How do I know if my duct work is dirty and should be cleaned?
How do I know if my duct work is dirty and should be cleaned? C lean air ducts and filters and an efficient heating and cooling unit are crucial to maintaining clean and pure air in your home or commercial building. When the heating or cooling unit runs, contaminants are pulled into the air ducts, creating a potential breeding ground for mold, bacteria, fungi, and other less than desirable allergens. To minimize the potential for the introduction of unwanted airborne contaminants into your home or office and to ensure your heating and cooling unit is maintained and operating properly, proactive and preventative maintenance is highly recommended. The MILLION DOLLAR question: How do I know if my duct work is dirty and should be cleaned? In most cases, logic should prevail when deciding whether or not your duct work should be cleaned. As is the case with all other household items, dust and potential airborne contaminants collect and build over time. Having your duct work inspected and, if required, cleaned is an excellent way to assure cleaner air for your home and/or office environment while minimizing the potential for build-up of and exposure to mold, harmful bacteria, dust, and other less than desirable allergens. In addition to having your duct work inspected and cleaned, annual servicing and cleaning of all other critical components of your heating and cooling unit is essential to optimal operating efficiency and long term preservation of your unit. (SelectPro does not make the decision, we provide you with real-time, high-resolution visuals that allow you to make the proper decision). If the visual inspection reveals unacceptable levels of dust and debris, SelectPro recommends that your duct work be cleaned. If mold and/or other harmful contaminants are suspected, samples of the unknown contaminant(s) are obtained and packaged by SelectPro then shipped directly to an independent testing laboratory by YOU, the property owner, to be identified. The 3rd party test lab mails the testing results directly to YOU and a decision on next steps is made. (SelectPro believes in full transparency and as such, strongly encourages YOU, the property owner, to interact directly with the independent testing laboratory during the process.) Fiber duct work is confirmed to be in good condition (no obstructions, visible tears, and/or abrasions). The supply air plenum is visually inspected and confirmed to be free of moisture and/or evidence of moisture. 2. Through the use of our high-powered vacuum system, particulate and potential contaminants are removed from your duct work. 3. If required based on the testing results from independent testing laboratory, a safe and eco-friendly antimicrobial sanitizing solution is applied to your duct work. 4. L L C Upon completion of the cleaning and, if required, the sanitization process, a post cleaning/sanitization inspection is performed using the state of the art video inspection system employed at the on-set of the process to confirm that your ductwork is free and clear of all particulate and contaminants observed during the initial inspection. 5. • • • • • • • • • • • Once the ductwork is cleaned and, if required, sanitized, the following is performed on key components of your heating and cooling unit. The heat exchanger surface is visually inspected and cleaned. Both sides of the cooling coil are visually inspected and cleaned (Note: If you shine a flash light into the cooling coil, the light should be visible through the other side. If the light is not visible, the coil MUST be cleaned). The cooling coil fins are inspected and confirmed to be straight and evenly spaced. The coil drain pan is visually inspected and confirmed to be clean and draining properly. The blower blades are visually inspected and confirmed to be free of oil and debris. The blower compartment is visually inspected and confirmed to be free of dust and debris. The filters are visually inspected and, if required, will be replaced in accordance with the manufacturers’ recommendation. The registers, grilles, and/or diffusers removed at the onset of the process are inspected, cleaned, and properly re-attach. Duct work access ports cut at the onset of the process are replaced and properly sealed. The heating and cooling unit is powered-up and confirmed to be operating properly. The sealed duct work access ports are inspected and air leakage is confirmed to be slight to non-existent. 6. Inspect and if required, clean dryer vent.
