LOCATION
THE PROPERTY
Perran View Holiday Park occupies an excellent tourist
location, just 2½ miles to the south-west of the popular
coastal resort of Perranporth.
Perran View Holiday Park is developed with a total of 112
two and three bedroom holiday homes, arranged in various
blocks over a mixture of one and two storeys and of
permanent construction.
Holiday makers are drawn to the location by the impressive
Perranporth Beach which is recommended by the Marine
Conservation Society Good Beach Guide as having
excellent water quality. The three miles of golden sand,
dune system, big surf and accessibility give the beach wide
appeal with everyone from families to surfers. The Watering
Hole provides a busy hub and is billed as the only bar on a
beach in the UK and serves a great selection of snacks and
drinks, soft and alcoholic, throughout the main holiday
seasons and also hosts a range of live music and other
events. However, the size of the beach means that there is
plenty of space to escape the hustle and bustle for some
peace and tranquillity.
The pretty village of St Agnes is 2 miles to the south-west,
further along the North Cornish Heritage Coast, an Area of
Outstanding Natural Beauty and a World Heritage Site. It is
also a vibrant resort with a great range of dog-friendly
beaches, independent retailers, pubs and restaurants.
Moving further afield, the large resort town of Newquay is
just 10 miles to the north and the county town of Truro is
approximately 10 miles to the south east.
This is an accessible location with the much-improved A30,
the principal route serving Cornwall, only 4 miles to the
south. The Newquay Cornwall airport is just 15 miles to the
north and offers a range of domestic flights to Gatwick and
other major UK cities, at reasonable rates.
In summary, Perran View Holiday Park provides an
excellent base for holidaymakers to explore a fantastic
stretch of coastline and all that Cornwall has to offer.
There are 50 three bedroom two storey houses, 36 two
bedroom two storey houses and 27 three bedroom
bungalows set on a level site and surrounded by
thoughtfully landscaped grounds with open areas providing
amenity for customers.
At present, 73 of the holiday homes are privately owned, 8
are occupied on a time share basis and 31 have been
retained and are let by John Fowler Holiday Parks.
The central complex houses a large entertainment lounge
with bar licensed for approximately 450 patrons that was
formerly known as “The Talk of the West”. This was a very
popular venue with household name entertainers and pop
groups in the 1960’s, 70’s and 80’s regularly performing.
There is also a second family bar area with bar meal and
takeaway food offering, indoor heated swimming pool,
reception and amusement arcade. The building also
houses a manager’s flat, offices and various ancillary areas
including kitchen and beer cellar.
Outdoor facilities include a central car park, children’s play
area, tennis courts and crazy golf.
The site is surrounded in the main by open farmland and
extends to approximately 4.6 hectares (11.4 acres).
THE BUSINESS
Perran View Holiday Park is owned and operated by John
Fowler Holiday Parks, one of the largest independent
groups of Holiday Parks in the UK, with 13 sites located
across Devon, Cornwall and Somerset. The group was
started by John Fowler over 60 years ago and boasts a
proud trading history.

The tariff for the accommodation ranges from £160 to
£1,130 per week, according to the quality (Bronze, Silver or
Gold) of the accommodation, number of bedrooms and the
time of year, with short breaks also available.
The privately owned holiday homes have been sold on a
leasehold basis, each generating an annual ground rent of
£1,749 for the 2015 season. Additional income is generated
from sub-letting and we are advised that 36 holiday home
owners choose to sub-let through John Fowler Holidays, for
which a commission is charged.
Presently the on-site facilities are operated for 9 months of
the year between March and November. The management
acknowledge that this is an underutilised asset which offers
potential for significant trading growth.
SERVICES
We are given to understand that Perran View Holiday Park
has mains electricity and mains water supplies. Drainage is
to the park’s private treatment plant and the main amenity
building has a bulk LPG gas tank.
Purchasers are advised to satisfy themselves with regards
to the availability and condition of services.
