benefits of buying to let in Cornwall.
How often do you hear the words “if only I had more time”?
For those of you with demanding and hectic lifestyles, who feel you simply do not have enough time to justify or enjoy a bolt
hole in the South West, holiday letting could be the answer. As well as the income provided from what is now an all year
round business, you have a capital investment that will continue to grow, a place to spend your holidays and maybe even
somewhere to retire to in the future.
Living away, you can also have piece of mind that the
property is being cared for by a housekeeper or
housekeeping agency, and being occupied and enjoyed by
guests relaxing on their holiday.
At the top end of the market, good quality, comfortable
homes can command a substantial high season rental and
a long letting period throughout the year (Christmas and
New Year demand peak rates). Unlike long-term letting,
holiday rentals are regarded as a business by the Inland
Revenue with consequent tax advantages, including
investment of profits in pension plans, losses and pretrading expenses.
Business in this field has been growing steadily in recent
years and bookings are holding up well at present in spite of
the downturn in the economy.
Holiday homes these days tend to be far more luxurious
than twenty years ago, with the demand for more upmarket,
quality properties, providing either the same or better
amenities than a guest has at home. The good news is that
many of the criteria most purchasers want fulfilled for
themselves when buying a house also apply to the most
successful letting holiday home – location, comfort and
accessibility. Coastal residences, period houses and
traditional, thatched chocolate-box cottages will always be
at a premium but these days are often rivalled for successful
holiday letting by some cutting edge, modern properties
with designer features or access to leisure facilities so, as
with any major investment, buy what suits you for your own
personal use.
You can often achieve a better return on both capital
investment and holiday through adding an extra bathroom
or shower-room instead of another bedroom. Bookings will
increase because guests are attracted to better facilities,
and the wear and tear on your property will be less if
occupied by fewer in numbers. In a rural or beach side
house for example, a downstairs shower-room will prevent a
trail throughout the house.

Furnishings and decoration should be of the highest
quality affordable as they will market well and last longer.
If you are planning to purchase a property to convert,
remember that guests will prefer to have privacy to relax
outside. They will respect and return to pleasant and
comfortable surroundings, besides recommending their
friends.
More than 70% of guests to the West Country return year
after year, some to the same property time and time again.
Often they return to what they regard as “their” holiday
home, and can give useful advice regarding equipment
and facilities required, as well as keeping the housekeeper
informed on maintenance issues.
Holiday letting is no longer just a way of earning pocket
money over the summer. For many owners of holiday
homes it is a year round business with many guests
nowadays preferring to take a holiday out of season,
especially with the development of the short break market.
It does however also have the attraction of offering owners
their own bolt hole to escape to when the property is not
occupied.

In summary, many owners find holiday letting very
enjoyable as well as financially rewarding, enabling them

Cathedral megastar . . .
Sir Tim Rice hits a high note
with Truro’s choristers.
He gave “The Lion king” something to talk about and encouraged “Evita”
to conquer the world but now, at the grand old age of 65, Sir Tim Rice is
turning to the church!
Well, to be totally honest it’s to the cathedral
rather than the church that he’s turning, and to
the cathedral’s choir in particular. The 18 boy
choristers so impressed the legendary lyricist that
he’s signed up as their “Musical Patron”.
Said Sir Tim: “Although the invitation came
as a surprise, it was an honour to accept. I can’t
claim to be Cornish but I’ve had a house here in
Cornwall for 20 years or so. My family which now
includes my grandchildren just love coming here
and so as Patron of Truro Cathedral Music I hope
to mix a little business with pleasure.”
The business side involves him helping raise
money to support the choir’s outreach work – a
service that sees the choristers working with
thousands of youngsters in more than 100 local schools.
It’s a pioneering campaign that’s already been commended by the Government.
Now, with England’s most famous cricket fan batting on side, it’s a project that it’s
hoped will continue for many more years to come.

