Determining locations for new resorts By Steve Miner VP Research & Planning Wyndham Vacation Ownership W orldMark resorts can be developed just about anywhere enough owners want to go (within some limits, of course). So how does WorldMark by Wyndham decide where? First, it’s important to understand how the club grows. It is the selling of credits through the developer that fuels the growth of new resorts. New WorldMark owners—and your own purchase of additional credits from WorldMark by Wyndham—enable the club to expand. New resorts create additional credits which, when sold, contribute to funding new resorts. Although you acquired access to resorts that existed in the club at your time of purchase, you also enjoy use of properties that are built and registered into the club in the future. Top locations for new inventory are determined through extensive research of new and existing regions, as well as analysis of resort occupancy. We scrutinize regions where WorldMark already has one or more resorts, new areas that appeal to existing owners, and also new regions that will support an expansion of the owner base. When a WorldMark resort in a region is consistently full, we’ll consider adding 4 DESTINATIONS | June 2007 ANKROM MOISAN ASSOCIATED ARCHITECTS Artist’s rendering of proposed future WorldMark resort in Anaheim, California. ANKROM MOISAN ASSOCIATED ARCHITECTS inventory in the same general area. Some properties may have room for growth; other areas require finding new buildable land, or an existing resort that can be converted to WorldMark standards. To learn where you most want new resorts, we conduct cost-effective e-mail surveys with random samplings of owners instead of the entire 250,000+ owner base. This survey method ensures an unbiased sample and statistically valid data, and provides respondents the opportunity to reply thoughtfully. The most recent survey asked owners to indicate the locations—out of more than 200—they would Artist’s rendering of interior most likely use. It also at proposed future WorldMark allowed them to note resort in Anaheim, California. any areas we may have overlooked. Sometimes our objective is to fulfill two goals at once: providing a destination of interest to many existing owners, and opening a region to owner growth. For example, newly acquired WorldMark resorts in Taos and Red River represent world-class locations for all owners to enjoy, while supporting owner growth in nearby Albuquerque, New Mexico. Though this process of prioritizing new locations is effective, there are a few practicalities to consider: • Cost: While we attempt to keep credit values as low as possible, high real estate costs in some areas make development a challenge. In addition, construction costs have risen significantly over the last five years, in part due to huge economic growth in China driving up the cost of steel and concrete. • In a few resort areas, site availability is a determining issue. Developable sites may not exist—at almost any cost—in areas such as Whistler, B.C. • Regulatory issues can be a major factor. The California coast and Lake Tahoe are examples of areas where it has become increasingly difficult to develop. • Seasonality can be very important. For example, many great ski resort areas are popular in winter, but demand falls off in spring, summer, and fall. We need to be cautious when building in such locations, so as not to increase demand on other WorldMark resorts during most of the year. • Efficiency of management: We seek to avoid high operating expenses, which affect your annual club maintenance dues. We might look more favorably at a location that’s a thousand feet lower in elevation than the nearby ski area if, for example, that lower elevation receives significantly less snowfall—which could mean substantially reduced operating expenses. We also seek to develop resorts with enough units to allow for efficiency in management. Despite these challenges, to date we have managed to acquire WorldMark inventory in a majority of the resort areas you tell us you most want—with a lot of careful investigation, a little creativity, and a good measure of patience. So what can you do to help get your desired resorts? Simple. Be sure to have your correct e-mail address registered with WorldMark, as that allows us to survey you by e-mail. And if you receive an e-mail with a link to a survey, take the time to respond. It will be well worth the 10 or 15 minutes of your time! GEORGE COURTESY OF HOMESTEAD RESORT GOLF COURSE ver the past two decades, the idea of a “golf trail” has dominated golf tourism: The romance of the road, the discovery of a family of challenging new courses, the opportunity to indulge in long days out in the fresh air, and tall tales over dinner in the clubhouse. Alabama’s Robert Trent Jones Golf Trail started the trend in the early ’90s, and now boasts 24 championship-caliber courses, some of which host major professional events. Something of a mecca for golfers of all playing levels—akin to the legendary courses at Saint Andrews and Pebble Beach—the RTJ Golf Trail continues to be the yardstick