The subject properties are located approximately 40 kilometers east of Pretoria
Central on the R 515 and the R 25. This area was traditionally known as a strong
cattle and irrigation area as a result of strong ground and surface water as well as
medium to high rainfall. The region is predominantly “sour veld” with a grazing
capacity of around 6 hectares per Large Stock Unit. In recent years this region has
seen a drastic increase in land prices mainly because of its close proximity to the
markets for agricultural produce. A large number of agricultural units in this area have
