The resort itself has bars, restaurants, a ski hire shop, a ski school and a local village shop. You also only have a 10 minute drive past a beautiful lake to the villages of Gerlos and Krimml at the bottom of the valley where you will find a wide selection of shops and restaurants. Gerlosplatte is conveniently located just 70 minutes from Innsbruck and two hours from both Munich and Salzburg airports. The ski-in ski-out apartments are very close to the ski lifts Property - Zillerski Apartments The Zillerski Apartments are located only 50m from the chair lift which gives direct access to the Zillertal Arena. These apartments sit next to the ski piste and offer great mountain views to both sides. The apartments are also within easy walking distance of the restaurants and shop and there will soon be a new supermarket in the resort. The Zillerski Apartments comprise two buildings - Chalet Anton and Chalet Beatrice. Both buildings are built in a traditional Austrian chalet style and are located almost directly on the ski slopes with superb views of the mountains and valley. Chalet Beatrice comprises 11 apartments ranging in size from one to four bedrooms. Chalet Anton has two duplex apartments with three and four bedrooms. The Zillerski Apartments benefit from generously sized covered balconies, chunky overhanging roofs and openplan living/dining and kitchen areas with large windows and panoramic mountain views. The building has been built to a very high standard with bright and spacious hallways and a private underground car park with electric garage doors. All apartments benefit from a terrace or balcony as well as a private parking space in the underground car park and a lockable storage/ski area. Construction of the Zillerski Apartments is already complete and the apartments are ready to occupy. The apartments are all beautifully finished Fittings and Optional Furniture No Rental Obligation The cost of the kitchen is included in the price and it is possible to choose from a wide selection of fixtures and fittings, including all kitchen appliances. You can either choose to keep your apartment as a private second home or you can rent your property out when you are not using it. Optional furniture packages are also available and the developers have appointed interior designers to provide every comfort for owners should you wish for your apartment to be fully furnished on completion. If you choose to rent your property there is a dedicated management company that will make your bookings and will receive the guests and check them in and out of your apartment. They also provide laundry and cleaning services to deal with the change-over when your guests have departed. These packages are extremely flexible and affordable and include everything you will need to make your purchase as smooth as possible including sofas, wardrobes, cutlery, and crockery. This service is available at a cost of approx. 11,000 euros for a two bedroom apartment to 15,000 euros for a three bedroom apartment. If you would like to rent your apartment in this way the local tour operator will charge 15% (plus VAT) of the rental fee to handle everything for you. The purchaser must pay notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 3% and one year or five year fixed rate mortgages are also available. Fees are calculated as follows: • Purchase Tax ‘Stamp Duty’ – 3.5% of the gross price • Entry to the Land Registry – 1.1% of the gross price • Notary’s fees – 1.5% of gross price plus VAT • Court costs, administration fees – approx. 150 euros • No Agent’s Fee – saving you 3%. It is standard practice in Austria for buyers to pay agents fees, but we do not make this charge If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.5% mortgage registration fee. Gerlosplatte is home to great high altitude skiing Winter and Skiing Gerlosplatte sits in the centre of the Zillertal Arena ski region which is part of the Zillertal Superskipass area. The Zillertal Ski Arena is home to a huge array of high altitude pistes and the local slopes are sunny and are perfect for beginners and intermediate skiers. There are also downhill racing runs and off-piste skiing for advanced skiers and snowboarders. The Zillertal Superskipass gives access to the huge Zillertal ski area, which is home to 640km of prepared pistes ranging from 630m to 3,250m in altitude. An impressive 75% of these pistes have snow making facilities and the Hintertuxer Glacier - Austria’s only all year round ski region - provides the Zillertal Arena with an absolute snow guarantee. The area is a great place to ski - regardless of your skiing ability. For less experienced skiers there are eight schools offering instruction in both skiing and snowboarding for all ages. Gerlos is also proud to boast the first boarder’s playground snowpark in the entire Zillertal valley. The Zillertal Arena features numerous boarding parks and has been popular with freeriders for years. The new Hot-Zone snowpark also offers obstacles for beginners to advanced boarders alike. Other winter activities in the region include superb illuminated toboggan runs, ice-skating and a thrilling Alpine roller-coaster. There are additionally 200km of well maintained snow shoe routes and cross-country ski trails at varying altitudes. The region offers over 640km of high quality pistes Après-Ski Austria is famous for its après-ski and mountain huts and there are 48 ski huts and snow bars dotted across the region. The hugely popular après-ski scene in Zillertal Arena is one of the best in the Tyrol thanks to its many restaurants and mountain huts serving delicious traditional food and bars which pride themselves on offering a great atmosphere and high quality sound systems playing the latest music - all to make sure that everyone gets up out of their seats and joins in! “Rössl Alm” with its breathtaking on-the-slopes location is a favourite with visitors, as is “The Country Club” where crowds gather to dance in fabulous surroundings all the way until 4am. Beautiful Durlassboden reservoir is just 10 minutes away Summer The Zillertal Arena offers a wide range of summer activities with Gerlosplatte sitting between Austria’s tallest waterfall and a scenic reservoir. in the area with 230km of mountain biking routes which pass through woodland, across the mountainsides and past several lakes. Just moments away from Gerlosplatte at Durlassboden reservoir you can try numerous water sports including sailing and wind surfing or just have fun swimming and taking out a pedal-boat. There’s also a lawn next to the water with a large children’s playground and barbecue facilities. Ten minutes in the other direction are the Krimml waterfalls. With an impressive drop of 380m these waterfalls are one of the tallest waterfalls in the world. Best of all you can take bikes up the mountains in the cable cars which means that you don’t have to cycle all the way up the mountains first to enjoy the view! Cable cars take you up to the tree line and then you can cycle back down again, stopping off at mountain restaurants on the way. For keen hikers there are numerous high quality routes all of which have been selected, tested, marked, and classified by experts.