for all new trails. This brings us to last year’s addition of Midway, Utah, to the network of WorldMark resorts. At last, a WorldMark golf trail in Utah is becoming clear, one that links the southern-most resort in the state, St. George, with those to the north. Now an all-golf itinerary—with a morning round near one resort and an afternoon near another—is not only possible, but a real joy. COURTESY OF CORAL CANYON GOLF COURSE And Beyond Coral Canyon From the dramatic red desert in Utah’s “Dixie” (a nickname adopted during the Civil War to promote the region’s cotton crops) to the mountain courses along the Wasatch Range, you’ll find abundant world-class golf, great weather, and breathtaking views, all within 45 minutes of your vacation resorts. The Southwest’s crimson canyons, such as Grand and Bryce, inspire more than just the name of this 18-hole wonder. The feeling of them emanates from nearly every turn, and along the way the native landscape, including more than a few strategically placed boulders, plays into your game. The most-often noted hole is the short par-3 6th—a 110-yard over-the-ravine shot to a ruggedly protected green. But the toughest hole is probably the 500+ yard 18th (501 from the white tees, 555 from the black), making you earn your barstool on the proverbial 19th hole in the clubhouse. Stop #2: Sky Mountain, Hurricane, UT Snow Canyon State Park provide the backdrop for this round of golf—the front nine features views of the sandstone hills, the back nine expansive canyon vistas. As with Sky Mountain, part of the challenge here is to tune out the views and aim toward the greens—many holes were designed with distraction in mind, making it difficult to align your shot against the prominent outcroppings of rocks or lines etched into the hills. The signature hole at The Ledges is number 14, a par 4 with an expansive desert view beyond the green. The fairway tapers, increasing the need for accuracy the longer you hit your tee shot. But the real drama is when you get to the 16th tee and glance back at the hole you’ve just played, number 15—from this vantage, it’s nearly the ideal golf course view. One last notable fact about The Ledges: Country music hit-maker Tracy Lawrence aced the par-3 12th. So when you’re playing the golf trail, this Stop #3: The Ledges of St. George, St. George, UT COURTESY OF THE LEDGES OF ST. GEORGE Just east of St. George in Hurricane is the local’s favorite: Sky Mountain. This municipal course plays into the Virgin River gorge— which looks almost like a mini Grand Canyon—and offers incredible views of rock formations and Pine Valley Mountain. The course’s 6,312 yards may seem a bit skimpy compared to the resort courses in the area, but the challenge here is club selection and accuracy. And avoiding distraction from the scenery, especially from the elevated tees on holes 1, 5, 17, and 18. The Ledges’ hole 14. The red rocks and white cliffs of DESTINATIONS | June 2007 15 gives you permission to make “Renegades, Rebels, and Rogues” your trip’s theme song. And Beyond Midway, Utah The trail’s terrain changes drastically as we leave the desert and drive to our next destination, WorldMark Midway. Located in the Wasatch Mountains, the resort is just north of Provo and only a 20-minute drive to Park City—the city made famous as the host of the annual Sundance Film Festival. Golf in this area is played on lush green grass with hills and evergreens. Our three Heber Valley courses are Homestead (the course adjacent to your resort), the Mountain course at Wasatch Mountain State Park, and the Gold course at Soldier Hollow. Stop #5: Wasatch Mountain, Mountain Course, Midway, UT At Wasatch Mountain State Park you’ll find four distinct courses—two each at Wasatch Mountain and Soldier Hollow. All four courses are listed among Golf Digest’s most recent “Best Places to Play.” From Wasatch Mountain, our trail includes the rewarding Mountain course which, as its name implies, plays high up. The elevation of the course is 6,000 feet, and you’ll give or take a few hundred of those feet as you play holes that drop and climb. Besides panoramic views of Heber Valley, you can expect to see wildlife roaming the fairways, including deer, elk, moose, and wild turkeys. Stop #6: Soldier Hollow, Gold Course, Midway, UT Stop #4: Homestead Resort, Midway, UT COURTESY OF HOMESTEAD RESORT GOLF COURSE Your Swiss village-style resort in Midway overlooks the 4th and 5th fairways of the Homestead Resort golf course. You get both mountains and water on this course—the front nine plays into the mountain slope, offering views of the Heber Valley, while the back nine meanders along the Snake Creek. Expect the full resort-course experience at Homestead, with a GPS-outfitted golf cart, an on-the-course casual grill, and plenty of other activities for the nongolfing members of your family. (Aveda Spa, anyone? How about a swim in the Homestead Crater hot springs?) This resort is one of the reasons Midway has been able to market itself as a quieter, laid-back alternative to Park City, with just as much to do, Homestead thank you very much. In a former