NEWS FROM THE BOARD——Deanna Smythe
Wow—summer came in strong! The ice cream booth across the street is lined up, the band shell has started
music events and the boats are in the marina. Tuesday nights are fun to watch the sailboat races. Walks on
the Boardwalk or bike rides on the path are popular activities. Our new residents will soon see why our
building is the best place in Barrie to live!
Spring time maintenance completed:






Window Washing
Garage Cleaning
Carbon Monoxide (garage) inspection
Generator Test
Landscaping & Irrigation start-up —spring cleanup
HVAC inspection and filter change (we had two units that had to be replaced and several repairs to others—lucky to live in the Water View where maintenance fees cover those)
Scheduled:






Rug cleaning—In June (winter mats are gone—hooray)
Balcony membrane repairs (11 last year—15 this year) will start shortly
Window repairs on front of building (swing stage will be here another week or so)
Ceiling cracks—two floors to be done initially
Dryer vent cleaning
Parking lot repair and line painting
Shared Facilities—completed:

Guest Suites painted and bedding/towels purchased

Gym painted
Overall, the building is spruced up and ready for your wonderful days on the balcony.
Some items that were discussed at the board meeting on May 26 that need to be addressed are:
Bikes in the bike room that are unidentified. We have rekeyed the room, but there are three bike owners
that have not claimed their bike or registered for their new key. We have a waiting list for bikes to be
stored and therefore—if by June 15 the remaining bikes have not been registered, they will be removed.
Also, a reminder—please do not put large items in the recycle room until you check with Jeff. It clutters up
the room and makes it difficult to manage the cleanliness. Jeff will help you with disposal tips. Thank you.
At a special Board meeting on May 30, 2016, the Directors regrettably accepted the resignation of Appointed
Director, Dave Doughton. The board will continue with four Directors for the balance of the year, until the
AGM in October, at which time there will be two board positions to fill.

Our May 26 Board Meeting finalized a number of items:






Discussion regarding the fencing. We have been told that painting or powder coating will not provide a
very long life span so Management is looking at other solutions.
New blinds will be installed in the Condo Room. A sample is in the Management Office.
Approval of the Privacy Policy: Will be distributed to the owners with the AGM package later in the
summer. Meanwhile all our staff and Directors will be required to acknowledge the document.
New Security hours will begin June 1—Shared with Grand Harbour—Monday to Thursday 9:00 p.m. to
7:00 a.m. and Friday from 9:00 p.m. to Monday morning at 7:00 a.m.
New shared coverage for Grand Harbour and Water View Superintendents begins June 1. Their hours
are 8:00—5:00 pm Monday to Friday and alternate Saturdays 8:00 am—12 Noon. To clarify—this
means that alternate Saturday mornings and vacation coverage/ sickness coverage will be shared.
New rates for the Guest Suites—and added services (bedding/towels) begin June 1.
On May 6 we held an Owner’s Meeting. It was attended by approximately 60 people (a packed room). Discussion items included the Shared Facilities Agreement changes—the gazebo decision—and the approved
2016-17 Budget. A question and answer period followed. One of the more interesting discussions was
about the fee increase and the difficulty some people had in adding this increase to their personal budgets.
This issue was raised at the recent Kempenfelt Condo Network meeting and the opinion of nearly all of the
directors was that it is a privilege to live in the most beautiful area of Barrie—not an entitlement—and to
keep fees lower to accommodate those owners would only deter the board from doing their due diligence in
keeping the property standards at a level of ‘luxury’. Over the last 10 years the value of the units has increased by approximately 62% and coincidently the fees have increased the same. To put this into context—an increase of 5% (this year) represents an average of approximately $350-$400 per year—but anticipation is that we are all looking at an increase in the sale price of our unit of greater than $10,000. That sure
made me feel better and I have heard from others at the meeting that they agreed with this as well.
Other questions were around the price of the guest suites. The Shared Facilities committee feels that the
added convenience of bedding and towels, as well as new TV’s and paint warrant the increase. It was voiced
the we pay for the guest suites through our maintenance fees, however, the Committee feels that the residents who use the guest suites (not all do) should foot some of the cost of servicing and maintaining the
suites. Most of the cost of the suite is through the Shared Facility Budget, but extras such as those we have
added will be paid for, and I am sure appreciated, by the users of the suite.
The Board hopes that everyone is pleased with the plans we have for our building, and we encourage comments or suggestions. We hope you enjoy your summer.
We have received 90 Surveys regarding the Gazebo and the results show 89 of the 90 in favour of NOT REBUILDING. Therefore, the Board will proceed with arrangements for an amendment to the Declaration as
required by the Condo Act. The steps that must be taken include an owner’s meeting to discuss this issue
(AGM) and a vote of 80% of the owners (105 units) that we hope will be completed prior to the AGM. Between now and the AGM there will be more information provided. Thank you everyone for your participation in this survey; it has made the decision for the Board much easier. (Grand Harbour’s results were very
similar to ours).

ELEVATOR BOOKING
The elevator must be booked, through the Superintendent for moves of all types - this includes the delivery of furniture, appliances or for contractors who are bringing materials into the building. Please contact the Superintendent at
705-725-2200 to schedule the elevator.
RECYCLING ROOM: re Large Items
On a regular basis, residents continue to leave large items in the recycling room of which we have no method to remove. Your contractors MUST remove the items from the site when they leave or make private arrangements.
Compost
Please be reminded that only compostable bags are permitted in the green bin – NO shopping bags.
PAVEMENT REPAIRS AND PARKING
On June 7th the outdoor parking lot will be closed for parking lot repairs and surface resealing. On the 9th,
the lines will be painted – the rain date is the following day on the 10th. We will deliver City of Barrie parking passes to each unit – please return them to the office INCOMPLETE if you do not require their use. The
City charges for all unused parking passes.
SHARED FACILITIES
You will notice the gym has been repainted, and our flag has been successfully untangled!
SUPERINTENDENT HOURS
Monday to Friday 8 a.m. to 5 p.m.
Alternating Saturdays 8 a.m. to 12 p.m.
Calls After Hours are forwarded to voicemail. Emergency calls are those that are of urgent matters and can
NOT wait until the following day. Non-emergency calls will be returned during normal business
hours. Security is available during the overnight.

Finance Report—Diane Rowat-Walton
As of April 30th we remain in a surplus position of $13,774 income versus expenses. We have fulfilled our
$20,000 reallocation to the Reserve Fund for the Change Room repairs.
Your board is keeping a very close eye on any additional maintenance expenses and anticipate a small surplus this year end being May31st.

Shared Facilities Finance Report - Diane Rowat-Walton
As of April 30th, Shared Facilities income is favourable to plan by $1,529. Expenses are unfavourable to plan
by -$1,383. Resulting in a small surplus. The year end for Shared Facilities is May31st.
