Who is Mpartner
Mpartner was born in 2005 to fulfill its professional partners common philosophy and views
about the construction market. Mpartner represents the synthesis of over three decades of
experience in the building business of its cofounders and company managers.
The company managers, all of their curricula showing qualified academic and professional
backgrounds, have cooperated thru the years with engineering and construction companies
playing the different roles of employees, consultants, professionals as required by
circumstances. The involvement in a variety of construction projects in time has offered the
chance for them to meet and cooperate allowing for solid relationships, based on
professional esteem and respect, to develop.
Mpartner’s management is strongly convinced that the construction market requires the
contribution of a highly qualified professional partner capable to support investors,
developpers and construction companies in evaluating technical and economical issues
relating to “new construction projects”. Technical knowledge, “real world “ experience and
flexibility make Mpartner a valuable allied for all subjects claiming a protagonist role in the
construction market.

Diego Riva Class 1959. BS Aviation Maintenance Management,
1983 Embry-Riddle Aeronautical University. Over 13 years in the
aviation market as Maintenance Manager, Logistic and Commercial
Manager, then Managing Director of a sign manufacturing and
corporate image company. Diego is currently CEO of a facility
management company and cooperates in Mpartner as Internal
Controller.
Ambrogio Ferrari oClass 1951. 1969 Technical Diploma
Mechanical Sciences and Industrial Machinery. After many years in
the field working for project management Firms, engineering firms
and construction companies as their construction manager, he brings
in Mpartner his skills and experience as Plant Systems Design
Supervisor and Construction manager.
Daniela Franzosi, Class 1967. Architect, 1991 Milan Polytechnic.
After years of experience working for professional Firms, she has
started, together with Andrea Matricardi, her own Architectural
Associate Firm. In Mpartner, she is responsible for design
supervision and development of the building and construction
projects.
Andrea Matricardi, Class 1962. Architect, 1986 Genoa University.
After years of experience working for professional Firms, he has
started, together with Daniela Franzosi, his own Architectural
Associate Firm. In Mpartner, he is responsible for design supervision
and development of the building and construction projects.

The work method
Mpartner approaches new work opportunities applying the following method:
- Analysis of the customer needs
- Identify and design the work group architecture
- Appoint to one of the partners responsibility for the work group
- Identify human resources to cover all positions in the work group
- Establish general procedures to develop work planning and progress control
The Customer’s needs are the starting point for all Mpartner coordinated actions. Develop a
thorough analysis and, based on its results, design the most suitable organization chart and
assign the new job to one of the Partners. The newly appointed project leader will select
human resources that shall ensure efficiency and dedication to achieving the project goals
while filling the organization chart positions. The project leader (Project Manager) will
ensure a positive relationship and adequate communications with the Customer’s
Management.
The Project Manager is appointed on the basis of the specific background and experience
that will best fulfill the project specs. Likewise the team of specialists, selected among
Mpartner resources, is brought together to respond to the specific skills the project shall
require based on the preliminary analysis. Flexibility is the key factor to ensure that, as the
project comes along, the team will be progressively forged and modified to ensure final goals
achievement.
Mpartner works under a UNI EN ISO 9001 Quality System engineered to cover and regulate
all aspects of the production process (building process):
- operational programming (preliminary design planning and reference technical
specifications, purchasing plan, work scheduling, safety plan, building schedule quality
plan etc.)
- work in progress control (design review, work progress, quality control, commissioning)
- budget control (budgetting, periodic work progress certificates, cost control system and
reports)
- reporting (technical and economical)

Services offered
Mpartner offers its own services providing its customers with technical competences and
experience that may be applied to consolidated projects as well as to early stages ideas yet to
be developed.
Mpartner’s proposal to Financial Investors and Developpers focuses on providing
preliminary feasibility studies, so crucial to identify the different alternatives solutions for a
specifical site development, value engineering studies to determine proper cost benefit
balance, due diligences to evaluate technical aspects of acquisitions and property transfers.
Mpartner’s organizational structure is well capable to stand by and support General
Contractors thru the entire building process, organizing selected “task forces” capable of
transforming a Building Permit into a full Building Project Package complete in all aspects
and disciplines involved. Mpartner’s provides also full Project Management capabilities thus
assuring adequate governance of both technical and administrative aspects of the building
process.

