Who is Orchard Brae Limited?
Orchard Brae Ltd is a local developer. It has
an agreement with all of the individual land
owners to develop the land within the site
boundary. Together with its project team,
many of whom you can meet today, it will
be preparing the planning application and
delivering the development. You will be able

PLANNING POLICY
Planning policy for North Lanarkshire,
against which any planning application will
be determined, is set out in the Glasgow
and Clyde Valley Strategic Development
Plan (2012) and at a local level, the North
Lanarkshire Local Plan (2012).
The North Lanarkshire Local Plan (2012)
indicates that the site is within the Green
Belt. Part of the site is designated as a Canal
Corridor and part of the site is designated
as a Site of Importance for Nature
Conservation.

Parts of the site are at a potential
risk from flooding (SEPA). Broadly
this land will be excluded from
development with necessary
mitigation put in place.
Initial ecology surveys show
potential activity by protected
species such as badger, water
voles and bats. Further surveys
will be carried out to determine
this and necessary mitigation put
in place.
Overall the site will have a
minimal visual impact given
its size. While visible, its impact
on sensitive receptors or long
distance views is low.

THE AVENUE
The planning application will be for Planning Permission
in Principle (PPP), which seeks to agree the principle
of the proposed development on the site in terms of
the land use mix, broad extent of developable areas,
access points etc. Detailed design – including the exact
location of buildings, heights of buildings, elevations,
materials etc – will be confirmed at a later stage during
the Approval of Matters Specified in Conditions (AMSC)
stage. As such, the Masterplan shown is indicative, and
subject to change as the design advances.

This exhibition is an important
part of listening to the views of
the public as we progress with
our application.
Following this exhibition we will review your
comments and use these to shape our
proposed Masterplan. In the meantime, we
are undertaking a number of environmental
and technical surveys as part of an
Environmental Impact Assessment (EIA) of the
development. These include assessments of:
