It has been a wonderful and humbling experience to serve as your president this year. My theme for the year was “Building a Foundation for the Future” and I believe we made a solid effort. From my experiences at National Association of REALTOR® meetings I know our Association is genuinely one of the finest and most complete in the entire country. We owe so much of our success to the tremendous amount of volunteers and the efforts they put forth on behalf of all of us. In mid 2012, SAR adopted a new three-year strategic plan with six broad goals: • Education: Offer high-quality education that is accessible and relevant to SAR members. • Advocacy: Establish SAR as “the” source for real estate information • Communications: Actively engage in communication with SAR members and the public and make them aware of the value of REALTORS® and REALTOR® organizations. • Governance: Be an innovative and proactive organization that strives for greater transparency. • Technology: Be a leader in the use of the most relevant technology. • Membership: Develop its unique value proposition to retain SAR members and actively recruit new members. Together we have accomplished so much this year. Of course, much remains to be done and I know Paula Swayne, our incoming President is eager to begin her year and ready to tackle the challenges ahead in 2014! One of our most important efforts for looking to the future is our Leadership Academy, led this year by Linda Wood and Jennifer Odama. They have helped produce an exciting group of graduates, ready to take their places in the ranks of SAR. Education is one of our most valued services by our Members. Franco Garcia and Mahnaz Khazari have provided excellent leadership. For 51 years, our Scholarship Trustees have been assisting worthy college-bound students. This year, 25 students received $43,000 in scholarships, thanks to the efforts spearheaded by the “Dean of Scholarships” Perry Georgallis. SAR’s new charitable foundation is off to a terrific start under the leadership of Charlene Singley and Steve Galster. All charitable fundraising for our association is now under the Foundation, which means more recognition for all the good you do in the community. Working through the Foundation, SAR Members contributed nearly $138,000 in 2012. The number will be even higher in 2013! Congratulations to the Foundation for its successful “Moonlight and Melody” gala in June. The Volunteer Coordinating Committee was created in 2013 to help find more volunteer opportunities for SAR members, and more members to volunteer. I especially want to thank Kelean Barragan who stepped up to head this new effort. The CanTree Committee under Kathie Bell and Chris Clark put on the Crab Fest and Sip & Support and has just finished building the CanTree. CanTree’s 31st year was dedicated to Pam Poore, “Mrs. CanTree,” who lost her battle with cancer earlier in the year. The Government Relations Committee under Patrick Lieuw kept close watch on area politics. Point-of-sale proposals remain a serious concern. Mortgage interest deductibility and flood issues never go away. The REALTOR® Action Fund Committee, chaired by Deniece Ross-Francom, provides crucial 5 support for the Political Action Committee. Led by Charlene Singley and Kevin Cooper, the PAC trustees make important, well-studied decisions on candidates and issues. The Young Professionals, led by Kyle Finley and Brandie Ribiero, put on forums and fundraising events: the Spring Vendor Faire raised money for SAR Scholarships and “A Night Among the Stars” supported the SAR Charitable Foundation and CanTree. The Marketing and Communications Committee, led by Kellie Swayne and Michael D. Williams, developed a membership survey and reviewed SAR’s communications materials. The Masters Club, led superbly by Steve Galster, put on many events and mixers including the annual golf tournament. They gave a total of $16,000 to Children’s Receiving Home and Women’s Empowerment. Led by Tong Veu, the Equal Opportunity Committee developed a new series of Lunch and Learn programs, “The Language of Real Estate.” REALTOR® representatives of some of the many cultures and ethnic groups in Sacramento discuss the finer points of doing business with their culture. The Housing Opportunity Committee, led by Barbara Lebrecht and Mary Willett, continued to educate Members on sources of funding for buyers, through their ever-popular “Show Me The Money” events. With Ron Greenwood in charge, the Strategic Planning and Finance Committee (formerly known as Budget) kept us on a straight financial path. This year we celebrated the 100th year of the Code of Ethics, the essence of being a REALTOR®. The Grievance Committee and Pro Standards Committee help uphold the Code of Ethics. The Grievance Committee was ably led this year by Randall Hom and Cherie Hunt. Ed Anderson and Rich Rumsey led Pro Standards. The membership survey showed members value networking and relevant, up-to-the minute real estate information. We have three forums every month to help fill that need: Public Issues, led by Jeff Grenz; Industry Update, chaired by Paula Swayne, and Real Estate Finance and Affiliate Forum, chaired by Larry Challis. Larry’s efforts helped bring more REALTORS® to the meetings and kept us entertained and informed. Bill McKnight and Kathie Bell kept the Regional Meetings on track for the second year. The meetings, in five locations