A taste of summer . . .
the flavours of Cornwall with
a dash of Italian style.
Fifteen Cornwall’s Executive Chef Neil Haydock has
put together three mouth-watering delights to enjoy
with friends and set your taste buds tingling as the
temperatures rise.
Starter:
Bresaola with cara melised
fresh walnuts, horseradish crea m
and Buttervilla micro herbs
Ingredients 4 persons:
200g thinly sliced bresaola
50g freshly grated horseradish
150ml sour cream
1 level teaspoon of English mustard
160g shelled walnuts
200g caster sugar
150g micro herbs
100ml good extra virgin olive oil
Sea Salt and black pepper
Oil for deep frying
Method
Mix the horseradish, sour cream and mustard together
and season well.
Heat the oil in a large saucepan to 180 degrees
centigrade. Dissolve
the caster sugar in a
little water, bring to the
boil and heat to exactly
105 degrees centigrade.
Deep fry the walnuts in
the oil for approximately
20 seconds then
remove and place on
absorbent paper and
allow to cool.
Divide the bresaola over four plates, spoon over the
horseradish cream, add the walnuts and season with
sea salt and pepper. Scatter over the micro herbs and
drizzle
with good extra virgin olive oil.

off the excess sugar
immediately.

Gnudi Spinaci
For 4 persons as a starter
or light main
Ingredients:
2 bunches of Cornish asparagus
trimmed
250g of cleaned mussels
250g of cleaned cockles
1medium onion finely diced
1 clove of garlic peeled and chopped
150ml of dry white wine
150g of diced unsalted butter
40g of picked flat parsley
Pommace oil for cooking
Salt and pepper
Method
In a small saucepan add a little
pommace oil and cook the onion and
garlic without colour until soft. Place
a large saucepan of water on to boil,
add a pinch of salt and cook the
asparagus until tender. Remove from
the water and keep warm.
Place the large pan back on to the
heat and, when hot, add the mussels,
clams, wine and onion garlic mix and
place a lid on to stop the steam from
escaping. After 1 minute the shellfish
should all be open. Discard any that
don’t.
Add the diced butter to the shellfish
and stir until it has all emulsified.
Chop the parsley and add to the
shellfish.
Place the asparagus on the plates
and cover with the mussels, clams
and butter sauce.
Comfort food, Italian style.
Serves 4 as a main course.
Ingredients:
For the tomato sauce:
8 beef tomatoes blanched, skinned,
deseeded and roughly chopped
4 cloves garlic, chopped
1 medium onion, finely chopped
1 bay leaf
Olive oil for cooking
For the gnudi:
500g ricotta
500g spinach
200g parmesan, grated.
6 eggs
Freshly grated nutmeg
Salt and pepper
Semolina for rolling
150g parmesan
to serve
Method
Begin with the tomato
sauce. Heat a little oil
in a pan and gently
cook the onion
and garlic until soft
(this should take
approximately 5
minutes). Add the
tomatoes and bay
leaf and cook slowly
on a low heat for 15
minutes, seasoning
the mixture towards
the end. Keep
the tomato sauce
warm while you
make the gnudi.
Now for the gnudi.
Blanch the spinach with boiling water, squeeze out excess
water then roughly chop. Stir in the
yolks of 2 eggs.
Next, beat the ricotta with the remaining 4 eggs and
season the mixture with the nutmeg, salt and pepper. Add
the spinach and 200g of grated parmesan, mix well and
refrigerate for 30 minutes.
After half an hour, bring the spinach and ricotta mixture
out of the fridge and with your hands, roll it into a sausage
shape. Cover a board or work surface with semolina,
then roll the sausage in it, making sure it is well coated.
Now cut the sausage into short lengths of approximately
2.5cm, then gently roll these into balls.
Bring a large pan of water to the boil and cook the
spinach and ricotta balls for a few minutes until they
rise to the surface. Drain well when cooked.
To serve, divide the tomato sauce between 4 heat
proof bowls, add the gnudi on top and grate the
remaining parmesan over. Place the bowls under a
hot grill until the dish is lightly coloured.

