As Mayor of the City of Cotati, I’d like to
welcome you to our City.

Cotati has long been considered the

historic hexagonal plaza. Surrounded by beautiful vistas
of hills, vineyards, majestic oaks and redwoods, Cotati
mixes all the benefits of living in a small city, with the
cultural advantages of being located near major urban
centers and a highly acclaimed state university. Cotati’s
roots are steeped in agriculture and music, and our citizens are proud of the diverse and charming community
that has been shaped by over 100 years’ history.
Cotati is home to a very clean light industrial area and is
proud of its mixed-use development and “green” building
programs. We have an energetic and involved business
community and a variety of retail experiences. There
are a number of events and celebrations that take place
throughout the year that offer something for everyone.
Our annual Kids Day Parade and Festival, our wonderful
summertime Farmers Market, the Cotati Jazz Festival,
Oktoberfest and the Cotati Accordion Festival, the largest
accordion festival in California, all take place in historic
La Plaza Park, in the heart of Cotati.
We encourage you to come and visit our treasures, and in
the process discover the spirit of Cotati. While you’re here,
enjoy our public art displays and visit our new Historical
Society Museum located in City Hall.

Message from the Cotati Chamber President
Just in case you don’t want to read this entire message, I’ll give you a synopsis up front: “The
Times They Are A Changing.” In the cycle of American life it is important that we go through hard
times together. The lessons learned during hard times stay with us longer than lessons learned
during times of ease.

My heroes are those people that face difficult situations but can look forward past those situations
to a better day. People that see positive opportunities in negative spaces. And that is what we are
working towards in the Cotati Chamber of Commerce by bringing together business, non-profits, and the art community in an effort to improve the aesthetic nature of Cotati. If we are able to fill the empty shells created by the economy, we can improve the tax base available to the city and assist the city in reaching a financially breathable space.

Parks and Recreation-
For a city that covers only two square
miles, Cotati has an impressive number
of parks with varied offerings for recreation for all ages.
Chief among them is La Plaza Park in the
heart of town, with a bandstand, picnic

claims to fame, as it has been registered as California Historical Landmark No.

Do You Really Need an Agent?
Wishing to save a few bucks on
commission, some adventurous sellers
embark on the home selling task without
an agent. You’ve heard the usual
arguments against doing this — the
paperwork hassle, the improper pricing,
the legal pitfalls — so I will not talk about
those here. Instead, here are the drawbacks
of a different kind that are almost always
overlooked — the emotional ones.
That Uncomfortable Feeling
To some people selling is second nature
— they easily strike up conversations with
perfect strangers and quickly earn
their trust and their business.
However, for a larger majority,
tr ying to sell something to a
stranger feels uncomfortable. The
“uncomfortableness” is amplified
if a person has an emotional
attachment to the thing being
sold (as is the case with homes).
Hearing
negative
comments about one’s
home and facing
rejection repeatedly is a
dreadful experience for many solo-sellers.
Those who work with an agent have it
easy. A good agent will gently provide advice
on what improvements are needed and how
to best stage the home for showings. The
agent handles the showings, answers the
objections of potential buyers, and is trained
to handle the “salesy” part of guiding
someone from “just looking” to “I want to
make an offer.” The seller just sits, smiles,
and waits for a signed offer to arrive.
Anxiety
As you already know, selling a home
involves lots of paperwork, much of it
mandated by law. Forget something, and
you may find yourself in legal hot water.
For-Sale-By-Owners may be fairly certain
that they have dotted all the “i”s and
crossed all the “t”s, but many will still
worry: “Did I provide all of the disclosures?
Was everything done properly?” This
creates anxiety. Then, after the sale, the
unexpected call: “Hi, this is the buyer.
There’s water in the basement and this was
not disclosed to me before the purchase.”
The seller stutters: “I was not aware of
that...” “We’ll see,” replies the buyer, “I’ll
have someone contact you soon.” Now
the seller has to sweat and worry and
agonize and lose sleep waiting for
that call from “someone” whose
name is probably followed by
“ESQ.” Don’t get me wrong —
many solo sellers complete their
transactions without any legal
problems. But just thinking, “Am
I forgetting something” creates
unnecessary anxiety.
How does working with an
agent alleviate this? An agent
is trained in all the different
legal aspects of selling a home. Not only
does this minimize the chances of
something going wrong, but it also gives
the seller added peace of mind — one less
thing to worry about. Does this mean
that agents are perfect and never make
mistakes? No, but they have Errors and
Omissions Insurance if something should
go wrong. Hey, even more peace of mind!
As winter approaches, the real estate
market will likely slow down. That’s
when it becomes especially important
to have a skilled Realtor on your side.
If you are buying, a knowledgeable
Realtor will know where to find good
homes, even if there are fewer homes
on the market. If you are selling, a
good agent will know how to attract
qualified buyers, even if fewer people

