FUTURAMA BUSINESS PARK

Near the Invalidovna underground station in the steadily growing district of Karlín, Erste Group Immorent is
constructing its biggest office complex yet:
the Futurama Business Park. This sophisticated real
estate project, comprising five buildings with a total
of 40,000 m² of category A energy-efficient offices
and some 500 underground parking spaces, fits
ideally into the rapidly developing environment. With
its elaborate brick front, the business park architectonically reflects the inheritance of Karlín’s industrial
character.
It is a three-stage project; the first of which includes
two buildings with an office area of 16,000 m² and
was completed in 2009. Tenants include Clearstream
Operations Prague of Deutsche Börse Group, Teva
Pharmaceuticals ČR, PAREXEL International Czech
Republic, Benteler ČR, CALPRA a Sport 04 (Scott),
Media Visian, Otherm, ČEZ Customer Centre or VZP
Branch and Clients’ Centre.
Construction of the second stage began in the course
of November 2010 and is due for completion within
twelve months, after which Futurama will offer a
further 16,000 m² of office space.
The Futurama Business Park was the first project in
the Czech Republic to receive BREEAM certification
and is also the first bicycle-friendly office in the
country. It was awarded the Best of Realty Award
2009 – best realty in the New Administrative Centre
category.

GEMINI OFFICE CENTRE
PRAGUE, CZECH REPUBLIC
Erste Group Immorent has developed a top-quality
office centre with a total office area of 38,600 m² for
Sparkassen Immobilien AG in Prague, close to the
underground C and the D1 motorway. The Gemini
office complex has a lot to offer architecturally: the
nine-storied tower impresses with a sound insulated
brick front, while the lower buildings feature glass and
aluminium profiles. The first stage of the project was
completed at the beginning of 2008, with 19,867 m²
of modern and flexible office area and 221 underground
parking spaces. The second project stage was finished
at the end of 2008 with an office space of 18,734 m².

The Lyra Office Building Project comprises six floors
above ground and one basement level with a total
useable area of 7,620 m². The ground floor of the

CITY TOWER LJUBLJANA
SLOVENIA
A state-of-the-art office tower with a height of over
70 m will shape the new cityscape of Ljubljana. Erste
Group Immorent is erecting the City Tower office
building on an area of 2,450 m² right in the centre
of the Slovenian capital. The office space will cover
some 15,000 m². The upper floors of the building will
be rented to companies, while the areas on the
ground floor are being prepared for public use. Five
underground floors will guarantee adequate parking
space.

TODOR ALEXANDROV OFFICES
SOFIA, BULGARIA
Erste Group Immorent is currently building a new
office complex on Todor Alexandrov Boulevard in
Sofia’s new business district, comprising a total
effective area of some 6,470 m2 on ten floors. The
location of the property is very well chosen in terms
of transportation: Todor Alexandrov Boulevard is the
connecting road between Sofia city centre and the
Europa Boulevard which leads to the motorway to
Serbia.
Sofia’s sole underground railway at present is just a
three-minute walk from the office building and the city
centre is also just a ten-minute walk away.
Construction began mid 2010 and is scheduled
for completion in 2011. The utilisation process is
already underway.

LAURUS OFFICES
BUDAPEST, HUNGARY
The “Laurus Offices” project comprises three topquality category A towers with a total effective area
of 15,000 m² (14,000 m² offices and 1,000 m² retail
space) and is due for completion by the end of 2011.
The building is ideally situated at a pedestrian hub
with excellent public transport connections and is not
far away from both the city centre and the Budapest
Airport. The surrounding area also provides ample
shopping and dining facilities. The utilisation process
is currently ongoing and contracts for more than 30%
of the available area have already been concluded.