Design Process
Project Analysis
In depth analysis of the Customer’s project or preliminary ideas. Identification of the project
general technical boundaries and requirements. Preliminary drafting of plans and schemas
resuming the work done.
Customer’s – end user’s specifications treatment
Analysis of all Customer’s project and performance requirements involving identification of
additional technical specifications, material and processes. Elaborate alternative solutions in
order to perform a costs vs. benefits comparison. Drafting of work processes, of components
technical details and of all relevant technical specifications.
Feasibility and Concept Studies
Careful analysis of the Customer’s specific requirements in order to elaborate concept design
proposals or even preliminary architectonic and urban design packages in different formats.
Mpartner provides the Customer with the basis for a comparative study and a solid decision
making process.
Final and building design
Mpartners elaborate the Project Master Plan organised to encompass all different disciplines
in accordance with the general building plan. The plan asesses quality and quantity of
designs and spec sheets to be drafted in each discipline wether structural engineering,
architectural, plant systems etc. Human resources are then encharged to carry out the plan
under the Project Manager supervision. Sections of the project are further developed to
supply specific documentation necessary for tenders, materials computing and purchasing
and subcontracting.

Project Master Plan Management
Identify frequency and schedule of periodic meetings within the design team and with the
Customer as a fundamental tool to keep under control design phases progress. Managing
means being able to integrate resources as needed to balance the work progress and to
provide extra effort when modification and alternative solutions have to be found and
developed.
Updating and progress reporting are part of the service guaranteed by Mpartner.
Construction Site Layout Project
Mpartners prepares and designs the construction site layout identifying crane and equipment
strategic positioning, general logistics, accessibility and internal road mapping for traffic
flow control.
Safety planning
Develop the General Safety Plan as well as all Safety Plans necessary to regulate safe
coordination of the various construction activities taking place on the work site.
Building Project
Development of the Building Project by integrating the various sections developed by each
subcontractor.
Documents Archive
Design the archive structure to file, both in digital and paper formats, all technical papers
documenting the project complete cycle.

General Operations Strategy
Management of the decision making process and actions scheduling. Provide the team with
general project directives aiming at final goals achievement. Select specific partners and
determine strategic scale economy areas.
Budget and budget updating
Formulate the project general budget identifying all main expenditure items. Periodic
updating of relevant data.
Final Project supervision, verification and control
Verify conformity of the final project to specification and requirements. Design and data
sheets approval.
Planning
Drafting of the project General Planning identifying major milestones necessary for future
work in progress control.

Financial Plan
Resume investment strategy and works planning into a financial plan to ensure timely
availability of proper resources to maintain the project forecasted flow.
Contracts
Identify the most efficient break down of the project into partial tenders, select the most
critical ones and place them in the General Planning. Draft the standard contract format.
Purchasing
Define the vendor list
Relations with Authorities
Coordinate all activities aimed at submitting and obtaining all necessary permits and
authorizations in compliance with local laws and norms.
Support to Legal Activities
Provide all necessary technical support to legal staff encharged of drafting contracts (real
estate, professional services, supply of services and materials). Litigations with
subcontractors and administrative in general.
Reporting and Archiving
Periodic work in progress reports encompassing project main aspects: production, schedule,
cost control. Design the archive structure to file, both in digital and paper formats, all
technical papers documenting the complete process cycle.

Construction Management
Survey of the Construction Site
Identification of the main construction phases and the particular needs inherent to each one.
Natural and building obstacles to construction works, accesses, logistics and mobility, both
horizontal and vertical, within the works area. Power, water sewage and works plant
systems. Barracks, containers and cranes size and positioning.
Detailed Planning and periodic updating
Control and updating of the construction planning, implementation of necessary
modifications and search for viable alternate solutions.
Purchasing and Tenders
Market researches, selection of applicable technical specifications, comparison of different
offers, subcontracting and purchase of goods and services. Contracts management.
Works Technical Direction (DL) and work site management
Works supervision, both technical and administrative, as prescribed by the Law. Operations
management, work site coordination, specific control and testing of subcontracted activities,
materials supplied and adherence to technical specification and quality standards.
Works accounting and cost control
Works accounting by quantity or forfeit method. Certification of work accomplished and
issuance of payment certificates. Management of suppliers accounting and relative log
entries. Cost control reporting, comparison to approved budget, updated forecasted cost.

Reporting of work progress expenditures and financial variations forecast in comparison with
the project budgeted financial plan.
