Groundbreaking Ceremony XIAMEN UNIVERSITY’S Malaysia Campus AMPAR TENANG, 3 July 2014 - Xiamen University Malaysia campus held its Ground Breaking Ceremony, officiated by the Prime Minister of Malaysia, at the campus site in Ampar Tenang on 3 July 2014. It will be the Chinese university’s first overseas campus, a symbolic of the friendship between Malaysia and China. The campus will be constructed on a 150-acre site in Ampar Tenang and is designed to host 10,000 students when fully operational. The first enrolment of 500 students is expected as early as September next year. Ampar Tenang is a 2,578 acres mixed development township being developed by Sime Darby Property. Among the dignitaries present at the ceremony were the Prime Minister’s special envoy to China Tan Sri Ong Ka Ting, China’s ambassador to Malaysia Huang Huikang, Second Education Minister Datuk Seri Idris Jusoh, Transport Minister Datuk Seri Liow Tiong Lai, former Deputy Minister of Higher Education Datuk Dr Hou Kok Chung and Xiamen University president Prof Zhu Chongshi. CORPORATE CORPORATE 8 9 SIME DARBY AND E&O SEAL ELMINA WEST LAND PURCHASE DEAL KUALA LUMPUR, 4 July 2014 Sime Darby Property Berhad has entered into a sale and purchase agreement to sell a piece of land in Elmina West to Eastern & Oriental Berhad for RM239.8 million, sealing a partnership that will enhance the value of a distinctive themed township in the Klang Valley. The agreement was signed earlier today between Sime Darby Property and E&O’s units, namely Sime Darby Elmina Development Sdn Bhd (SDED) and Eastern & Oriental Express Sdn Bhd. This involves the sale of approximately 135 acres of freehold land in Elmina West, part of the larger 5,000 acres of City Of Elmina which will be developed into a Wellness and Liveable City. The purchase price was appraised by an independent registered valuer. It is expected that the actual gross development value (GDV) would potentially be higher than the estimated baseline GDV of RM1.5 billion. As part of the agreement, E&O has agreed to share the amount of the actual GDV that exceeds the baseline GDV with an agreed sharing ratio of 80:20, whereby E&O will pay SDED the amount equivalent to 20% of the enhanced GDV. Dato’ Seri Wahab Maskan, Group Chief Operating Officer of Sime Darby Berhad and Managing Director of Sime Darby Property, said, “We’re pleased to have sealed this deal with a reputable partner like E&O which has the expertise and capabilities to create a niche development with a distinctive wellness characteristic that will enhance the City of Elmina, which has already gaining popularity as a township known for liveable characteristics.” “What’s more, this mutually-beneficial decision shows that both parties are committed to collaborate on good prospects to develop distinctive products based on our unique strengths. This will undoubtedly enable Sime Darby Property to enhance the value of our landbank, while we build sustainable communities.” The two parties had in September 2013 signed a Memorandum of Agreement to facilitate the negotiation of the SPA terms. E&O Group Managing Director, Dato’ Terry Tham Ka Hon said “E&O is looking forward to participate in the development of Elmina West in the City of Elmina as it represents a vital new growth engine for us in the Klang Valley. AT A STRATEGIC LEVEL, OUR ELMINA WEST VENTURE REFLECTS THE SPIRIT OF COLLABORATION BETWEEN E&O AND SIME DARBY THAT IS AIMED AT ESTABLISHING SYNERGISTIC BENEFITS AND CREATING VALUE FOR SHAREHOLDERS OF BOTH COMPANIES “This is an excellent opportunity for E&O to leverage our experience and expertise in developing premier properties and to tap on the increasing interest, heightened aspirations and growing demand for wellness to be incorporated into our lifestyles.” Dato’ Tham said “At a strategic level, our Elmina West venture reflects the spirit of collaboration between E&O and Sime Darby that is aimed at establishing synergistic benefits and creating value for shareholders of both companies.” The proposed development by E&O in Elmina West in the City of Elmina township will be aligned with the overarching aim of creating a wellness and liveable city dedicated to the pursuit of a healthy and balanced lifestyle. E&O’s development land in Elmina West fringes a 2,700 acre forest reserve on the west and on the southern section, the 300-acre Elmina Central Park. Endowed with such natural resources at its doorstep and coupled with the 70km cycling and jogging track weaved into the development, the site is ideal for the creation of a living environment that is premised on wellness. The Elmina City Centre (ECC), which will be the main commercial hub, Wellness Cluster and shopping destination of the City of Elmina, intersects with E&O’s proposed development. The ECC is expected to be a catalyst for economic growth along the Guthrie Corridor Expressway, fuelled by the local business and residential communities within the City of Elmina as well as the existing population in the neighbouring residential areas of Denai Alam and Bukit Subang. The City of Elmina will enjoy