The Janus Property Company has built a reputation for creativity,
integrity and success, becoming a leader in transforming New
York’s obsolete buildings and underutilized land into newly active
and lively neighborhoods. With over 25 years of deep experience
developing, building and managing commercial, multi-family and
mixed-use projects in New York, Janus recently turned its focus
to the Manhattanville Factory District between West 125th and
128th Streets in West Harlem.
The District encompasses three acres of extraordinary old
industrial buildings and vacant lots. Janus has beautifully
redeveloped and fully leased over 200,000 square feet
of mixed-use commercial and residential projects in the
District. Based on its impressive track record and widespread
community support, Janus and its partner, Monadnock
Construction, were selected in a City-wide competition by New
York’s Economic Development Corporation to develop the old
Taystee bakery complex, fronting 125th Street and spanning
400 feet on West 126th Street, into the defining element of
the Factory District. A Special Mixed-Use rezoning for the
District passed New York’s City Council in November, 2012,
allowing Janus the opportunity to bring its exciting one million
square foot master-planned vision for the Factory District and
the extraordinary new Taystee Building to a delicious reality.

Transportation to and from the Taystee Building is extremely
convenient. Just to the east is the 125th Street A, B, C and
D subway lines. The A and D express trains are one stop to
Midtown. Just west is the Broadway #1 subway line serving
the entire west side of Manhattan. The West Side Highway and
Hudson River Greenway bike path are two avenues to the west.
Bike commuters will enjoy the convenience of an indoor street
level bike concierge just off the building’s west lobby. The
Taystee Building is also easy to reach by bus as many major
bus routes converge at 125th Street and Amsterdam Avenue.

With his partner, Jerry Salama, their development work
together has included extensive rehabilitation and new
construction of market rate and affordable rental and
condominium housing, mixed-use projects, large-scale
commercial buildings, and the master-planning and rezoning of the largest non-institutional assemblage of
privately-owned property in West Harlem.
Mr. Metzner was one of the earliest developers involved
with Harlem’s current re-birth. In addition to his New York
projects, Mr. Metzner has been active in both national
real estate markets and international capital markets in
senior positions at Roseland Property Company, Daiwa
Securities America and as a partner at Eastdil Realty, a
precursor to Eastdil-Secured.
Mr. Metzner received a Master of Business Administration
from Columbia University and a Bachelor of Architecture
professional degree from the University of Maryland. He
serves on the Executive Committee of the board of Phipps
Houses, New York’s largest affordable housing developer/
owner, is a board member of Phipps Neighborhoods and
is Vice Chair of the Real Estate Committee of the board
of the Lower East Side Tenement Museum.
JERRY SALAMA has been a Principal of The Janus
Property Company since 1998. Prior to Janus, Mr.
Salama was Deputy Commissioner of the New York City
Department of Housing Preservation and Development,
Acting General Manager of the New York City Housing
Authority and Counsel to the Deputy Mayor of New York
for Finance and Economic Development. Earlier in his
career, Mr. Salama was a real estate attorney with the law
firm of Paul, Weiss, Rifkind, Wharton & Garrison.
Mr. Salama received a J.D. from Harvard Law School, a
Master in Public Policy from Harvard’s Kennedy School of
Government and a Bachelor of Arts in Public Policy from
the University of Pennsylvania. For the last 19 years, he
has taught a course at the New York University School
of Law entitled “Land Use, Housing and Community
Development in New York City.”
NICK LEMBO is founder of Monadnock Construction, a New
York City-based general contractor, modular manufacturer
and real estate developer. Monadnock is ranked by
Engineering News Record as one of the top 25 New York
City contractors, having completed more than 12,000
housing units since its inception in 1975. In addition
to his substantial development and general contracting
activities, in 1995 Mr. Lembo founded Capsys Corp., a
manufacturer of modular buildings. Since then, Capsys
has constructed projects totaling more than 3,000,000
square feet.
Mr. Lembo was born and lives in New York City. He received
a Bachelor of Architecture degree from Cornell University.
