Overview
The subject offering is for the sale of an ±82,854 SF
suburban office building located at 1100 W McNab
Road, Ft. Lauderdale, Florida that is NNN leased to
ChildNet until 5/31/2025.
The tenant, ChildNet, is Broward and Palm Beach
Counties' Community Based Care (CBC) lead agency
selected by the State to manage the local system of
services and supports for abused, abandoned and
neglected children and their caregivers. They have been
operating since 2001 and administer annual budgets in
excess of $100M.
The improvements were constructed in 1971, renovated
in 2004, then renovated again in conjunction with the
turnkey build out for ChildNet’s lease in 2015. The main
building in composed of a ±75,354 SF main floor and a
±7,500 SF mezzanine level. In addition, there is a
structured parking garage which, with the surface lot,
offers 525 parking spaces for a ratio of 6.3 spaces per
1,000 SF. All improvements are situated on a ±6.85-acre
site.
The property is well located along McNab Rd just west
of Powerline Road.
The two heavily trafficked
thoroughfares have reported daily car counts of ±18,500
and ±37,500, respectively. Interstate 95 is located less
than 1.5 miles east of the property with multiple
