Positive demographic trends
Boisbriand’s population has grown steadily over recent
years and counts today to 27,356 residents. Household
statistics speak to the high quality of life the city offers
residents and young families: The average household
income is $87,297, the average household counts 3.2
individuals per home and the median age is 36.7. Among
the most important employers are ConAgra Foods,
Kontron Canada, Lumec, and Plaisir Gastronomiques,
which highlight the city’s approach to economic diversity.
A thriving rental market
According to the CMHC, the greater Boisbriand
area rental market had a total of 8,125 condos and
apartments in 2014. Two bedroom apartments
represent 67% of the entire market followed by three
bedroom apartments which represent 21% of the condo
and apartment sector. The North Shore rental market
remained stable in 2014 with average vacancy rates
sitting close to 2%; however, the Boisbriand-Blainville
sector saw a decrease in vacancy and currently rests at
1.6%. Occupancy rates for three bedroom apartments
were the highest with an average vacancy rate of just
0.5%. Bachelor apartments were rented on average for
$410 per month, one bedroom apartments at $575, two
bedrooms at $664, three bedrooms and up for $797
bringing the total average rent to approximately $665
per month among all apartment types.
High demand for condos
According to Centris, in the last four quarters, there were
a total of 294 (+23%) sales in the greater Boisbriand
market; of which 221 of these were single family homes,
52 were condominiums and the final 21 were multiplex properties (2 to 5 units). The number of active
condominium listings continued to grow in Q4-2014
with a 22% increase since last quarter and 69 condos
coming to market over the last year. In comparison,
active listings for single family homes increased by 22%
this quarter (Q1-2015). The median price for condos in
the past 12 months was $246,456 compared to single
family homes which sold on average for $255,000.
