
resulting in an environment that offers comfort and
familiarity with an overtly cutting edge twist.
The principal living accommodation is on the upper
floor to optimise the light and views available from this
hillside setting. The kitchen is finished with a range
of bespoke flat fronted wall and base units topped by
granite surfaces and opens in one direction to the
dining area and in the other to the sitting room.
Expansive windows in the dining area look into the
surrounding woodlands whilst there are sliding doors
opening to a balcony and a further set to the roof
terrace from the sitting room. The roof terrace, which
extends to nearly 100m2,is an inspired element of the
design and offers ample room for al fresco
entertaining and dining as well as enchanting high level views across the Valley. A spacious games room on
the first floor has views across the landscaped gardens whilst the principal bedroom has sliding doors opening
to a wide balcony and a luxurious en suite shower room. There are three further bedrooms on this floor, one
of which has an en suite shower room, a family bathroom serves the others. The ground floor is dominated
by the 13m long heated swimming pool which has a bank of doors opening out to the gardens and a changing
area with WC and shower. The pool is ideal for training swimming having uniform depth of 1.6m throughout.
A fifth bedroom with en suite wet room completes the principal accommodation.
Whilst there is a very impressive oak staircase linking the three floors of accommodation, a lift also serves
all areas which, when combined with level access from the parking areas and the bedroom suite on the same
level as the pool, offers excellent access for wheelchair users or those with restricted mobility.
Conventional oil-fired central heating is complemented by both solar hot water heating and photo voltaic
electricity generation panels whilst the solid fuel burner on the upper floor captures and re-circulates heat to
the lower floors.
Outside
Extending to just under ¾ of an acre, the grounds have been landscaped to offer a high degree of privacy
and low maintenance. Surrounded in part by mature broadleaved woodlands, the setting is enhanced by the
cleverly designed borders, raised beds and extensive terracing. Adjacent to the building is an ornamental pool
with waterfall whilst a slate fire pit and discrete lighting create a captivating nocturnal ambience. There is off
road parking for several vehicles.
Situation
Sheepscombe is a delightful Cotswold Village approximately 2 miles to the East of Painswick nestling in an
enchanting valley and sheltered by mature broadleaved woodlands. Comprised of several hamlets: Jacks
Green, The Longridge, Cockshoot and Sheepscombe itself, the village boasts a fine public house in The
Butchers Arms which has an excellent reputation for its food and ambiance whilst the primary school, church,
village hall and cricket club all provide a hub for many groups, events and activities.
Painswick, the “Queen of the Cotswolds”, is a thriving community offering a playgroup and primary school
with recreational opportunities including tennis, rugby and bowls clubs with many other groups meeting at
the Painswick Centre. The churchyard is famous for its impressive array of table tombs and its 99 yew trees
about which folklore holds that if a 100th should grow the devil will pull it out.
Sheepscombe is around 5 miles from Stroud with Gloucester, Cheltenham and Cirencester 8, 10 and 13 miles
respectively all of which are accessed via the nearby A46 or A417. The surrounding towns provide a
comprehensive range of social, recreational and retail amenities to suit all tastes. Education options in the local
area are strong in both the private and state sectors with independent schools including Kings School, Wycliffe
College, Cheltenham College, Cheltenham Ladies College and Dean Close whilst there are Grammar schools in
Stroud, Gloucester and Cheltenham.
Additional
Mains water, drainage and electricity are connected to the property.
