My name is Rick Marquart and I currently serve on the board of Downtown
Washington, Inc. Over 13 years ago, I moved my family from a nice quaint subdivision
in a neighboring town to the Old Historic Downtown Washington, MO. With my
wife and 5 year old daughter, Allie, this was a difficult decision simply because we had
no knowledge of downtown living. The choice made was the best decision of our lives.
The friendly people, walks to restaurants and shops, and beautiful parks nearby made
raising a child in downtown Washington something special. Our daughter is currently
19 years old and attends The University of Mississippi. She will be the first to say the
downtown hospitality she grew up with is not much different from the true southern hospitality she is
experiencing at Ole Miss.
The river, riverfront trail, Amtrak, and all the downtown events are only a few things that make our downtown
special. It is exciting to see the influx of new businesses over the past few years thrive in our historic downtown.
The older I get I now understand what people mean when they say, "the beautiful
historic buildings remind us of our past but still pave the way to our future." I am so
proud and blessed to live and work in downtown Washington, Missouri in which I truly
believe is the heart and soul of our community.

Economic Benefits of National Register Listings
Many property owners actively seek National Register status
because of the benefits associated with such listing. In addition to
conferring official recognition, which can be helpful, for example, in
attracting tourists to stay in a bed & breakfast, stroll down an historic
main street, or visit a local house museum, National Register listings are
used by the federal government as a basis for qualifying a property for
federal assistance in the form of favorable tax incentives, such as a 20
percent rehabilitation tax credit, the charitable contribution tax deduction for the donation of a preservation
easement, grants and loans. Properties listed on the National Register may
also be eligible for state income tax incentives and property tax relief and
may qualify for financial assistance through state-administered programs
funded by the Congressionally-appropriated

Missouri law provides an investment tax credit equal to 25 percent of
approved costs associated with qualified rehabilitation made after Jan. 1,
1998. The State Historic Preservation Office is responsible for certifying that
a building is a historic structure (see below) and for reviewing and approving rehabilitation work for the state
credits. The federal and state credits can be used in combination for the
rehabilitation of commercial or income-producing properties. Missouri's historic
tax credit program not only facilitates the rehabilitation of buildings for uses that
meet the federal requirements, but also allows tax credits for the rehabilitation of
buildings that will be sold on the projects' completion. In addition the state law
allows credits for the rehabilitation of a taxpayer’s personal residence. The state
credits are administered by the , please consult the Department for information
regarding the administration of the state program.