life, Soldier Hollow Golf Course was the site of the 2002 Winter Olympics cross-country ski events. And when snow covers the ground, the Nordic ski trails here are still world-class. But beginning just three years ago, pilgrims of a different ilk began descending on this section of Wasatch Mountain State Park to experience sublime alpine golf. The Olympic theme plays heavy here at Soldier Hollow. The two courses are named the Gold and Silver—and appropriately enough the Gold course wins out as our choice for the trail. Bring your camera and we promise you’ll go home with photos of Mount Timpanogos—a 12,500-foot giant in the Wasatch Range—shot from a hundred different angles. Wolf Creek, Utah The golf season is a little shorter the farther north you drive, and our golf trail begins to narrow a bit. Great courses still reside within minutes of your resort, but second and third choices are now a half hour away. Powder Mountain looms near your resort at Wolf Creek, and the adjacent Wolf Creek Resort course is one of the finest in the Ogden Valley if not all of Utah. We tackle this, our COURTESY OF SOLDIER HOLLOW GOLF COURSE COURTESY OF WASATCH GOLF COURSE Wasatch Course 16 DESTINATIONS | June 2007 Soldier Hollow, Silver course Off-Trail Picks O ur picks for the Utah Golf Trail take into account budget as much as beauty; many even offer discounts to WorldMark owners and guests. But there are plenty of places to splurge in Utah (and nearby). Here are four suggestions if you don’t mind taking some detours in your journey. WOLF CREEK in Mesquite, Nevada, about 40 miles south of St. George, bills itself as “Nevada’s ultimate golf experience.” Consistently ranked near the top of America’s best public courses, Wolf Creek (yes, it goes by the same name as our beloved WorldMark resort) is a golf destination all by itself. PROMONTORY-THE RANCH CLUB in Park City, just 15 miles from WorldMark Midway, is a Pete Dye-designed course that has been receiving accolades since it opened in 2002. Golf Digest ranked it #5 in Utah in 2005. A new Jack Nicklaus-designed course is scheduled to open in the same planned community this summer. THANKSGIVING POINT in Lehi is about 40 miles from Midway, Utah. This interactive garden, farm, and discovery center is also home to the top-rated Johnny Miller-designed, 200acre Thanksgiving Point Golf Club. The Champions Challenge is played here, pitting father-and-son teams like Jack and Mike Nicklaus (and this year one sister-and-sister team, Annika and Charlotta Sorenstam), against each other. VALLEY VIEW GOLF COURSE in Layton is just south of Ogden and 25 miles from WorldMark Wolf Creek. Tree-lined and hilly, this course offers the full country club experience without the pricy membership requirements. COURTESY OF PROMONTORY-THE RANCH CLUB COURTESY OF THANKSGIVING POINT GOLF CLUB Thanksgiving Point Promontory Ranch home course in Eden, as well as two municipal courses in nearby Ogden, Mt. Ogden and the nine-hole El Monte. Stop #7: Wolf Creek Golf Club, Eden, UT Wolf Creek is known for its meticulously maintained fairways and greens, and the front nine opens up with views of Mt. Ogden, Needles Peaks, and the Pineview Reservoir. The Utah Golf Association ranks this as one of the top five courses in the state, and it’s been the site of the Utah State Amateur tournament many times, most recently in 2005. Swing hard and go for the greens on the front nine, because on the back the fairways tighten up and you enter the residential parts of Wolf Creek, where control becomes essential. ❯❯ DESTINATIONS | June 2007 17 COURTESY OF LOGAN RIVER GOLF COURSE COURTESY OF MICHAEL GORDON And Beyond Bear Lake COURTESY OF BIRCH CREEK GOLF CLUB The stone clubhouse and classic course layout, plus a tree smack in the middle of the first fairway, make for an interesting and fun half-round before you depart for the final leg of the trail. Birch Creek Stop #8: Mt. Ogden, Ogden, UT Mt. Ogden is a hidden gem that, when you get home, you’ll probably talk about more than any other course on our trail. It’s not a long course, but etched as it is on the side of a mountain, it challenges and surprises at many turns. Elevated tees, hidden fairways, and uniquely shaped greens are de rigueur. From the par-4 #2, where the pin is completely hidden when you line up with your driver, to #17, which drops drastically into a steep left dogleg, you’ll need to play with composure and precision. Stop #9: El Monte, Ogden, UT What’s a dinky nine-hole doing on our golf trail? Call it a historical stop, where you get a glimpse of Utah’s deep golf roots. El Monte was built in 1930 and was for a long time the home of the Ogden Country Club. COURTESY OF WOLF CREEK UTAH GOLF COURSE 18 Logan River DESTINATIONS | June 2007 Bear Lake, Utah The “Caribbean of the Rockies,” as Bear Lake is often called, is abuzz with Jet Skis and boats in the summer, and in the winter the snowmobile tracks get well worn. Recreation in this valley is taken seriously, despite its seeming solitude and serenity. Here we’ll complete three full rounds of golf over four courses and drink in entirely new scenery. In