Education in Cotati-
Green Music Center
For its size, Cotati has unique educational resources, beginning
with a public cooperative nursery school and three private preschools to serve the youngest citizens and extending through the
university years at Sonoma State University, immediately adjacent to Cotati, and beyond that at Santa Rosa Junior College.
Santa Rosa Junior College, founded in 1918, is known for its academic rigor, its outstanding job training programs, superb faculty,
comprehensive student services, and excellent facilities.
Thomas Page Elementary School, operated by the Cotati Rohnert
Park Unified School District, is located in the beautiful rolling hills
on the west side of Cotati, and offers outstanding educational and
cultural opportunities for children from kindergarten through sixth
grade. The school district also includes six elementary schools, one
middle school, and four high schools in neighboring Rohnert Park.
SRJC operates two campuses in Sonoma County: a 100+ acre
campus in the heart of Santa Rosa and a 40-acre campus in
Petaluma. SRJC also operates a regional Public Safety Training
Center in Windsor, a 365-acre self-supporting Shone Farm near
Forestville, a Culinary Arts Center in downtown Santa Rosa, and
a Technology Academy on the Petaluma Campus. Each semester classes are offered at more than 70 locations throughout the
District by nearly 3,500 faculty and staff.
Enrollment at Thomas Page School is approximately 450, and it
is within walking or bicycling distance of most neighborhoods in
Cotati. School bus service is also available. Cotati also has two
private schools serving K - 4th and 7th - 12th grades.
SRJC offers a strong General Education program for students
planning to transfer to four-year colleges and universities, and
more than 175 career skills certificate programs that prepare students for the workforce.
Sonoma State University, one of the 23 campuses of the California State University system, has been an important part of
the local scene since 1961. With enrollment this year of approximately 8,000, SSU has 36 academic departments and offers 45
bachelor’s degree and 16 master’s degree programs, 9 credential programs, and 8 certificate programs. SSU is fully accredited
by the Western Association of Schools and Colleges and is the
only California member of the prestigious Council of Public Liberal Arts Colleges. U.S. News and World Report ranks SSU as
one of America’s Best Colleges each year.
In 2009/2010, more than 57,000 students were enrolled at SRJC
at all of its locations. The College attracts students from throughout the state and from more than 40 countries around the world.

the soon-to-be-open Green Music Center is designed to become
one of the great concert halls of the world. The Wine Business
Institute in the School of Business & Economics is the first and

San Francisco and Northern Pacific line who laid the first railroad in the North Bay in 1870 from Petaluma to Santa Rosa.
With anticipation high for the new Sonoma-Marin Area Rail
Transit or SMART train from Cloverdale to Larkspur, it is worth
a look at how the birth of the railroad, its rise and fall and perhaps rise again, has helped shape the Cotati Valley over the
generations, and what that suggests the new line might offer
in these times of rising gas prices and air pollution.
Page’s Station, named for developer Wilfred Page, one of
town founder Thomas Stokes Page’s seven sons, became a
convenient wood and water stop for travelers, and the growing community soon became known as the town of Cotati. The
freight trains transporting dairy and other foodstuffs through
town by rail helped to make Cotati a busy port of call.
The railroad
through Cotati was first
put
down
nearly 150
years ago,
at the beginning of the
Civil
War,
once Congress
had
approved a
railroad
to
Northern Pacific railway line map - Circa 1870
the Pacific.
As far back as the 1870’s, big railroad corporations essentially controlled all the routes across the American West.
Vallejo to the east became an important stop on the way
to San Francisco, but what was known as the Cotati Valley
route landed in the hands of one Peter Donahue and was his
Donahue’s line ultimately ran from Cloverdale down to San
Rafael, a half hour ferry ride to San Francisco, and was instrumental in developing the lumber and agriculture industry
in Sonoma County. The Cotati Valley became an important
agricultural center at the turn of the 20th century, and the
Northwestern Pacific Railroad built the Cotati Depot which
opened in 1907, feeding the big city with eggs, dairy and
vegetables. Long since destroyed, it was close to the East
Cotati Avenue crossing and near to where the local SMART
station is expected to be located on the soon-to-be-revived
Cloverdale to Larkspur route.

