Welcome to the first issue of Paramount Property
News! The year 2010 was an exciting year for the
Paramount property division and its sister
companies. There were sell-out launches, news on
up and coming property launches as well as fresh
developments in the Paramount education arm.
With so much to share, we decided to bring
you all of the latest in one newsletter!
In this issue, you will see what’s in store for
the residents of the nation’s first cybercity as
Paramount embarks on its first stratified, freehold,
gated and guarded development designed to
promote healthy and sustainable lifestyles in
Cyberjaya. For our readers in the north, there’s a
brand new residential development you just don’t
want to miss. But first, get the latest on capital

The Paramount property division was formed over
three decades ago as the property investment arm of
the Paramount group of companies. It was only in
1981 that Paramount first ventured into property
development. Since then, the company has
committed itself to building quality homes and
enriching lifestyles. Our early involvement in the
buying and leasing of properties in the late 70s has
clearly influenced the way we assess and select land
banks for development. From our earliest
developments in Sungai Petani, to the Kemuning
Utama residential development in Shah Alam, our
philosophy has always been about offering great
homes in prime locations without sacrificing lifestyle.
This unique combination of location and lifestyle has
been a boon to property buyers, both residents and
investors alike. Capital appreciation for Paramount
homes and commercial developments are currently
from upwards of 20% to over 100% across
the board. For our future developments in

Cyberjaya is a flourishing city buzzing with business activity
and a steadily growing population. Its unique infrastructure,
knowledge-driven economy, accessibility and proximity to the
federal administrative centre are just some of the reasons why
investors, corporations and property buyers are flocking to the
nation’s first cybercity. Cyberjaya is 10 to 15 minutes away from
Puchong and Putrajaya and just 20 minutes from Kuala Lumpur
via the newly completed Maju Expressway (MEX). Landscaped
parks and natural greenery cover the 7,000 acre flagship zone.
Beneath this green skin lies a nervous system of fibre optic
cables connecting offices and a daytime population of 41,000
workers, students and residents, to the world beyond.
Its population, projected at 35,000 permanent residents by 2014,
has remained relatively untapped. However, investors have not
been slow in recognizing the potential of this booming market.
Land sales and developments amounting to RM9.1 billion in
total investment have been made since 1997. The new year will
see more residential development projects by prime developers,
including a mixed development project by Paramount.
The new 50.01-acre freehold development will be Paramount’s
first mixed residential development geared towards sustainable
living. Comprising luxury bungalow units, semi-detached units,
super-link units and condominiums within a gated and guarded
enclave, the new development undertaken by Paramount
Property Development Sdn Bhd will be launched this year.
Residences within the development will embrace architectural
features that create a seamless link between homes and
gardens. The development will also hold a residents-only
clubhouse with recreational amenities. Adjacent to the
administrative capital and connected to major townships via
the Maju Expressway (MEX), ELITE and LDP, Cyberjaya is
strategically positioned for growth – a boon for any
development projects in the area.

MEX. The Cyberjaya Dedicated
Transportation System (DTS) is a
GPS-enabled intercity shuttle
service that links major towns
around Cyberjaya to the city
operating 24 hours a day, every
day. The DTS is complemented by
Park n Ride, a free intracity shuttle
service that reaches over a dozen
locations within Cyberjaya daily.
A CITY IN SYNC
Keeping the community wired to the rest of
the world is a citywide network of fibre optic
cables and the city’s own broadband service
provider. There’s also Cyberjaya TV – a
dedicated IPTV channel featuring creative
content as well as real-time information on the
city. The community also enjoys safer streets
and speedier emergency response times,
thanks to a citywide CCTV surveillance system.
A CITY OF PROGRESS
HP, DELL, Fujitsu, Motorola, AMD, DHL, KPMG, HSBC, Nokia, Shell, BMW
and Ericsson are just some of the 500 multinationals that have set up
operations in Cyberjaya. The city is also a vibrant education hub. elc
International School, Multimedia University, Cyberjaya University College of
Medical Sciences and Limkokwing University of Creative Technology all
have campuses here and support a thriving international student
population. Over 70 restaurants now serve the community, along with
banking institutions like Maybank and CIMB. Plans for hypermarkets and a
1 million sq ft integrated lifestyle and commercial project landscaped by the
international award-winning LandArt Design firm are also in the pipeline.

The final phase of terrace homes in
Kemuning Utama was launched in
January 2011 with little fanfare. The soft
launch, which was initially planned as a
low-key event, turned into an overnight
rush as eager buyers started turning up
at 9am a day earlier. By midnight, more
than 150 people were waiting in line to
book a freehold property in one of the
most desirable gated and guarded
developments in Shah Alam. Goodie
bags packed with blankets, towels,
toothbrush kits, some light refreshments
and breakfast coupons, were handed out
to those who stayed the night.

All in all, the soft launch was a
huge success and about 130
buyers had secured a unit by
the end of the day, taking up
98% of the number of units for
sale. With a fantastic offer of
5/95 financing, 0% interest
during construction, free SPA
and legal fees as well as MOT,
many property hunters were
keen to grab a last chance at
owning a piece of landed
property at Kemuning Utama.
By the official launch day,

Green Campus Takes Root
In Glenmarie
Education has always been an area of
special importance to Paramount
Corporation Berhad. The group’s education
arm is a pioneer in its own right, having
provided innovative, high quality private
tertiary education since 1983.
The new KDU University College campus in Glenmarie will combine comfort with
sustainability spread out over a 20-acre sprawl. As part of Paramount’s 8.7ha
Glenmarie mixed development project centred on green concepts, the campus will
incorporate water features, efficient air-conditioning, rooftop gardens as well as other
architectural elements that support efficient consumption of energy, water and other
