The request was for waivers of development Standards for lots located in the Urban Business District of Stonegate. Riverstone Partners, LLC are seeking requests to build single family residences on Lot #’s 246-249 and Lot #’s 252-255. Their requests were: Reduction of front yard setback (20ft. to 10ft..) along Beekman Terrace and Beekman Place • Reduce the minimum lot size from 5,000 s.f. to 3,400 s.f. • Increase the max. lot coverage from 70% to 90% • Allow porches/landings to extend into a side yard or front yard by 2 - 3 ft.. • www.stonegatezionsville.com A number of the requests were necessary due to the fact that Zionsville’s and Boone County’s Standards do not agree. One example is that Boone County only required a 5 ft. setback on the side yard from the property line and Zionsville requires a 10 ft. setback. SEE Page 2 for the rest of the story. Page 2 STONEGATE LAMPLI GHTER NEIGHBORHOOD NEWS 9 New Homes Under Construction NEW NEIGHBORS Please join the Stonegate Staff in welcoming the following families who have recently moved into the neighborhood: There are currently nine Residences at various stages of construction in the Stonegate Neighborhood. Lot 268 Of the nine, all but the Townhomes on Lot 268 are contract homes. Lot 117 Plans have been approved for a tenth which should start in the early Spring. Henry Homes Lot 286 Viewegh Builders Castalia Homes Zionsville BZA Hears Request By Riverstone Tax Rate Comparison No decisions were made by the B.Z.A. on the requests made by Riverstone. As a result, the requests will be taken up at the next BZA meeting in early March. Local tax rates are presented in the following table for calendar year 2009. Zionsville H.S. Athletics and some Stonegate residents enjoyed successes with their fall sports teams. Congratulations to the Boys Soccer Team, including Stonegate resident Carter Mikesell on claiming the school’s first Boys Soccer State championship. The team defeated Homestead 3-1 in the championship game, finishing their season with a 20-3-2 mark. The Girls Volleyball Team, including Stonegate’s Christian Fink, finished 26-8. The Football team, including Nick and Anthony Gallo, Garrett Welch, and Adam Laker, finished with a strong 8-3 record. Boys Tennis won their second straight doubles state title, finishing 21-2 on the year. The Team also won its fifth straight sectional title, third consecutive regional and semi-state championships before falling in the first round of the state compe- tition. The Girls Soccer Team also made it all the way to the championship game of semistate before losing 2-0 to Cathedral. The team finished 16-3-4. The Boys Cross Country Team finished 7th at the state meet while the Girls Cross Country Team finished 8th place at the Regional competition. For those with approval, remember to follow these guidelines from Minnesota DNR. www.stonegatezionsville.com Page 4 STONEGATE LAMPLI GHTER POA NEWS AND INFO Annual Meeting Update The annual Stonegate Property Owners Association Meeting was held on Monday, November 16th. The Pool Committee is one of several that are looking for Volunteers! The Meeting House Committee is looking for Volunteers also In General, POA Fees were only increased between 3 and 5 % for calendar year 2010 Larry Reitz Jr. facilitated the meeting, giving updates on lot development, the ALERSA section, and future plans for the development. The neighborhood amenities were discussed and the budget for the upcoming year was presented. There was a quick review of the Architectural Committee approvals and denials as well as request for any interested resi- dents to sign up for one of the various committees. Our Stonegate Staff Members are very happy to have our neighborhood friends play on the playground, sports fields, and basketball courts during non-school hours. Unfortunately, on several occasions recently, it has been observed that children playing before and after school an throughout the weekend are not observing the safety procedures that we enforce with our students during the school days when adult monitors are present. Please help us to keep all of our Stonegate cherubs safe by reminding your child of the following safety guidelines. Sit on your pockets when on the swings and slides. When on the slides, slide down with feet in front (no climbing up the slide). Please do not jump off of the equipment nor climb on top of the equipment.