Beginning this year, Northwestern Pacific will run a freight
service along part of the same line from the California Northern interchange at Schellville north to Windsor, and there are
plans to extend the route to Willits by 2014.

Sculpture
Project, working with

Cotati Arts Project. Eleven students are creating
sculptures specifically designed for
the City of Cotati. "Athena" by Peter Crompton
Four of the works will be chosen to display around downtown Cotati for one year. The Cotati Chamber of
Commerce will publicize this art and the artists that created them in travel magazines and will also create two new
annual fundraising events: The Artist’s Dinner, to celebrate
those artists assisting in this endeavor; and The Changing of
the Statues, a party to celebrate the installation of the new
sculptures and artists each year.
For over a year the Cotati Arts Project has been actively
working on a number of ambitious undertakings including
the very successful Piano Project and Piano Drop Picnic
which involved the painting, display and sale of six old upright pianos during the summer of 2010. The current art adventure is called The Sculpture Project and involves placing
five substantial art pieces around downtown Cotati creating
the Cotati Art Walk.

The Cotati Arts Project or CAP brings together the businesses, non-profits serving children and families, and the
art community in an effort to improve the aesthetic nature
of Cotati and invite businesses to relocate into our existing
empty business spaces. As part of the Cotati Chamber of
Commerce, the CAP board is interested in using art to improve the overall aesthetics of the small town simultaneously attracting business to existing locations in need of tenants.
Overseeing the Cotati Arts Project is a twelve person Board
of Directors whose only job is to bring as much art to Cotati as possible: Music, Theatre, Painting, Sculpture, Performance, and Literary. Project after project are located all over
town – in businesses, in the street, and in La Plaza Park.

How did Cotati get its name, one that seems such a challenge for clerks at catalog ordering desks? Why is the central park that unusual shape and why does it have those
unique statues? How can it seem like such an old town, and
yet have been a city for less than 40 years? Let’s take a look
at the little city’s history.
The name came from the Kotate a peaceful community of
Miwok Indians who populated this valley for generations.
They thrived on the bounty of acorns, wild game, fish, grains
and berries that abounded in the temperate climate. They
chased away the first white settler, John Reed, who came in
1827, but others were soon to follow. A Spanish land grant,
“Lomas de Kotate”, was established in 1844, encompassing 18,000 acres, and after several changes of hands it was
bought in 1849 by Dr. Thomas Stokes Page, an American
physician living in Valparaiso, Chile.

In the late 1880’s, with young William Page nearing 25, his
brother Wilfred, who managed the big ranch, changed the
name to Cotati to make it easier to pronounce, had it surveyed, and town lots established surrounding a hexagonal
plaza. There is a theory that the unusual shape, shared by
only one other city in the U.S. (Detroit), was chosen because the main Page ranch barn, a huge structure on West
Cotati Ave., also had six sides.
He established livestock on his property and built a large
home for his family, who came in 1869 to live on what was
then called Rancho Cotate. Dr. Page died in 1870, leaving
his family to run the sprawling dairy and stock farm on the
acreage described in an 1875 newspaper as the largest
farm in Sonoma County and one of the finest pieces of agricultural land in California. Because of a clause in Dr. Page’s
will that the ranch must not be broken up until his youngest child was 25 years old, the Cotate Rancho was the last
of the great Sonoma County land grants to be subdivided.
So most of the other communities in Sonoma County, even
nearby Penngrove, are older than Cotati.
Or maybe it was because Wilfred had six brothers. The streets
surrounding the plaza were named after the Page sons: Olof,
Henry, Charles, Arthur, George, and William. Apparently the
Page daughters, Anita, Lizzie, and Manuela, weren’t deemed
worthy of street names. For himself, Wilfred named what he
expected to be a more major thoroughfare: Wilfred Avenue,
now in Rohnert Park. Other street names also hark back to
the Page family: El Rancho Drive, where the big Page mansion stood until it burned in the 1930’s; Page Street, Valparaiso Ave., named after their childhood home, Delano Street,
named after Mrs. Thomas Page’s father.