excellent connectivity and is easily accessible via several major highways. Connectivity to this area will be further enhanced with the proposed new Damansara-Shah Alam Elevated Expressway (DASH) that will provide linkages to areas such as Subang, Kota Damansara and Mutiara Damansara, which is expected to be completed in 2019. With the activation of the Sime Darby Property STARcard portal and distribution of STARcards to all employees, the STARcard programme has finally gone live after its launch in late 2013 by Dato’ Seri Abd Wahab Maskan, Sime Darby Berhad Chief Operating Officer and Sime Darby Property Managing Director. Spearheaded by the Sustainability & Quality Management (SQM) Department under the Benchmarking & Communication Unit, the STARcard programme forms part of the communication strategy to enhance the exchange of information on sustainability and internal employee engagement. It is aligned with six of 14 Sustainability Goals to encourage a widespread sustainable work culture at all employee levels, reduction in potable water consumption per capita, increase in renewable energy usage, increase in energy efficiency, reduction of carbon emission intensity and reduction in waste. STAR is an acronym for Sustain – Track – Act – Reward and the STARcard programme provides a mechanism to sustain and keep track of employees’ sustainable initiatives in their daily lives. Each employee is entitled to an individual STARcard. With this, employees can submit evidence of their participation in pre-determined activities to start collecting STAR Points and be rewarded. GREEN HEARTIES MIXING STUDIES AND PLAY AT FARM IN THE CITY In keeping with its original objective to encourage the young children of Sime Darby Property employees between the ages of 7 and 17 years to advocate sustainable living and to learn more about their planet and on taking care of the environment, various programs have been organized since the launch of the Sime Darby Property Young Sustainability Ambassador Program (YSA) or better known as the Green Heart program in March 2013. Hence, on 6 September 2014, a total of 55 Green Hearties aged between 7 and 11 years old sat for a test to assess their understanding and knowledge gained from the YSA Program and its activities. It was a special day as not only were the children given the opportunity to refresh their memory on what they had learnt, but they were also in for yet another wonderful educational trip to ‘Farm in the City’ which is conveniently located in Equine Park, Seri Kembangan, Selangor. Over the past year, the Green Hearties have been to many educational visits and have also attended workshops and talks to improve their knowledge and understanding on sustainability. But how do you gauge if they have actually become more aware of what sustainability is all about? Of course, one of the more effective ways is to give them a simple test on their knowledge and understanding. The conservation park-cum-petting zoo is set in a natural environment mimicking a traditional Malaysian village where fruit orchards and animal farms form an integral part of the habitation. The Green Hearties, being city dwellers for most of their young lives, indeed found this experience very unique and exhilarating. Albeit there was strict supervision by their chaperones, most of the children were very excited to get a closer look at animals such as rabbits, guinea pigs, goats, chickens, roosters, ducks and even snakes, skunks and deer among others. They were even more excited when allowed to pet and feed the animals that were roaming freely in the spacious enclosures that resembled their natural habitat. The Green Hearties also had the chance to view more than 100 species of exotic and rare animals housed behind glass walls or in open compounds such as the world’s smallest species of horse (fallabella), the second smallest species of kangaroo (wallaby), the world’s largest species of rabbit, the world’s rarest white albino crow and the world’s smallest crocodile species. At the end of the visit, each one of the Green Hearties was given a Certificate of Attendance. It was definitely an educational and fun day for the children. Now they have to await their assessment results which will be revealed in October. Patience children, all will be known soon! INTERNAL ENGAGEMENT INTERNAL ENGAGEMENT 18 19 GREEN HEARTIES LET’S GET BACK TO NATURE Many children today do not have the opportunity or the desire to get close to Mother Nature. If we continue raising a generation of children whose activities are more focused on indoor pursuits, they will never be able to appreciate the wonders of nature, nor will they have reason to care about our natural surroundings. In the spirit of nurturing love for nature amongst our younger generation and as a champion of all things sustainable, Sime Darby Property organized a 2D/1N Eco Camp at the end of March 2014 at Kem Bina Semangat, Ampang Pechah, Kuala Kubu Bharu, Selangor, for members of our Young Sustainability Ambassador Program aka the ‘Green Heart’. The activity, also organised in