2015 Awards Program Wrap-up
At its Annual Awards Program on March 26, 2015, held at Illini Country Club, with
125 people in attendance, the Capital Area REALTORS® honored certain
individuals for their contributions to the real estate industry and community. Award
recipients included Todd Musso (Wrightsman-Musso, Ltd.) who was named 2015
REALTOR® of the Year, Lisa Ernst (The Real Estate Group) received the
Community Service Award, John Klemm (Sangamon Realty) Nick Musso
(Wrightsman-Musso, Ltd.) and Fritz Pfister (RE/MAX Professionals) all received
the Hall of Fame Award. Pat
Quigley (Town & Country
Banc Mortgage Services,
Inc.) received the Affiliate of
the Year Award and
Anthony Buscher (The Real
Estate Group) received the
Rising Star Award. The
theme for this event was
"Spring Up" was a take-off
on the popular board game
"Heads Up". Attendees
enjoyed three mini-rounds of
the Capital Area
REALTORS® very own
version of this game.
Jacksonville Celebrates a Decade
This past March marked the 10th Anniversary of the addition of the Jacksonville
Area Association of REALTORS® (JAAR) MLS to the Capital Area
REALTORS® (CAR) MLS. By all accounts the merged data base has been a
success providing wider access to relevant market information for both JAAR and
CAR members. While business practices and customs may vary a bit between our
two marketplaces there is no question that the consumer was a major benefactor of
this. At the same time, this consolidation was a huge benefit to practitioners as well
providing greater efficiency and access to better MLS related products and services
for both organizations. 
Throughout these past ten years JAAR has been served by a representative on the
MLS Committee to ensure that their voice and their perspective is heard. Today,
the JAAR representative serving on the MLS Committee is Luke Worrell, Worrell
Land Services, Inc. Ten years ago, that individual was then JAAR President Bob
Chipman, Chipman REALTORS® and Appraisers. Coincidentally, ten years later
the JAAR President is once again Bob Chipman. Speaking on behalf of the
leadership and staff of CAR it has been a pleasure working together with our friends
in Jacksonville.

"Pets Need Homes Too" Wrap Up and Photos
CAR's Community Service Committee hosted a very successful
Trivia Night on April 10th to benefit The "Friends of Sangamon
County Animal Control". Attendance was a record high with 26 tables and
approximately 270 attendees. While some expenses are still coming in,
preliminary estimates indicate that CAR raised as much as $12,000. Thank you to
all who came and contributed to this event. Special thanks to Rod Kashmer and
Greg and Kristie DeBrun for conducting the trivia portion,
MT Vann for her auction services, Kathy Nichelson and the
many Committee members who put in countless hours on this
project and attendees. Also, thank you to the many generous
donors. All proceeds from this event will be donated to
"Friends of Sangamon County Animal Control" which is
CAR's 2015 charity of choice. View additional photos on

CAR Salutes 2015 Leadership Academy Graduates
In 2010 the Capital Area REALTORS® established a leadership
development program known as the CAR Leadership Academy.
This unique educational opportunity is not only about making
better REALTORS®, it is also about building our community and
becoming successful leaders throughout life! This year’s
Leadership Training Academy, which began in January 0f 2015
and concluded in March consisted of five half-day modules
covering topic areas such as: Governmental Affairs & Advocacy;
Public Speaking & Communications; Leadership Development;
and, Association Governance & Management. The below individuals were
recognized at the CAR Annual Awards program and received a certificate of
completion from President Mike Buscher and Work Group Chair Stepheni
Ferguson. Congratulations to all of the graduates.