around Sacramento County, are an important service to our Members. The Technology Advisory Committee, chaired by Steve Ostrom, provides tech tips in the newsletter and on the website. Longtime commercial REALTOR® Anthony Scotch chaired a new committee this year for the SAR Commercial Division. The Inaugural Sacramento Real Estate Connect held at the McClellan Conference Center in October, was a major success. It was a tremendous collaborative effort of Commercial and Residential REALTORS and provided a wealth of economic information. It was a good venue for commercial and residential REALTORS to connect and build relationships with one another. Also new this year is the Internship Committee, chaired by Brian McMartin. We have future REALTORS® who want to intern, and offices willing to work with them. This is an exciting indicator of improving industry conditions. Anyone who spends any time at all at SAR quickly realizes what an amazing staff we have. Under the leadership of Dave Tanner, the SAR staff provides more services every day than most of our members – including me – are even aware of. So, to everyone who volunteered this year – THANK YOU! I am very grateful to all of you for your efforts and support throughout this year. Thank you for the opportunity to be the steward of the incredible organization. I know SAR will be in good hands in 2014 and I look forward to another uplifting year with Paula Swayne at the podium! It does not seem like almost a year since we had the January Installation and welcomed President Chris Little and his leadership team. Chris brought us his theme of Building a Foundation for the Future. Many members took advantage of the improving market to attend classes in record numbers. They were truly building that foundation for their future. February brought us the annual Crab Feed and members again came out in record numbers. We not only sold out the event, but due to a last minute major sponsor, we exceeded the planned capacity for the event. March saw the installation of new carpeting in the Mack Powell Event Center as the start of a major building rehabilitation program for SAR headquarters continuing off and on for most of the year. April was highlighted by the installation of Steve Galster as President of the SAR Masters Club. It also brought us the first of two volunteer home renovation events in conjunction with Sacramento Rebuilding Together. May featured both the C.A.R. and NAR Legislative Days. REALTORS® had an opportunity to meet with legislators both at the State Capitol and two weeks later at the U.S. Capitol in Washington, D.C. June gave the SAR Charitable Foundation the opportunity to put themselves on the map with their formal gala in the Mack Powell Event Center. Many local politicians and celebrities attended and learned about the operation of the new Foundation. July saw a major technology upgrade that increased the ability to access the internet through state-of-the-art communications as well as major revisions to the staff hardware and software systems to allow staff members to work together efficiently to provide services to the members. August was highlighted by the Sip and Support event. It also saw Deborah Grinnell depart for her four-month sabbatical in Europe. September brought us the start of the Real Estate Training Institute for 2013. It also brought us the second housing rehabilitation event in conjunction with Rebuilding Together. October saw members travelling to Long Beach, California for the C.A.R. meetings and annual convention. November provided the same opportunity for members to go to San Francisco for the NAR meetings and annual convention. REALTORS® in this area got a great opportunity to ride busses for a Saturday trip to the NAR convention due to the generous contributions of MetroList and their bus sponsors. This month also saw the Young Professionals Network Gala and the Women’s Council of REALTORS® Installation of officers. We ended the month with the annual CanTree build at Sunrise Mall. December started with the President’s Appreciation Breakfast to thank the many members that volunteered their time to help SAR operate efficiently for the benefit of all members. As the month draws to a close so will the term of Chris Little as SAR President. But he will move on to one of the best jobs anywhere, Past President of SAR. I predicted that the interest rates would stay close to where they were – around 4 percent. By the time that my projection was published, the rates had already moved up towards 5 percent! They headed south again during the year to an unprecedented low in the 3.25 percent range. We are currently almost exactly what I predicted at the beginning of the year. A great prediction…pure luck! This is the time of year when smart business people work on their business plans for the new year. We look to the experts in our respective industries to provide us with accurate predictions of what will happen in 2014; home sales, interest rates, employment levels. Can we depend on these predictions? Are any of the experts held accountable for the accuracy of their prognostications? Probably not. Here is a safe bet…some among us will be very successful in 2014. They will develop a business plan that include best practices for selling more “widgets” to wildly satisfied customers in their respective businesses. They may do some research while preparing their plans