SMART PARK, STRAULESTI
BUCHAREST, ROMANIA
The state-of-the-art Smart Park, in the northern part
of Bucharest, is a joint venture project between Erste
Group Immorent and the Patriciu family, and will live
up to its name by offering residential units, office
space and a shopping complex. During the planning
stages the focus was on pedestrian zones and green
spaces and that one can travel throughout the complex
without a car.
The highlight of the project is the 117 m high tower,
which will not only host the new headquarters of
Rompetrol Group, but should also become a new city
landmark.
The architect Rafale De La Hoz rose to meet the
architectonic challenge of this high-tech complex,
which is surrounded by low-rise office and residential
buildings with large terraces.
The approval for the first stage of construction
(55,000 m2 of office space) is due to be given shortly.

Near Perfektastraße in the aspiring district of Liesing,
Erste Group Immorent is developing the Business
Park South. Comprising 62,000 m², the area is
particularly suited for industrial companies as well as
for warehouses, small- and medium-sized enterprises
and offices. The excellent location and the official
dedication ensure that a commercial use of this
property is by all means possible. This feature does
not only result from the good transport connections,
but also from the compatibility with the surrounding

Erste Group Immorent is currently planning to construct and let a new office building in Lemböckgasse, in
Liesing, the 23rd district of Vienna. Once the building
is fully let, an investor will be sought to take over the
entire facility. The area is well known for its industrial
character and does not have many modern office
buildings, and so this project aims to set a new trend
and revaluate the area. The building is ideally located
near an underground station (U6 Perfektastraße),
making it very attractive for use as company headquarters.

Neuhofen North Company Settlement

At the end of the year 2007, Sparkasse Neuhofen
Bank AG acquired the company settlement site
Neuhofen North in a joint venture with Erste Group
Immorent. The area comprises a total of 41,000 m2,
part of which is already sold. The benefits of the
company settlement site are obvious: close to the
A1 highway, the airport Hörsching as well as to the
container terminal in Wels. Due to its flexible plot
sizes and the creative freedom with respect to construction, the company settlement site is extremely
versatile.
Kramsach/Amerling Company Settlement

In Amerling, a district of the Tyrol community Kramsach,
Erste Group Immorent is developing a property of
20,000 m² into a company settlement site for smalland medium-sized enterprises. The tailor-made real
estates from 1,000 m² upwards shall particularly
appeal to companies wanting to take advantage of the
everyday benefits that come with the location. Besides
good accessibility and transport connections, the
industrial area stands out further, as it is far away

Slovakia
IMMOPARK Košice is a modern distribution centre

on a 60 ha plot right next to Košice International

area.
Košice is the second largest city of Slovakia with
some 234,000 inhabitants. The city is located near
the border of Hungary (20 km), the Ukraine (80 km)
and Poland (90 km).

the first logistic buildings shall be completed before
the end of 2011. The halls were designed to provide

Slovakia
IMMOPARK Žilina comprises 40 ha of land and offers
some 150,000 m² of logistic and industrial buildings
in three zones. This modern distribution centre offers
premises suitable for logistics, distribution, ware­
housing and light production, all in possible combi­
nation with office spaces. The park is conve­niently
located between the international airport and the
E50/D1 highway. Žilina is the fourth largest city of
Slovakia with a population of almost 90,000. The
largest foreign investor in the region is the new Kia
Motors plant. In addition to built-to-suit premises
IMMOPARK also offers standard warehouses for

CROATIA
With an area of around 70,000 m² of warehouse,
production and office space, Erste Group Immorent is
currently developing one of the largest logistic
centres in Croatia. The 26 ha property is situated
within close proximity of the Jastrebarsko tollgate on
the A1 motorway to Rijeka and Dalmatia. Due to their
proximity to the city of Zagreb and the Lučko junction,
the A2, A3 and A4 motorways are also easily accessible, and a network of railroads is also planned for
the near future.