CAR Names 2015 Award Recipients
At its Annual Awards Program held March 26, 2015 the Capital Area
REALTORS® honored certain individuals for their contributions to the real estate
industry and community.
Todd Musso, GRI, SFR was selected by
his peers as the 2015 REALTOR® OF
THE YEAR. This cherished award is
presented annually to a REALTOR® who
is faithful to the principles of organized
real estate, real estate laws and regulations
of the organization; sets an example of
sound real estate practices; promotes
cooperation among fellow REALTORS®;
and, has an outstanding interest in civic
and community affairs. Mr. Musso joined
the organization in 2005 and is Manging
2015 REALTOR® of the Year & Past
President Todd Musso and Past President
Broker for Wrightsman-Musso, Ltd. in
Don Cave who presented him with the award
Virden. A second generation
REAL-TOR®, Musso is a graduate of the
CAR Leadership Academy and has served on a number of CAR's committees
including, chairman of New Member Forum, Finance, Executive and Nominating
Committees. Musso served as CAR's president in 2011. Musso is a Major Investor
in RPAC, and has been active in the Illinois Association of REALTORS® serving
on a number of committees as well. 

The REALTOR® COMMUNITY SERVICE AWARD is
given to recognize an individual who has made outstanding
service contributions to the community. This award was
presented to Lisa Ernst, GRI who has been a member of the
organization since 2004 and is currently a broker with the
Real Estate Group. Ernst is a graduate of CAR's Leadership
Academy and has served for a decade on its Community
Service Committee which she currently chairs. Ernst has also
served on numerous other Committees including the Board of
2015 Community
Directors.
Service Award
The RISING STAR AWARD was presented to Anthony
Buscher who is a broker affiliated with The Real
Estate Group. Buscher joined the association in 2011
and is a graduate of the CAR Leadership Academy.
The coveted HALL OF FAME AWARD is given
only to REALTORS® with a history of community
service, moral and social integrity, high professional
standards a minimum of 50 years of age and a
minimum of 20 years exemplary service to the
Capital Area REALTORS®. This year the award
was presented to Nick Musso, Fritz Pfister and
John Klemm.

Nick Musso, GRI has been a member of CAR since 1993, holds the GRI
Designation and is Broker-Owner of Wrightsman-Musso, Ltd. in Virden. Over the

Fritz Pfister, GRI has been a member of the organization since 1987, is a broker
affiliated with RE/MAX Professionals and holds the GRI Designation. Over the
years, Pfister has participated on various
committees including the CAR Board of
Directors.
John Klemm joined the association in
1977 and is the owner and Managing
Broker of Sangamon Realty. Among his
contributions to the association Klemm has
served on the REALTOR® and Developer
Committee for several years having chaired
this Committee, chairman of the
Government Affairs Committee, Finance
Committee, member of the Board of
Directors and serves as Secretary-Treasurer
of the organization. 

For those of you that aren’t aware, since the
inception of our six module Leadership
Academy, five years ago, Liz Foster has
been a mainstay and huge contributor to the
program. Ms. Foster has helped us out
immeasurably by participating in the
communications module. She has been

spending no less than 2 hours with each
class of candidates. She has generously
shared her knowledge and insight on
working effectively with the media. She
has shared helpful tips on how to prepare
for media interviews, what to say and what
not to say, proper posture and tips on
maintaining a good rapport with the media.
Her session, which includes a mock
interview, is a perennial favorite of our
participants. Unfortunately, Ms. Foster has
accepted a new position as an anchor/
reporter in Charlotte, NC. which has caused Liz Foster with President Mike Buscher
her to relocate. However, this is a great
opportunity that will allow her to be closer to her family.
Liz and her husband Justin were invited guests at the Annual Awards program held
on March 26, 2015. It was at this event that President Mike Buscher and CEO Dan
Sale thanked her and recognized her on behalf of CAR for her wonderful
contribution to the Leadership Academy. To assist in the presentation of this
special recognition President Buscher called all past graduates of the Leadership
Academy to come forward. An impressive 25 individuals, or nearly half of all
graduates, were in attendance and participated in the presentation. As a token of
our appreciation, Ms. Foster was provided with a beautiful crystal recognition
award. 