but the emphasis will be on identifying the most important actions needed to succeed and then they will just do it. My grandfather and father were both successful REALTORS®. Their mantra was “Seek your own counsel.” As a teenager, it was an admonition to me to avoid the pitfalls of peer pressure. As a business person it reminds me to trust my instincts, experience and ability to make good decisions. Good advice for all of us! A few predictions for what will happen in 2014 from the Mortgage Bankers Association: • National loan production in 2014 will drop almost 30% from the $1.74 trillion in 2013 to $1.2 trillion (Trillion with a “T”!) • Despite the drop in loan production, there is good news for REALTORS® because the purchase vs. refi loan ratio should grow to over 60% of the $1.2 trillion from the 40% share this year. A significant increase in home purchases is expected. • The MBA predicts that interest rates will remain artificially low as long as Quantitative Easing (“QE”) remains the policy. They believe that QE will continue throughout 2014. The Feds are buying $85 billion a month of mortgage backed securities to prop up the market. Enough prognosticating…I have thoroughly enjoyed my year as the Real Estate Financial Forum Chair and as a SAR Director. It has been a privilege and honor to work with the dedicated SAR staff, fellow Board of Director team and Finance committee members. I wish each of you a peaceful and joyous Holiday Season. See you there!) 10 2 0 1 3 R e c ap Installation Chris Little was installed as 2013 SAR President, receiving the gavel from Immediate Past President Patrick Lieuw. Hundreds of friends, family and colleagues attended the installation breakfast to help celebrate the beginning of a memorable year with Chris’ theme “Building a Foundation for the Future” setting sights on future accomplishments. Now, at the end of the year, President Little can reflect on a job well done! CrabFest The CrabFest is one of SAR’s most popular events and it sells out every year. SAR Members invite their family and friends to an evening filled with tons of prizes, a silent auction, great music and dancing and a boatload of crab, of course. The Citrus Heights Community Center has proved a perfect venue for the 450+ attendees and a grand prize of $500 is a big draw. All said and done, this event raised $11,500 dollars for the SAR Charitable Foundation to benefit CanTree. SAR certainly appreciates the effort of CanTree Committee to plan and execute these excellent fundraisers. St. Patrick’s Day Scholarship Fundraiser St. Patrick’s Day Luncheon & Silent Auction Benefiting SAR Scholarship Program Hosted by Coldwell Banker - Sierra Oaks The St. Patrick’s Day Luncheon and Silent Auction was full of Celtic camaraderie as attendees gathered to enjoy traditional food and drink, a silent auction and great music. The event was graciously hosted by Coldwell Banker – Sierra Oaks. Thank you to Eric Rasmusson who helped draw top bids for the great donated prizes as auctioneer. This event proved a great success; over $4,700 was raised for SAR Scholarships – nearly double the amount at the event last year. MC Awards Luncheon The Masters Club represents SAR Members who are in the top tier of production. With the theme Salute to Your Success, the attendees enjoyed Tuscan-style décor and a professional photographer to capture the celebration of Masters Club Members’ achievements. This luncheon also wished 2012 MC President Erin Stumpf farewell, served as installation for the 2013 MC Steering Committee and welcomed 2013 Masters Club President Steve Galster aboard. May BBQ/YPN Following another great monthly Main Meeting, the SAR Young Professionals Network (YPN) hosted the 6th annual Vendor Faire and BBQ in the back parking lot of SAR. More than 50 vendors set up booths to showcase the finest in real estate products and services and hundreds more attended. All enjoyed a YPNprepared all-you-can-eat BBQ lunch and the sunshine as they browsed the vendor booths. After all was said and done, they raised over $5,500 for the SAR Scholarship Fund. What a great event for a great cause! 11 11 10 Scholarship Awards/June Main Meeting 2013 marked SAR’s 51st year of awarding scholarships to deserving Sacramento area students. The Scholarship Fund was initially a $600 yearly program that provided $100 to $200 scholarships for Sacramento students attending ARC, SCC and CSUS. This year, the SAR Scholarship Foundation raised $43,000 for 25 outstanding local students with awards ranging from $1,000 to $2,500. Keep this in mind for any college-bound students you may know. The Scholarship program supports students from Sacramento County pursuing real estate, business, and a variety of other fields at many different institutions across the U.S. Many of the students who have received SAR Scholarships are the children, nieces, nephews and relatives of SAR Members. Foundation Gala An elegant evening with champagne, tuxedoes and live music marked the introduction of the SAR Charitable Foundation to the greater Sacramento region. A number of political leaders, including city council members and legislators, joined the festivities while local entertainer Jack Gallagher added humor as Master of Ceremonies and Political Consultant Eric Rasmusson cajoled bids during the live auction. A heart-warming video reminded the audience of the Foundation’s purpose: supporting