The Cotati Land Company, owned by the Page
brothers, began selling lots in 1893, and
travelers on the railroad arrived at Page’s
Station on East Cotati Avenue to find signs
offering ranch land at low prices and easy
terms. A real estate salesman named David Batchelor worked with the Pages to
help the new landowners get started in
the chicken business on farms ranging
from 5 to 20 acres. In all, some 9000 acres
were sold to small landholders, while the
Cotati Land Co. retained about 4000 acres
as a huge ranch.
That happened in 1963 when the independent little community felt threatened by burgeoning Rohnert Park. To retain its identity
and rural lifestyle, Cotati incorporated, and
as a municipality began to take over more
responsibility for its own destiny. In the
70’s, students from nearby Sonoma State
took a special liking to small town Cotati
with its rustic lifestyle, and brought bold
changes in the city’s philosophy and scenery. The old Cotati Inn restaurant became
the Inn of the Beginning, and attracted
world class musical groups. The Plaza became a social center; a bandstand was built
and used almost continuously, to the joy of the
younger citizens and dismay of the oldsters. And
the statue of Chief Cotate, arms upraised in ceremonial dance, was created.
In later years that vast ranch acreage was to
become the Waldo Rohnert Seed Co., and eventually Rohnert Park.
A post office and school were established in 1893 and Cotati people settled down right away to produce a community.
By the early 1900’s they had built a Congregational Church
(now Church of the Oaks), a Catholic Church (old St. Joseph’s, now Korean Baptist Church) and a social hall for the
Cotati Women’s Club (now Congregation Ner Shalom). The
Odd Fellows Hall (now the home of Risk Management Services) and numerous stores to serve the surrounding agricultural area sprang up around the Plaza.
Years later, the first Cotati Accordion Festival was held in
the Plaza, inspired by bandleader Jim Boggio. The festival
became a hit, with Boggio as one of its stars. When he died
suddenly, a statue of him with his accordion was added to
the Plaza scene.
Today, Cotati is a full fledged city with an efficient council/
city manager form of government, independent police and
public works departments, planning and building departments and several active citizen commissions. The general
stores of past years have given way to sidewalk cafes, and
farmland on the west side of town has been developed for
industrial uses and business parks. But Cotati citizens are
still as independent as those early small farm owners were,
and are dedicated to retaining the country town ambiance
Cotati has always known.

In 1915, the Plaza took a drastic change when the state
opted to run the Petaluma-Santa Rosa Highway through
the middle of Cotati. Local merchants were pleased to have
more traffic coming through town to generate business. Garages, auto dealers and restaurants appeared among the
farm supply and general stores that made up Cotati’s business district.

was formed, the American Legion Post was established, and Cotati was famed for its baseball
team, sponsored by the town pool hall owner. An
immense wooden auto racetrack was built near
the railroad tracks on East Cotati Avenue, and
drivers and fans came from far and wide. Unfortunately not enough fans could weather the
trip pre Golden Gate Bridge and the track was
a financial failure. The lumber salvaged from its
demolition produced several of the buildings still
in use in downtown Cotati.
Cotati weathered the Great Depression well, as
its population of small farmers were relatively
self sufficient. But after World War II the chicken
business began to change to larger operations,
and many small farmers went out of the business
and sold their lands for homes and businesses.
Cotati established a Public Utility District to provide sewer and water service, and the Chamber
of Commerce was the prime voice of the community in pushing for improvements. Some of
the monuments in the Plaza were an outgrowth
of the Chamber’s Plaza improvement projects.
But not those statues. They came after Cotati
had become a city.