Two hundred years ago it introduced England to the camellia and as the first leaves of spring unfurl,
the Tregothnan Estate is preparing to surprise us all again. Sarah Lillicrap has been given a taste of
things to come.

It is difficult to imagine a more glorious setting – 100
acres of breathtaking botanical gardens with the deep blue
waters of the Fal Estuary as their backdrop. Welcome to
Tregothnan, one of Cornwall’s most successful working
horticultural estates and home to the Boscawen family since
1335.
Built in Plantagenet times, the original house was a twostorey building with a battlemented tower. Destroyed in the
Civil War, it was rebuilt in 1652 and enlarged, re-roofed and
re-faced to create the current family home under the gaze
of celebrated architect William Wilkins in the 1820s.
Today the house stands much as Wilkins intended with
Admiral The Hon. Edward Boscawen’s cannons mounted
on the terrace as a tribute to his victories over the French in
the Seven Year’s War (1756-1763).
However, while the house may remain the head of the
estate, it is the Private Botanic Gardens that provide the
beating heart. First documented in 1695 in Celia Fiennes
“Through England on a Side-Saddle”, the grounds have
evolved over the centuries into one of the most important
gardens in the country.
For generations the Boscawens have been passionate
about growing and collecting plants including many rare
specimens. Two hundred years ago the family became
the first to cultivate camellias outdoors with many of those
original plants now as tall as oaks and still flourishing. The
camellia too is at the heart of one of Tregothnan’s latest
ventures – namely the creation of a plantation to produce
English tea, grown in England for the very first time in
history.
Jurassic Park and the specimens in question are in fact
Australian Dinosaur Pines.
Said Jonathan Jones: “We were the first place in the UK
to buy and cultivate one of the pines that we bought at a
Sotheby’s auction in Sydney. That tree has now produced
both male and female cones enabling us to begin cultivating
it through seeds as well as the cuttings which we have
used up until now. Not only is it a striking and remarkable
plant but we quickly realised that it also made the perfect
Christmas tree as it never drops needles. If you keep it in a
pot then in theory you will have
a Christmas tree for life and one
that is always going to intrigue
your friends and family.”
In fact the dinosaur,
known as Wollemia, proved a
remarkable success in its first
festive outing with the sales
team at Tregothnan reporting
one of the trees checking
through the tills every twenty
minutes – not bad going for an
old timer!
From honey to herbs and
tea to trees, it is a busy time
on the estate and with plans
to create an International Tea
Centre still in the pot, the pace
at Tregothnan seems unlikely to
go off the boil anytime soon.
Early tastings at world famous tea rooms such as Claridges
proved a tremendous success – the descendants of Earl
Grey had done him proud! But the estate and its staff have
never been ones to stand still and it was that continuing
desire to experiment and push boundaries that will this year
result in the UK’s first range of home-grown herbal teas.
Head Gardener Jonathan Jones explained: “2009 is
going to be very exciting for all of us here at Tregothnan.
Not only have we managed to cultivate a Manuka bush
plantation for use in the herbal teas, but we will also be
using it to produce the only verified Manuka honey from
anywhere in the world outside of its native home in New
Zealand.”
An achievement surely worth raising a cup to!

John Dyer is one of Cornwall’s best loved and most celebrated artists.
2009 sees him taking on a new challenge as painter in residence at Newquay Zoo
for the Darwin 200 anniversary celebrations.
As a 21 year old student John took a life-changing trip to the Amazon – a trip that
was to open his eyes to Cornwall afresh . . .
“When I returned to Cornwall
after my experience of the
Amazon I noticed what I had
taken for granted for years;
the plants growing in
Cornwall, palms on the sea front, sea ferns and cactus
mixed together in gardens – places like Trebah Gardens
and The Lost Gardens of Heligan were being rediscovered.
Taking a boat trip up Frenchman’s Creek was a deja vue
experience for me – large fallen trees half submerged in the
water, foliage tumbling down steep slopes, birds echoing in
the undergrowth – this was as Amazonian as it got for me
and I realised Cornwall had it all.”