shelter, underserved groups and a healthy community. Special thanks goes to the hard-working volunteers who organized the event: Paula Swayne, committee chair; Samantha Cooper, Heather Pearce, Michelle Kaspari and Charlene Singley. Sip & Support The CanTree Committee officially kicked off CanTree season on August 9th with a “Cool August Nights” themed Sip and Support fundraiser. Attendees were greeted in the SAR parking lot by an array of Classic American cars built in the fifties – reminiscent of the old American Graffiti days. These year’s Sip and Support was successful as usual with attendees enjoying wine tasting, appetizers provided by local restaurants, dancing, silent auction and a raffle. This great event raised over $8,000 for the benefit of the Christmas CanTree. E-Waste/Shred Day/Scholarship Luncheon – sponsored by Team Vitek Mentioned above is the SAR Scholarship Fund and the monetary gifts it provides to the next generation of leaders, but not mentioned was where this funding comes from. SAR is personified by the many selfless Members who donate not only money, but also their time and skills towards the benefit of the SAR Scholarship Fund. This year Vitek Mortgage sponsored the entire event which once again featured a special e-waste pick up and shredding services where Members could bring their obsolete hardware and sensitive documents. SAR was paid by weight for the e-waste, with all proceeds benefitting scholarships. Also, in a tag team effort, there was a special fiesta luncheon, complete with carnitas, cerveza and all the fixings to make this day truly a success. Most importantly, the event raised $4,600 for the SAR Scholarship Fund. Thank you to Vitek Mortgage, the SAR Scholarship Trustees and all other volunteers! 12 2013 RECAP 11 Masters Club Golf Tournament Each year on the Columbus Day holiday, hundreds of SAR Members take over the links at the prestigious North Ridge Country Club in Fair Oaks and shotgun scramble their way through 18 holes for a day of great golf, plenty of prizes and reception in the evening. Sponsor companies at each hole provided golfers with snacks and kept their thirsts quenched with cold drinks. This year, the net proceeds of the Masters Club Golf Tournament raised $16,000 for The Sacramento Children’s Receiving Home and Women’s Empowerment. Sacramento Real Estate Connect The Sac RE Connect, a real estate review and forecast featured a jam-packed program and panel of local real estate experts giving the 400-plus audience members a whirlwind tour of the Sacramento region real estate economy. The overall message was that recovery is underway and the worst is behind us, but the region still has a long ways to go. You can look forward to another installment of this program for 2014. Young Professionals Network Gala The Young Professionals Network (YPN) presented their 5th annual gala. Themed “A Night among the Stars,” this red carpet event attracted nearly 200 attendees – all dressed “to the nines.” Music by DJ Rico Rivera kept the party jumpin’ well into the evening and tastings from local wineries loosened up the crowd enough to start a conga line! While the gala was certainly fun-filled, the proceeds generated from the event benefitted the Charitable Foundation and CanTree to the tune of nearly $5,500. Pam Poore Lifetime Service Award/Farewell While the Installation this year welcomed the new president, officers and directors, it also awarded another significant award. Long time REALTOR® Pam Poore was honored with the SAR Lifetime Service Award. A Member since 1978, Pam was best known for her dedication to the Christmas CanTree since its inception in 1982. From 32-foot tall “CanTrees” in the SAR parking lot to hand sewn aprons crafted as raffle prizes, Pam was more than a volunteer, she was the essence that is the SAR Christmas CanTree. 2013 certainly featured some great events and achievements for SAR and its Members, but it also marked a great loss. After a fight with cancer, Pam was laid to rest April 26th. Gone, but never forgotten, her legacy will live on. SAR’s most successful fundraising activity, CanTree has raised more than $2.7 million since 1982. Funds raised in this effort benefit the local chapter of the Salvation Army and help out needy Sacramentans during a crucial time of year – the holidays. These funds were made possible through the selfless efforts of countless volunteers like Pam who through the years have tirelessly donated their time and energy. At the time of this report, 69 of the units had sold (closed), 705 units were currently pending, 1114 units were still active and 105 units were either taken off the market or expired. The Active Listing Inventory in Sacramento County increased to 2,659 units, 13.7% over the 2,338 units in September. Year-to-year, the current number is 93.2% over the 1,376 units of October 2012. The current number of listings is 170.2% above the all-time low (recorded by SAR) of 984 in January 2013. The months of inventory increased 11.8% to 1.9 months from September to October. Compared to a year ago, this number has increased 137.5% from the October 2012 number of .8 months. This number is the length of time (in months) that it would take to deplete the current inventory at the current sales rate. The month-to-month median sales price decreased .6% from $255,000 to $253,500. The current level is 34.1% above the $189,000 median sales price of October 