Contracts Training - April 27th & 28th
The West Central Chapter members are invited to attend a FREE halfday Contracts Workshop (April 27th or 28th) to be taught by popular
real estate educator Kerry Kidwell. This workshop will assist attendees in
familiarizing themselves with the verbiage and intent of CAR’s real estate contracts.
This workshop will focus specifically on the residential listing agreement, purchase
contract and related addendums. Mr. Kidwell teaches the Contracts module of
CAR’s New Member Orientation so he is very familiar with these forms. This
course is NOT approved for CE credit. A SentriLock Smartphone App training
session will also be offered. There is no cost to attend but advanced registration is

7 Strategies
Short on Inventory? Try This.
Check out these strategies for building more listing inventory.
Written by Larry Kendall, chairman emeritus of The Group, Inc. and author of Ninja Selling
Are you experiencing a listing inventory shortage? Most markets around the country are out
of balance, with more buyers than sellers. In some markets, the shortage has led to multiple
offers and near panic by both buyers and real estate professionals. As a leader, what are your
strategies to help your people?
Here are seven strategies that have helped us find and create inventory in this market.
1. Look under the bridge. With today’s computer searches, most real estate
professionals (and buyers) search in $25,000 to $100,000 increments. For example,
they look for a house priced between $250,000 and $300,000 or from $300,000 to
$350,000. In this case, the pricing bridge is $300,000. A house priced at $300,000 will
catch both searches and receives 28 percent more showings than a house priced just
under the bridge at $299,000. Many real estate professionals still price with a retail
mindset at $299,000 or $299,500 rather than a computer search mindset. A study in our
market showed that 12 to 24 percent of all homes were priced right under the bridge.
Want to find more inventory? Look under the bridge.
2. Drive until you qualify or until you find it. Inventory tends to be the shortest in the
core areas. Buyers (and real estate professionals) who are willing to drive to the
outlying areas may find more inventory at lower prices.
3. Hold a modern open house. What do we mean by a modern open house? This is the
new, Internet-prompted open house. Here’s the buying pattern: approximately 90
percent of buyers search online. If they see something they like, about 74 percent will
drive by it. If they like the neighborhood and the outside, then 63 percent will find a
way to go inside. Their preferred method? An open house. These open house visitors
are self-pre-qualified via the Internet and a drive by. Sixty-five percent of them have a
house to sell. Hold open houses to find sellers as well as buyers.

4. Contact out-of-town owners. During the great recession, many sellers couldn’t sell but
had to move on with their lives, thus leaving their houses behind. They rented their
houses and moved to a new area. Target a neighborhood and work with a title company
to help identify the out-of-town owners. There is often a difference in the property
address and where the tax notice is mailed. Develop a postcard-mailing program to these
owners.
5. Focus on new construction. During the great recession, there was virtually no new
construction, so we got out of the habit of selling it. Refocus on this area as the builders
start a comeback.
6. Build hot and warm Lists. Help your people develop hot and warm lists. Hot lists are
people who want to buy or sell within the next 90 days. Warm lists are people who want
to buy or sell within the next year, but may not know they want to buy or sell. (You know
they want to buy/sell because you’re observing the changes in their lives, such as divorce,
empty nest, etc.) Encourage your people to share their lists. These hot/warm lists become
an alternative MLS and a great source of listings.
7. Bump up your real estate reviews. Help your team develop an annual real estate
review or check-up program for all your clients. Just as clients meet with their
accountants or doctors once a year, offer them the opportunity to sit down and evaluate
their real estate holdings. This is not a disguised listing appointment. It is a service that
you provide. An evaluation of real estate review conducted by those real estate
professionals in the Ninja Selling coaching program in 2014 showed that a listing, sale,
or referral resulted 43 percent of the time when they had a face-to-face review with
clients.
Help your team follow these seven strategies, and you will find and create more inventory.
The result for our firm has been to outperform the market on listings each of the past three
years. With the listings dropping by double-digit percentages each year in our market, we’ve
been able to increase or maintain our listing inventory each year using these strategies. As we
say in Ninja Selling, T.S.W.—This Stuff Works!

