Cohesiveness means coming together as one to work together as a team. This is exactly what associations like ours strive for. When members unite for the betterment of the organization, it’s in the best interest of everyone. DID YOU KNOW… Through all of our major events the main goal of the HBASE is to promote the positive message of homeownership to the public. Now that our economy is rebounding and the home building industry is on the rise, consumers are getting off the fence and making the move into a new home. If we as a unified organization work together to convey the message of homeownership to the public, our market will be as strong as ever. In fact, did you know that from January through May, in 2012 there were 242 single family permits issued in Sioux Falls? This is up from 203 in 2010 and 130 in 2011. Those are some great figures to be proud of! New construction isn’t the only thing that’s doing well in our community. Residential additions and remodeling permit HBASIOUXEMPIRE.COM “Are you doing business with a member? This motto is a very important one in our association.” - Chuck Wiseman, Complete Contracting valuations are on the rise as well. In 2012 from January through May, these permits in Sioux Falls totaled up to $15.5 million. This compares to $14.0 million in both 2010 and 2011. When our members join forces, whether it be through committee work, event volunteering or legislative efforts, every bit helps. What’s stronger than 7 companies working together for the same goal? The answer is 700 companies! That’s what our membership is comprised of and we need to embrace that. When you join a committee or volunteer at an event, I encourage you to wear your HBASE “hat” so to speak and represent the best interest of the association. In the long run this will ultimately benefit you, the business owner or employee in the housing related industry. July 2012 October 6 & 7, 2012 Registration packets for the 11th Annual Showcase of Remodeled HomesTM will be mailed out to HBASE Remodelers in July. The registration deadline is Friday, August 10 at NOON. The Showcase of Remodeled HomesTM, sponsored by Showplace Kitchens, is a great marketing tool for remodelers. Consumers look forward to this event each year, especially as remodeling continues to be a very popular request among homeowners nationwide. Through before and after photos of the project, this event offers the opportunity for attendees to see how local remodelers have worked within existing constraints to produce new and vibrant living spaces. Paul Nelsen, Paul Nelsen Construction We were given a survey to complete National Director before we left the meeting. NAHB listed 36 advocacy items and asked us to rate the top 15. Do not oversize your HVAC units. Felicia Watson of NAHB’s Office of General Council provided an update on Softwood Lumber issues as they relate to the Softwood Lumber Agreement (SLA) between the United States and Canada. The US and Canada have signed a 2 year extension of the agreement without making any changes to the agreement itself. - Paul Nelsen Building Products Issue Committee Kenneth Ross of Bowman and Brooke, LLP in Minneapolis, MN gave a presentation on preventing liability on foreign products since foreign country’s cannot be sued in the United States. It’s best to know where your products are coming from. Ron Adams, Director of risk management for Builders Mutual Insurance Company in Raleigh, NC, gave a presentation on safety culture & behavior based safety. - Paul Nelsen HBASIOUXEMPIRE.COM Educational Opportunity Members Needed to National Director reports continued... Business Management & Information Technology Committee There were three main areas that were discussed at this meeting. The first was on financial management working with private investor instead of banks and how to structure a deal. The second topic was about a new book that has been published called “Survive and Thrive in Building.” The last topic that was discussed at this meeting was on contract forms that will be completed by 2013 Spring NAHB Board. - Mike Metzger Construction Safety Education Training & Research Committee NAHB has just released the 3rd edition of the jobsite safety manual. These books are available at the NAHB bookstore. NAHB is also working on a training video for jobsite safety, you can go to you tube NAHB/safety and pull up the video. If you would like to view OSHA fines in our region go to OSHA’s website put in our region and check out the fines they have collected in our area. NAHB is working on video for the tool box safety meetings on www.NAHB.org. One member pointed out checking your extension cords for a tag that reads “Do not plug in another extension cord”. - Paul Nelsen NAHB continues to work with the EPA to define standards for runoff from new developments. Pipeline easements and safety continues to be a huge issue for both new land developments and existing neighborhoods. Work is continuing to inform contractors and developers of the dangers and permitting requirements to build near an existing pipeline. - Tim Miller Single Family Small Volume Committee There were five issues that were discussed at this meeting. 1. Banking 2. Appraisals 3. OSHA and Fire sprinklers 4. Cost of products 5. Market conditions - Mike Metzger Teach a Class The HBASE is working with the Professional Appraisers Association of South Dakota and the Realtor Association of the Sioux Empire to provide a one-day class on how building factors affect the value of new homes. The proposed class is expected to be offered in mid to late September of this year with the goal of offering continuing education credits for appraisers, Realtors and builders. The Education Committee is seeking specialized speakers for the class to explain new construction options, quality features and cost estimates based on a new single family home. For more details, please call the HBASE at 361-8322 by July 13. Speakers are needed in these areas: Foundations (wall heights, walk-out vs. garden windows, costs of block, wood or lite form vs. poured, core floor) Exterior Features (siding, windows, roofs, insulation) Interior Features (HVAC, electrical, flooring, cabinetry, plumbing doors, windows, wall coverings, ceiling heights) www.NAHB.org Site Improvements (concrete, decks, patios, retaining walls, pools) The main issues for this committee continues to be the Fall Protection Guidelines, and the EPA lead paint regulations. NAHB’s Fall protection Task Group continues to work developing specific changes to OSHA’s fall protection rule to make it less burdensome and more effective and clear. OSHA has announced the extension of the phase-in for fall protection until Sept. 15, 2012. We also need to be reminded that as the contractor, we are responsible for our sub contractors. Fines will be imposed on both the sub and the contractor. - Tim Miller Land Development Committee The NAHB staff has developed a new tool called “Land Use 101 Toolkit”. This is intended to help developers with the many issues faced when developing land. This tool kit includes a lot of research that can be used to support development plans. Every 100 single-family and 50 multifamily homes built in Sioux Falls will generate a cumulative $12.8 million in revenue, compared to $10 million in costs over the next 15 years. By the end of the se- up, and then compared to the cost of services such as education, fire, police, utilities, parks and recreation and roads that are required to support the new housing units. During the construction phase, the building of every 100 single-family creates 179 jobs (124 jobs in construction alone), generates $973,800 in local taxes and over $11 million of local income in the first year. City of Sioux Falls Engineering Design Standards dictate that any single family dwelling with a plumbing fixture load which requires a demand greater than 40 FU shall be sized with a minimum 1 ¼ inch service. In general terms, those dwellings with 3-1/2 to 6 bathrooms need more volume at adequate pressure than a 1-inch service can supply. Since 2010, more residential subdivisions are being constructed with 1-1/4inch water services to the property line. Home builders and developers should coordinate with their utility contractors to ensure that an adequately sized water service is extended from the curb stop at the ROW line into the house.
