The Krimml Apartments are currently under construction
in the attractive mountainside ski resort of Gerlosplatte.
They are situated directly on the ski piste at an elevation

have its own large balcony and underground car parking
space. These traditionally styled apartments are freehold
properties and will be built and ready to occupy for
Christmas.

Resort information - Gerlosplatte
Gerlosplatte is set amongst the pine trees high in the
mountains at 1,700m and has a true Alpine feel with
fantastic views of the valley. The resort itself has bars,
restaurants, a ski hire shop, a ski school and a local
village shop. You also only have a 10 minute drive past a
beautiful lake to the villages of Gerlos and Krimml at the
bottom of the valley where you will find a wide selection
of shops and restaurants. Gerlosplatte is conveniently
located just 70 minutes from Innsbruck and 2 hours from
both Munich and Salzburg Airports.

The Krimml Apartments are being built in a traditional
Alpine style and are located directly on the ski piste, only
20m from the lift.
The apartments comprise two buildings, both of which will
have a traditional Austrian chalet look as well as superb
views of the mountains and valley. Building A and Building
B both comprise four apartments ranging in size from
two to three bedrooms with generous covered balconies,
chunky overhanging roofs and open-plan living/dining
and kitchen areas with large windows offering panoramic
views of the mountains. All apartments have a terrace
or a balcony as well as their own private underground
parking space and a lockable storage/ski area.

No Rental Obligation
The cost of the kitchen is included in the price and it is
possible to choose from a wide selection of fixtures and
fittings, including all kitchen appliances.
You can either choose to keep your apartment as a
private second home or you can rent your property out
when you are not using it.
Optional furniture packages are also available and the
developers have appointed interior designers to provide
every comfort for owners should you wish for your
apartment to be fully furnished on completion.
If you choose to rent your property there is a dedicated
management company that will make your bookings and
will receive the guests and check them in and out of
your apartment. They also provide laundry and cleaning
services to deal with the change-over when your guests
have departed.
These packages are extremely flexible and affordable and
include everything you will need to make your purchase
as smooth as possible including sofas, wardrobes,
cutlery, and crockery. This service is available at a cost
of approx. 11,000 euros for a two bedroom apartment
to 15,000 euros for a three bedroom apartment.
If you would like to rent your apartment in this way
the local tour operator will charge 15% (plus VAT) of
the rental fee to handle everything for you. Your guests
will just need to pay for the cleaning of their apartment
which is approx. 75 euros per turn-around.

The Krimml Apartments have no rental obligation so you can either buy your apartment as a private “second home”
or as a holiday “rental home”, the choice is yours. Please note that the above prices do not include purchase costs
(see Purchase Costs page later in brochure for details). All prices include an underground parking space. Additional

The apartments benefit from a beautiful mountain outlook
Purchase Costs
Bank Finance
Purchase costs for buying a property work out about
6.1% of the gross purchase price. The purchaser will
be required to pay the notary fees after the contract of
sale has been signed and the notary has sent off all the
papers to obtain the foreigner purchase permit.
Austrian banks will fund up to 60% of the purchase price
and usually lend up to a period of 25 years. Variable
interest rates are currently at around 3%. Also available
are one year or five year fixed rate mortgages.
Fees are calculated as follows:
• Purchase Tax ‘Stamp Duty’ – 3.5% of the gross price
• Entry to the Land Registry – 1.1% of the gross price
• Notary’s fees – 1.5% of gross price plus VAT
• Court costs, administration fees – approx. 150 euros
• No Agent’s Fee – saving you 3%. It is standard
practice in Austria for buyers to pay agents fees, but
we do not make this charge
If you are taking a mortgage the fees involved add up
to approximately 4% of the value of the loan. These
comprise a bank set up fee of around 2%, an appraisal
fee of 0.5% and a 1.5% mortgage registration fee.
Gerlosplatte is located within the huge Zillertal Arena
Winter and Skiing
The Zillertal Superskipass gives access to the huge
Zillertal ski area, which is home to 640km of prepared
pistes ranging from 630m to 3,250m in altitude. An
impressive 75% of the pistes have snow making facilities
and the Hintertuxer Glacier - Austria’s only all year round
ski region - provides the Zillertal Arena with an absolute
snow guarantee.
Other winter activities in the region include superb
illuminated toboggan runs, ice-skating and a thrilling
Alpine roller-coaster. There are 200km of well maintained
snow shoe routes and cross-country ski trails at varying
altitudes. Austria is famous for its après ski and mountain
huts and there are 48 ski huts and snow bars dotted
throughout the region.
The area is great place to ski - regardless of your skiing
ability. For less experienced skiers there are eight schools
offering instruction in both skiing and snowboarding for
all ages. Gerlos is also proud to boast the first boarder’s
playground snowpark in the entire Zillertal valley.
Gerlos sits in the centre of the Zillertal Arena ski region
which is part of the Zillertal Superskipass region. The
Zillertal Ski Arena is home to a huge array of high altitude
pistes and the local slopes are sunny and are perfect
for beginners and intermediate skiers. There are also
downhill racing runs and off-piste skiing for advanced
skiers and snowboarders.
The Zillertal Arena features numerous boarding parks
and has been popular for years with freeriders. The new
Hot-Zone snowpark also offers obstacles for beginners
to advanced boarders alike.
Over 640km of high altitude skiing
Après-Ski
The hugely popular après-ski scene in the Zillertal Arena
is one of the best on offer in the Tyrol. There are many
restaurants and mountain huts serving delicious traditional
food, and the bars pride themselves on offering a great
atmosphere with high quality sound systems playing
the latest music to make sure everyone gets up out of
their seats and joins in! “Rössl Alm” with its breathtaking
on-the-slopes location is a favourite with visitors, as is
“The Country Club” where the crowds gather to dance in
fabulous surroundings until 4am.

Summer
Summer in the Zillertal Arena offers a huge variety of
activities for everyone. Just moments away from the
chalets is Durlassboden Lake which offers plenty of water
sports including sailing and wind surfing, or you could
just have fun swimming and taking out a pedal-boat.
You can also relax on the lawn next to the lake with its
large children’s playground and barbecue facilities.
Just around the corner are the Krimml Waterfalls with
their impressive drop of 380m which makes them the
fifth highest waterfalls in the world. There are adventure
high-ropes courses for all the family to try and the really
adventurous can try rafting on the Wildgerlosbach River.
Mountain biking is very popular with approximately
230km of mountain biking routes allowing you to enjoy
the woods, mountains and lakes. Take the cable car to
the top of the tree line and start a breathtaking hike
down, you can even take your bikes in the cable car and
cycle down stopping at mountain restaurants on the way.
For keen hikers there are numerous high quality routes
all of which have been selected, tested, marked, and
classified by experts. Within the Zillertal Arena there
is also tennis, badminton, squash, football, volleyball,
basketball, inline skating, paragliding. Chances are that
whatever your family enjoys, you’ll find here!
