The Future of Ardmore Ardmore Station represents the newest initiative to bring Ardmore residents and businesses together to produce a stronger sense of community with a renewed energy. The $180-million, mixed-use project, proudly spearheaded by nationally recognized developer Dranoff Properties, will center on revitalization of the Ardmore train station, enveloping the transport hub with fresh appeal. Set to transform the station on all sides, the project will offer an imaginative yet practical design that will not only unite Ardmore’s high-end Suburban Square shopping mall with Lancaster Avenue’s commercial district, but also blend seamlessly with the town’s historic aesthetic. In true Dranoff fashion, no detail has been left to chance at Ardmore Station. Set to begin construction in 2011, the thoughtful design will evoke nearby buildings’ form and character, honoring Ardmore’s traditional roots. Inside the structure, 335 luxurious residential units will offer tenants a well-appointed, small-town habitat just a short distance outside Philadelphia. The ground floor of the building will include 60,000 square feet of restaurants and shops, where residents and guests can dine al fresco, shop and enjoy the village-like area. For convenience, 12,000 square feet of office space will be available in the train station, and plans for ample, renovated public and private parking are set. The heart of the Main Line will continue to prove welcoming and highly accessible by major highways and train lines, including I-76, I-676 and SEPTA’s R5. Dranoff Properties was named developer of this highly soughtafter redevelopment project in 2008. The project, designed by Philadelphia’s JKR Partners, was a natural fit for the company— especially considering Dranoff’s impressive portfolio of urban redevelopment projects, including Philadelphia’s The Left Bank, World Café Live and Locust on the Park. Perhaps the most intriguing element of Dranoff Properties’ executions—apparent in a project like Ardmore Station, where reuse or renovation of a historical building is required—is how the company manages to incorporate a property’s history and existing charm with the most contemporary architectural and design concepts. During the recent economic downturn, Dranoff has been among the sole forces in development not only in the Philadelphia region but also throughout the country, and it’s excited to share its success with Ardmore. The company’s ability to create both public and private partnerships with local governments and companies has given it a viable edge in getting new projects underway. The Ardmore Station project, for example, acquired a $6 million grant for the township from the state of Pennsylvania. “Now is the time to begin planning for the future, when the cycle changes,” says company president Carl Dranoff. An underlying gem awaits the Main Line— and Ardmore Station’s revitalization will serve as a means to polish the area, surely making it brilliant once again. The Clover Market, the Main Line’s only open-air art and antiques market, will be debuting April 11 in Ardmore’s Schauffele Plaza. The Market will exclusively feature approved sellers of antiques and home collectables, vintage furniture and lighting, affordable original art, architectural salvage, and estate jewelry. Modeled after Portobello Road and similar outdoor fairs in Bucks County, the market will be a vibrant addition to Ardmore on alternating Sunday afternoons in the spring and fall. (Above) More browsing at Past*Present*Future. in one community gathering spot. “The market will provide a fun, centrally located place for people to meet up with friends, find affordable treasures for their homes, and get an introduction to the many excellent dealers and artists in our area,” says Long. “More importantly, I hope people will stay awhile and wander beyond the parking lot to discover the many treasures that Ardmore itself has to offer.” The market will be open 11 a.m.-4 p.m. two Sundays a month, rain or shine, AprilJune and September-November. It will be located across from Brownie’s 23 East in the center of the Ardmore business district. There is ample parking nearby at the Cricket Terrace lot, at the large municipal lot behind Philadelphia Sports Club, along Rittenhouse Place and behind the Township Municipal Building. Long began the planning for the market in the fall of 2007, with initial outreach to Ardmore Commissioner Cheryl Gelber and Christine Vilardo, executive director of the Ardmore Initiative. Response from both was positive, and Long quickly found support from the surrounding business community and the community at large. “There were many times it felt like this might never happen,” says Long. “But I truly believed in the concept and knew that this was a unique idea for Ardmore. It was a void waiting to be filled, and I’m so happy to have the opportunity to highlight the many excellent artists and dealers in our area. The interests of businesses, property owners and residents are well represented by a variety of organizations in Ardmore. The Ardmore Initiative is a business district authority created by Lower Merion Township in 1993 to represent the interests of commercial property owners in Ardmore’s downtown. It administers façadeimprovement grants, provides streetscape amenities and markets the commercial district. The Ardmore Initiative also serves as a liaison between property owners and local government, assisting owners with permit applications, approvals and other issues. It hosts a number of community events to increase foot traffic in downtown, while working with local realtors and the township to ensure a vibrant retail mix. The Ardmore Initiative is a recognized National Trust for Historic Preservation Main Street program, was named one of the top 10 performing Main Street programs in Pennsylvania in 2008-09, and spearheaded Ardmore’s inclusion in the Classic Towns Program of the Delaware Valley Regional Planning Commission. These designations showcase Ardmore as a vibrant and sustainable area, poised for great growth potential.