Music & live events in Cotati
Cotati is a town rich with music and has played an important
part of the music scene in northern California since the 60’s
when San Francisco rock expanded into Marin, Sonoma
and beyond. Indeed some of the greatest music of the rock
era was written or recorded in the North Bay, and Cotati has
had its share of studios and clubs over the years as well as
longtime music events like the jazz and accordion festivals.
Today Cotati-based studios like Prairie Sun carry on the tradition. Prairie Sun is where Jim Boggio, a local musician,
recorded the accordion album, Accordion to the Blues and
met co-owner of the studio and veteran Cotatian, Clifton
Buck-Kauffman. They first conceived of an accordion festival there some 21 years ago, and now it’s a world-renowned
event. Boggio passed away in 1996, but a statue of him was
erected in La Plaza Park the following year so he’ll be there
again this August. The studio, on the farm of veteran Grateful Dead sound engineer, Jeffrey Norman is currently headquarters for the remixing of the band’s Europe ’72 tour for a
massive 72 CD box set! The highly-revered recordings will
be released this Fall and all 7,200 copies of the $450 box set
have already sold out.
It was sad after nearly thirty years to see the closing of the
much loved music store, Zone Music which helped make
Cotati a destination for musicians from miles around for
nearly thirty years. The good news is that some of Zone’s
former employees have opened a new music retail store in
the same location called Loud & Clear Audio Visual. And
there is even a new record store next door, selling classic
vinyl, called Amazing Records. Yes, Amazing!
Accordion Festival 2010
Local clubs like the Cotati Cabaret and Inn of the Beginning
were a mainstay for many of the great names from blues
like Lightnin’ Hopkins, Buddy Guy, Taj Mahal, and John Lee
Hooker; and from rock like Van Morrison and Neil Young.

It is live music however that is really at the heart of Cotati’s
cultural identity, highlighted once again this year by the 21st
Annual Cotati Accordion Festival which will take place in August in La Plaza Park. It’s a multi-cultural extravaganza of
accordion music, polka dancing, jam sessions and bands
from all around the world playing everything from polka to
conjunto. Each day opens with an accordion parade and in
the afternoon at 3 pm, everyone takes out their accordion
and plays "Lady of Spain" in unison.
Of course the Accordion Festival is just a youngster compared with the 31st Annual Cotati Jazz Festival in mid-June

great bar for dancing, especially the infamous Cotati crawl and where every
night is karaoke night, and Spancky’s, too is a downtown favorite. The Cotati
Yacht Club & Saloon also gets busy, and the Eight Ball is a good place to kick
back.
For music to the kids’ ears, there’s Music to My Ears in Apple Valley Plaza, offering music lessons to kids. And although it’s not actually musical per se, one
of the coolest book stores left in the North Bay is North Lights Books & Cafe,
with a great selection and where many a name author stops by; coffee houses
include Cotati Coffee and Johnny’s Java.
There is music all around you in Cotati.
Oktoberfest 2010
jazz ensembles playing all over downtown Cotati, it’s been called the biggest
little jazz festival in Sonoma County! And
it also includes an artisan fair throughout
the afternoon and evening.
All year long, Cotati has many special
events with a musical soundtrack - even
the Junk Art Sculpture Contest, around
the end of June, and the Cotati Kids Day
Parade and Festival in mid-July, which
has been going for more than 12 years.
This year’s theme is "Bedtime Stories."
The Cotati Oktoberfest, an inimitably local take on the German tradition comes
to La Plaza Park early in October and
features the oom-pah-pah of Karl Lebherz and his Bavarian band; while the
Holiday Tree Lighting Ceremony in early
December offer suitably seasonal music
for all to sing along with, and kicks off the
“Four Nights of Festive Fun” with carols
and tree lighting, followed by holiday music and a visit from Santa Claus! Events
each evening include a pub crawl for
adults aptly named Holiday Cheer; a free
candlelight concert at the Church of the
Oaks, featuring holiday music and vocal
performances; and also an elegant evening in downtown Cotati with shopping in
unique shops, dining on gourmet treats,
listening to carolers and enjoying free
holiday horse & carriage rides.