2012. Sales volume decreased 1.4%, bringing the total number of closed escrows down from 1,405 to 1,386 sales this month. The breakdown of sales for September was 75 REOs (5.3% of all sales), 157 short sales (11.3%) and 1,155 conventional sales (83.3%). Compared to one year ago, REO (bank-owned) sales accounted for 11.6%, short sales 35.4% and conventional sales 53%. Since then REO sales have dropped 54%, short sales dropped 68% and conventional sales have increased 57.1%. Compared with October 2012, however, the total sales volume has decreased 19.7% from the 1,726 units sold. Homes priced between $200,000 and $299,999 accounted for 35.5% (493) of the 1,386 sales this month. Homes between $100,000 and $199,999 totaled 382 (27.5%) units and homes $99,999 and under totaled just 55 units (3.9%). Month-to-month, closed escrows from cash financing (359 units or 23.9% of all sales) decreased 1.2%, conventional buyers remained the same (694 units/46.1%) and FHA financing increased 3.5% (309 units/20.5%) sales. These numbers include the 118 condo sales this month. The average amount of days spent on the market (from list date to opening escrow) increased from 24 to 27 days; the median DOM increased to 16. In a breakdown of length of time on market, 71% (1,068 units) sold in 30 days or less. 17.7% (266 units) sold between 31 and 60 days. The remaining 12.2% (170 units) sold in 61 days or more. Condominium Resale Market Sacramento condominium sales increased for October to 118 units. This is up 7.3% from the 110 units sold in September and down 8.5% from the 129 units sold in October 2012. REO property sales accounted for just 2.5% (3) of all units sold, while short sales (11.9% or 14) and conventional sales (85.6% or 101) accounted for the remainder. The condominium median sales price decreased month-to-month, down 10.4 % from $130,000 to $116,500. This current price is 37.1% higher than the October 2012 ($85,000) median sales price. The Active Listing Inventory increased 12.3% month-to-month from 195 Active Condo Listings (includes 26 Active Short Sales) to 219 (includes 26 Active Short Sales). The Total Value of Closed Escrows was $16,685,926; this is down 5.6% from the September Total Value of $16,232,730. We make closings easier and new beginnings happier. Young Professionals Network Advisory Committee If you’ve attended a few SAR events, there is no doubt that at least one of them was put on by the Young Professionals Network Advisory Committee. This year the group changed their name from Young Professionals Council to Young Professionals Network (YPN) to be in line with the national group. From the Spring Vendor Faire to the recent YPN Gala, this group has been instrumental in creating fun events for Members to enjoy as well as raising funds for worthy causes. Led this year by Chair Kyle Finley, the group has made a positive impact, focusing on fundraising events for charitable organizations and their monthly YPN mixers to bring area REALTORS® together in a fun and professional setting. Although “young” is the name, there is no age limit to join this committee (though being “young at heart” is a definite plus). Local Congresswoman Doris Matsui was very influential in getting the bill through, which if signed by President Obama, will have a positive impact on the Sacramento Region. WRRDA authorizes flood protection projects across the nation. At Congresswoman Matsui’s urging, it includes several of the Sacramento region’s primary flood protection priorities. Once completed these levee improvements will help protect Sacramento from a catastrophic flood. The flood protection this legislation authorizes protects over 100,000 residents in the Natomas area, as well as billions of dollars in property and infrastructure. This will restore the 100-year flood protection to Natomas, and eventually achieve 200-year flood protection. This is also significant because once Natomas’ flood protection is increased, the building moratorium in the area will be lifted. The Sacramento Area Flood Control Agency completed eighteen miles of levee improvements in December 2012 at a cost of $410 million. The levee improvements were effectively stalled after that due to the lack of WRRDA legislation, frustrating all Sacramento officials as the Natomas area languished under the building moratorium created by federal flood insurance mandates. WRRDA also includes language to provide flexibility in the Army Corps of Engineers policy on vegetation on levees because of Congresswoman Matsui’s work. The Corps ruled out a few years ago that there should not be any vegetation on levees. Expires 12.31.13 TOGETHER we SOAR 24 The U.S. House passed the WRRDA by a margin of 417 to 3, an encouraging show of bipartisan support. The Senate version of the WRRDA legislation passed in May with a bipartisan vote after California Senator Barbara Boxer began championing the issue. Getting the legislation through the House was more difficult due to partisan politics and disagreement over the definition of “earmark”. The final passed version contains no earmarks. The bill now goes to a conference committee where small differences between the Senate and House version will be reconciled between Members of the House and the Senate. Congresswoman Matsui and her staff have championed this issue for the past five years. They were determined Sacramento would achieve 200-year flood protection.