Garden City, hometown of your Bear Lake resort, our picks are the two nine-hole lakeside public gems, Bear Lake and Bear Lake West, and then it’s on to nearby Logan to play two of the state’s best municipal courses, Logan River and Birch Creek. Stop #10: Bear Lake, Garden City, UT; Bear Lake West, Fish Haven, ID Both Bear Lake and Bear Lake West are well-maintained nine-hole public courses. This is high-elevation country where springtime arrives late, so don’t show up with your clubs before mid-May. When the season’s on, however, the altitude definitely plays to your favor. On the Utah side, the Bear Lake golf course is etched into the hill, making for splendid lake views. An afternoon round is just across the Idaho border, on Bear Lake West’s short par 33. With just one par 5 and Wolf Creek COURTESY OF RIVERWALK GOLF COURSE Riverwalk Golf ’Round the Corner W orldMark’s continual growth means your golf horizons are always expanding. Players visiting the new WORLDMARK CAN- MORE-BANFF resort in Alberta, Canada, will be pleased by its sumptuous Rocky Mountain golf options, including Stewart Creek and Silvertip. Both courses are in town and just minutes from the resort. Stateside, in Mission Valley, California, just north of San Diego, the 167-unit WorldMark resort, set to open by December, will make visiting the classic Riverwalk Golf Club, just across the interstate, extraordinarily simple. Known as the glamorous Stardust Country Club in the 1950s, Riverwalk has recentCOURTESY OF THREE SISTERS MOUNTAIN VILLAGE ly undergone generous and luxurious renovations and is once again the place to play. And in Red River, New Mexico, known mostly for its skiing and outdoor recreation, this WorldMark resort, scheduled to open by October, will be just an hour’s drive from the Taos Country Club, ranked among Golf Digest’s “Best Courses Everyone Can Play.” Stewart Creek four par 3s, this course still manages to be as challenging as it is beautiful. The game here requires exactness and focus, both of which can be difficult if you spend too much time looking out over the lake trying to catch a glimpse of the legendary Bear Lake monster. Stop #11: Logan River, Logan, UT The city of Logan is about an hour from Bear Lake, making its two courses the most distant from your resort on our trail. But the trek down Logan Canyon is well worth it. Logan River Golf Course is molded into wetlands, and its vistas of the rocky canyon ridges are simply spectacular. Hole #4’s 90-degree dogleg around the lake will tempt you to swing with all your might to put it on the green. But unless you can reliably, like Tiger Woods, smack the ball 300 yards, a 170-yard mid-iron shot is your best play. Stop #12: Birch Creek, Smithfield, UT Birch Creek Golf Course is 10 minutes north of Logan on Highway 91. This is a course with generous amounts of beauty and challenge, and one that many consider the best that northern Utah has to offer. There’s a lot to love about a day out on these magnificently maintained fairways—including the mountain views, the challenges posed by canyons and sand bunkers, giant cottonwood trees, and hand-mown greens. Just be sure that if you miss, you miss in the right place; accuracy here is more important than distance. ■ DESTINATIONS | June 2007 19 And Beyond WM Midway overlooks the championship Homestead Golf Course, with its sweeping valley and mountain vistas. 20 DESTINATIONS | June 2007 On the Green at Y ou’re at your resort in utah’s high, beautiful heber valley. Here’s a perfect day: Start your morning with a hot cup of coffee and a snoot full of fresh air on your balcony—which could very likely overlook the greens of the adjacent Homestead Resort Golf Course. Take advantage of the 10% discount off greens fees for WorldMark owners, and play 18 holes at this par-72 course before lunch. In the afternoon, take a dip in the pool or a soak in the hot tub (both indoors, providing ideal relaxation in all seasons), check out the games in the recreation room, or explore the right-acrossthe-street Homestead Crater, the region’s local mammoth hot pot. Head out to Wasatch Mountain State Park—less than a mile away—for horseback riding, hiking, or a picnic. Or drive 2 miles to Midway or 5 miles to Heber to investigate the local shops and eateries. End your day the way you began: sitting on your deck with a beverage, breathing in the crisp mountain air, and reveling in the quiet beauty of this Utah retreat. Photography by Michaelene O’Keefe and Jake Cryan DESTINATIONS | June 2007 21 And Beyond WorldMark Midway’s Swiss-styled exterior puts you in an alpine-meadow mood—as do other themed buildings in this mountain burg settled by Swiss immigrants. In WorldMark’s case, the surrounding greenery is dotted with golfers swinging their way around the scenic Homestead Golf Course. Your resort’s interiors also express the local landscape, with two-bedroom units done in earth tones and splashes of green, and lots of lofty views out picture windows. 22 DESTINATIONS | June 2007 DESTINATIONS | June 2007 23 reat discounts at many excellent golf courses are yours through your WorldMark ownership.