Aupark Tower is a modern administrative building in
the north-western part of the Aupark Shopping and

and the Slovakian road-traffic system.

branches of the Lidl & Schwarz Group. This coopera­
tion enabled the Group to expand in Slovakia, the

local subsidiaries were responsible for the handling
of all the projects, complemented by the support of
the Austrian headquarters.
The speciality of this project was the cross-border

Developing a kindergarten in Skofia Loka (SI) was a
milestone in the development of small public buildings.
The university of applied science in Wr. Neustadt with
campuses in Tulln and Wieselburg, is the first university
in Austria where business and technology is being
taught. Most of their students apply for programmes
related to the food industry and economic fields of
energy and raw material economy, with a focus on
green energy and renewable raw materials.
With our expertise in developing public space, we
managed to build laboratories, testing and lecture
rooms, and a new library. New offices with social
rooms, archives and storage rooms were also built.

To provide a justified description of the magnificent
Viertel Zwei project would simply take too long. A
total of 40,000 m2 in the second district of Vienna
is shared between office buildings, a hotel and
apartment buildings, all surrounding a 5,000 m2
lake that represents the project’s geographical and
social centre.
The project was broken down into six building com­
plexes with corresponding names such as Rund Vier,
Biz Zwei, Hoch Zwei, Plus Zwei, Hotel Zwei and Stella
Zwei. The curved geometry of the buildings allows
for tailored office layout solutions and furnishing
concepts. Its asymmetrically proportioned zones
create an unmistakeable atmosphere that defines
the identity of the buildings. Despite the park-like
surroundings, Viertel Zwei offers both good public
transport connections and easy access to the nearby

active part of DB Schenker Group, a successful

entity has operations in six Bulgarian cities and

DB Schenker’s new logistics terminal and head­
quarters in Sofia (BG).
In Sofia, where the company is based, there are four
locations in different parts of the city, which were
merged into a single logistics centre. For this purpose,
Schenker Bulgaria has acquired a site in Boiurishte,
on the north-western periphery of Sofia. The new
location should reduce costs and help to make
processes even more efficient.

operation and maintenance of a 52 km long expressway in the east of Slovakia with a 30-year concession
period. The project has a total size of more than
EUR 1bn, whereas Erste Group Bank’s share is
EUR 85m. The debtor is a consortium comprising
Vinci Concessions and Meridiam Infrastructure Fund.

DUBROVNIK AIRPORT,
TERMINAL “B”, CROATIA
Croatia’s second largest airport is serving around
1.1 million passengers per year. To increase passenger
turnover Dubrovnik International Airport required the
financing of construction, extension and refurbishment
of the passenger terminal building “B”. The expected
completion is scheduled for 2013.
MOTORWAY M6 III, HUNGARY
Erste Group participated in financing a long-term loan
for the construction of the M6 Phase III motorway in
Hungary, which is a Public-Private-Partnership project.
The client, TOLNA, is a Special Purpose Vehicle (SPV)
formed by Bilfinger Berger BOT, PORR AG and Egis
Projects with the sole purpose of designing, building,
financing, maintaining and operating the motorway.

and Debt Coordinator in a programme loan project
financing of a 17.6 megawatt photovoltaic project
pipeline in the Czech Republic. The debtor is a SPV
of Energy 21, the leading solar energy producer in the
Czech Republic. The loans are provided together with
BNP Paribas Fortis, whereby Erste Group’s commitment is up to 57% of the transaction.
WIND PARK
KISIELICE, POLAND
We participated in financing a 24 megawatt wind park
project in Kisielice, central Poland. The consortium
consists of three banks: Spanish La Caixa, Polish
BreBank and Erste Group. The wind park consists of
twelve installations of E-82 Enercon two megawatt
turbines.

Holding S.A. and Verbund Österreichische Elektri­
zitätswirtschafts-Aktiengesellschaft A.S.
The project comprises ten hydroelectric power plants
and a natural gas-fired thermal plant in Bandirma,
with a total capacity of 1,900 megawatts and will
supply the country’s deregulated power market.
The financing package is the largest international
transaction for a private company in Turkey.