celebration of Earth Hour, saw 17 Green Hearties between 12 to 17 years old and accompanied by five employees as chaperons spend the first day of their adventurous weekend jungle trekking in the forest. Our young friends also learned about how the Orang Asli lived, as they witnessed them collecting bamboo along the way and spring water from the ground, while the beautiful Selangor River sparkled under the sunlight. In the evening, the Green Hearties were divided into two teams and played a game of charades after all lights had been switched off to support Earth Hour. Unfortunately, the campfire activity ended early due to rain. The adventure continued the next day as the children learnt how to build a raft and through the exercise, they also discovered how to communicate better and express their opinions in a group. After this, the children had the opportunity to go rowing and learn survival skills such as how to keep afloat in water in case of emergency, light a fire in a safe and correct way in the wild, and cook using bamboo. Although exhausted by the end of camp, the Green Hearties said they had great fun and learnt a lot from the various outdoor activities. They would definitely cherish those unforgettable moments and could not wait to share their experiences with family and friends back home. PRODUCTS &RESPONSIBILITY CORPORATE PROMOTIONS CORPORATE RESPONSIBILITY 20 21 GREEN HEARTIES A VISIT TO AS-SOLIHIN ORPHANAGE True to its objective to teach the young Green Hearties the act of compassion, giving and caring, a trip to an orphanage in Kanchong Darat in Banting, Selangor was arranged on Saturday, 31 May 2014. 27 Green Hearties joined in this trip and they departed Oasis Ara Damansara at 9.10am by bus. The journey to Banting took 1 hour and as soon as the Green Hearties alighted from the bus, there were greeted by 79 orphans, aged between 2 months to 17 years old who welcomed them with a song. The Green Hearties purposely chose to contribute green items to their new friends with the hope that this small gesture will help to spread the message of “living sustainably” and for the orphans to better understand the importance of reducing their electricity usage in their daily life and to learn more about the effect of global warming. The visit was filled up with many activities such as video screening, quizzes and price giving. 20 units of LED light bulbs and eco-friendly paints were also handed over to the founder of the orphanage, Tuan Haji Molyana Mahmud. After all the fun part was done, the Green Hearties and all the As-Solihin children were divided into groups to clean and tidy the orphanage. Doing these chores with their new-found friends, the Green Hearties realised that not everyone was born with a charmed life and with the luxury of having a maid or a chauffeur. But most importantly, they also realised how lucky they are to have the love of their parents, friends and families. Indeed the trip was an eye-opener for the Green Hearties and before they left, they once again gave away donation items to the orphans in the form of educational books, clothing, basic necessities and food which were donated by their parents and other Sime Darby Property employees. INTERNAL ENGAGEMENT INTERNAL ENGAGEMENT 22 23 Leave two seconds distance TOP 5 DEFENSIVE DRIVING TECHNIQUES to Avoid a Car Accident Leave two seconds distance Leave two seconds distance Most of us enjoy the sound of the engine revving as we drive to our destination. However, as the driver, we must realize that when our tyres meet the road, we’re responsible for each other’s life and safety. This infographic shows five defensive driving techniques to avoid a car accident: 1. Slow Down and Dont Tailgate To create a safe driving environment, stick to the designated speed limit and keep at least two seconds driving distance between you and the car Leave two ahead. This ensures that the driver in front isn’t pressured to speed up, and seconds distance gives you plenty of space to break. Leave two seconds distance 4. Keep Your Eyes Moving An efficient, defensive driver keeps their eyes focused not only on the road ahead, but regularly to the side-view and rear-view mirrors. Learning to focus your eyes a few metres forward gives you time to prevent potentially dangerous situations. 2. Let Others Pass You Yes, it may be tempting to race with speeding motorists or give them a taste of their own fuel, however these are the types of drivers you should avoid. An intelligent defensive driver lets others pass them and knows that a speed camera is just around the corner! 5. Dim Your High Beam When a car is approaching on the other lane or if you’re behind another vehicle at night, kindly dim your high beam. Not doing so can temporarily blind a driver and his passengers during oncoming traffic, causing serious danger for everyone. 3. Use Your Indicator Whether you’re about to change lanes or turn on a roundabout, ensure that you correctly indicate a few seconds before driving to your desired path. Communication is key in creating a safe and fluid driving experience.
