The five apartments are actually
five separate villas.
At the heart of the complex is a swimming pool, complete with
sunny patios and cool palapas that offer both shade, peace and
quiet.
Privacy, exclusivity and coziness are the key features of the
Residence. There are only four apartments in each of the
buildings. Two on the ground floor, both of which boast a
covered and an open patio, and two on the first floor, each
with a covered patio and a roof garden with a palapa.

Willemstad, the beautiful Old Quarry Golf course at the Santa
Barbara Resort, Caracas Bay and Spanish Water with its many
harbors, the Jan Thiel Beach and Mambo Beach: all at a short
distance.
Located only a few minutes from the Residence, Jan Thiel Beach
boasts a great variety of informal beach clubs and excellent
restaurants. There are also many shops and even a casino and
a wellness center/spa. You can do your daily grocery shopping
at the nearby Albert Heijn supermarket, which offers a wide
range of both tropical and Dutch goods.
Mambo Beach is also a very lively spot with its fabulous
beaches, trendy beach clubs and many shops and restaurants.
The resort is situated right next to the island’s natural salt flats.

The apartments are extremely spacious
(approx. 165 m2) and modern in design.
The color schemes and choice of materials blend perfectly with
the natural environment. The clean architectural lines and the
natural materials like telephone poles, vertical and horizontal
wooden panels, palapa leaves and stretched canvas combine to
create an unmistakably modern but also authentic ambience.

There are four type A buildings and
one type B building.
The buildings are located in a private resort with a large
swimming pool, patios and palapas at their center.
The staggered lines of building B distinguish it from the
buildings of type A.
Each building consists of two identical, mirror image garden
apartments and two identical, mirror image penthouses.
Each penthouse has its own roof garden.
None of the apartments bedrooms are directly adjacent to
a living room in the adjoining apartment.
Each apartment comes with two master bedrooms (a unique
feature on Curaçao) and another two spacious bedrooms.
Apartments that can boast four bedrooms are a rarity on
this island.

Curaçao – the great outdoors.
Careful attention has been paid to the Residence’s place within
the natural environment and the result calls to mind the natural
appearance of a park with sandy beaches. The flora is luxuriant,
the sightlines magnificent and there are ample sunny and shaded
spots, both on the patios and around the swimming pool.
The large swimming pool has been built with comfort in mind,
with a jacuzzi at one end and a shallow area at the other.
There are various sunny areas around the swimming pool, and
the palapas and palm trees offer shade when it gets (too) hot.
There is also a BBQ area.

The covered patio of each apartment
measures approx. 35 m2.
This area is big enough for a lounge/dining area, which gives it
the feel of an extra living room. In the penthouses, the underside
of the covering is made of wood, painted white, which gives it a
clean, fresh look. The topside of the covering is finished off with
roofing material and palapa leaves for that authentic touch.

Each first floor apartment has its own
staircase to a private roof garden.
The roofing covers the entire surface area of the apartment.
This roofing consists of a pergola constructed from telephone
poles supporting a tarpaulin of UV-proof canvas. The large roof
garden is partially covered. In the case of the apartments on the
first floor, it is also possible to install solar energy panels.
The view from the roof gardens is nothing short of spectacular.
The houses in the surrounding resorts and neighborhoods are
all low-rise, which provides for endless vistas all round. The
views from each penthouse have been captured by a drone and
can be seen upon appointment with the real estate agent.

The living room can be fitted out with a
sitting or dining area and a kitchen.
The example in the illustration shows this area with a large
free-standing cooking island and high wall units, with the sitting
and dining areas in the outdoor living area. Being able to live
outdoors all year round is one of the most attractive features of
life on Curaçao.

Not forgetting the large third and fourth
bedrooms.
In addition to the unique feature of two master bedrooms,
all of the apartments also boast two extra-large bedrooms.
This is quite the exception on Curaçao, where apartments with
four bedrooms are very rare indeed.
The extra bedrooms are large enough to accommodate a double
bed and have ample room for wall units. These bedrooms share
the third bathroom between them.

technical details and
finishing touches

Construction
Depending on their particular location, the houses will be constructed on
a strip or slab foundation. Both the load-bearing and non-load-bearing
walls are to be constructed from concrete blocks. All floors will be made of
reinforced concrete.
Window/door frames
and glazing
All window frames and exterior doors and frames, hinged windows and
shutters will be made from aluminum. Interior doors and doorframes will be
constructed from wood.
Stairs
The stairs in the stairwell will be made of monolithic finished concrete.
The stairs from the first to the second floor are wooden.
Floor, wall and ceilings
The floors will be finished with cement screed as standard except for the
floor of the roof garden, which will be finished in monolith concrete. The floors
on the ground floor and first floor (incl. patio) will be finished with tiles.
The real estate agent can provide samples. The walls will be plastered and
painted white. The ceilings will be provided with a smooth finish and also
painted white.
Porch roofing
The roofing over the porch on the first floor will be made from telephone
poles and white-painted wood. The edging will be finished off with palapa
leaves.
Kitchen
The kitchen can be fitted with a ceramic hob, oven, built-in dishwasher,
and washbasin with faucet. The purchase price includes an estimate for the
kitchen fittings.
Tiles
The bathrooms and toilets will be finished with wall and floor tiles that match
the tiling in the rest of the house, though slightly smaller in size.
Bathroom/
Toilet fixtures
The toilets and bathrooms will be fitted with Sphinx fixtures in white and
with taps by Grohe. The toilets will be fitted with a wall-mounted toilet and
wash-hand basin. The bathrooms will also be fitted with a wall-mounted
toilet, and with ceramic wash-hand basins and a shower with recessed floor
and strip drain.

Ventilation
The toilets are all fitted with a mechanical ventilation system. The bathrooms
will be ventilated naturally, as is the case with the rest of the house.
Electrical wiring
The house is to be wired for 220V, with the required distribution box and
circuit breakers. The wall sockets will be fitted approx. 30cm from floor level
in the living area and in the bedrooms.
Gas
There is no provision for the use of gas.
Air conditioning
The bedrooms will all be fitted with air conditioning. Each bedroom will be
fitted with its own individual unit, which will regulate temperature based on
a split system.
Data
Cabling will be installed for data, signal and alarm requirements.
Swimming pool
The communal swimming pool will be constructed from concrete and
given a so-called diamond bright finish. Two palapas with a wooden roof
and wooden shingles will be erected adjacent to the pool, along with the
hardwood patios.
Gardens
The communal gardens will be planted with various kinds of plants and trees
and finished off with sand. Irrigation of the gardens will be achieved via a
deep well, meaning that the ensuing costs will be virtually zero.
General
The information in this brochure is a summary of the features of the
Residence. For a more detailed description please see the ‘Technical Details’
in the buyer’s folder.

Bathroom
The bathroom is fitted with a
Geberit WC with a wall-mounted
Sphinx toilet, white ceramic
wash-hand basins by Sphinx
and Grohe faucets.
Kitchen
The kitchen can be fitted with a ceramic hob, oven,
built-in dishwasher, and wash-hand basin with faucet.
Given the local climate, it is advisable to install a
free-standing, double American style fridge freezer.
The purchase price includes an estimate for the
kitchen fittings. You can refer to this estimate when
choosing the kitchen fittings you desire from the
kitchen supplier. Please keep in mind the standard
electrical set-up in the technical specifications when
making your choice.