Governmental Affairs Update

Local Elections Lead to Big Changes
Big changes are in store for Springfield local government. A new Mayor, a new City Treasurer and a
new City Clerk will all be sworn in next month. This will mean a complete change in all three of the
citywide offices. While results remain “unofficial” until certified by the election authority, here are some preliminary
results.
In the race for Mayor, former City Treasurer Jim Langfelder cruised to a convincing victory over Sangamon County
Auditor Paul Palazzolo, 55%-45%. Langfelder will replace current Mayor Mike Houston, who finished third in the
February Primary Election, and therefore did not advance to the General Election.
In a bid to replace Langfelder as City Treasurer, CAR Affiliate Member and political newcomer Misty Buscher ran an
impressive campaign. Buscher outpaced long-time Alderman and former Mayor Frank Edwards by a margin of 56%44%. She was supported by the REALTORS® Political Action Committee (RPAC). Her winning percentage was the
highest among citywide candidates.
In the contest for City Clerk, former Alderman Frank Lesko narrowly defeated Deputy Clerk
Rianne Hawkins, 51%-49%.
In City Council races, six of the ten wards will be represented by new people.
Two Alderman ran unopposed for re-election. Alderman Doris Turner (3rd) and Alderman
Cory Jobe (6th) will continue to represent their respective wards.
Two other incumbent Aldermen fended off challengers. In Ward 7, Alderman Joe
McMenamin (43%) won a three-way contest over Sarah Delano Pavlik (31%) and Michael
Higgins (26%). In Ward 8, Alderman Kris Theilen decisively beat Ernie Slottag, 57%-43%.
A former Alderman, won his election and will represent a new ward. Chuck Redpath bested T. Ray McJunkins by a
margin of 75%-25% and will replace Frank Edwards in Ward 1. Redpath formerly represented another ward before
moving to Ward 1.
In Ward 2, Herman Senor topped Teresa Haley 53%-47%, and will replace Gail Simpson. Replacing Frank Lesko in
Ward 4 will be John Fulgenzi, who took 47% over Scott McFarland with 29% and Dave Varner with 24%.
In the two remaining open seats, two REALTORS® ran strong campaigns but came up a little short. REALTOR®
Tony Smarjesse lost his race by a razor-thin margin of only 50 votes to Jim Donelan, the former Executive Assistant
to Mayor Tim Davlin. REALTOR® Phil Chiles was unsuccessful in his race against Ralph Hanauer. Both Smarjesse
and Chiles were also supported by RPAC.
Finally, one incumbent Alderman lost his seat to a challenger. In Ward 5, Andrew Proctor soundly defeated current
Alderman Sam Cahnman by a margin of 58%-42%.
The new Council, along with the Mayor, Treasurer, and Clerk will be installed next month after the election is
certified. 

IAR Capitol Conference Wrap Up and Photos
About 20 Capital Area REALTORS participated in this IAR’s Annual Capitol
Conference on April 14th. After receiving a legislative briefing at the Springfield
Hilton CAR members converged on the state capitol to meet with our legislative
delegation to talk about the state budget and proposed legislation pertaining to

What to Expect from the New Closing Disclosure Changes in
Lending Regulations

Join the REALTOR® and Affiliate Committee April 28th at 9:00 a.m. for a Hot
Topic where you will learn about extensive changes coming to financed real estate
transactions. The Consumer Financial Protection Bureau (CFPB) has come up with a
set of new rules that will change not only the settlement statement but also the way
the settlement process works when a lender is involved in a transaction. Many of the
current disclosures are going to be consolidated into one final “closing disclosure”
that is five pages total and replaces our current HUD. The closing disclosure contains
many bank disclosures, including the truth in lending, and has a significantly
changed presentation of closing information.
All loan applications taken on or after August 1st will be subject to the new rules and
regulations so please join our Hot Topic for a brief explanation of the changes to
your real estate transactions and a review of the new closing disclosure. Our
speakers will be Dana Dow, Town and Country Banc Mortgage Services, Inc. and
Dana Lyons, Illinois Real Estate Title Center will give attendees a preliminary glance
at the changes to be implemented in August 2015. The program will cover the new
