Guide to Selling your Home The idea of selling your home can be daunting – even more so if you are looking for another house to buy at the same time. Here at Manning Stainton we have put together this step by step guide of things to consider to help you. STEP 1. First Impressions We would recommend considering the following before putting your property on the market. Kerb Appeal – Remember the first impression really counts. De-clutter – Most of us are guilty of collecting things, but when it comes to selling its time to move out as much as possible. Consider your Pets – We always suggest removing your pets if possible. That way when your buyer visits they won’t be distracted from viewing the property. An eye for detail – It’s the little things that can sometimes make a big difference, so ensure you have cast a critical eye of the property making sure it’s at its best. The highest valuation is often the most appealing, but you should always ask to see examples of recent sales (where possible) in your area. First impressions really do count when potential buyers view your property. As part of this process it is essential to consider the buyers position before making a decision based solely on price. You should also consider the position of the buyer along with the price being offered and how they fit with your requirements, are they paying cash, do they already have a mortgage "agreed in principle", are they first time buyers, are they in a short chain, or can they work to your timescales better than other buyers? Accepting an Offer Once negotiations have reached a positive conclusion and you are happy to accept an offer, you will need to instruct a property solicitor/conveyancer, if you haven't already done so. Exchange The exchange of contracts is the point where a non-refundable deposit (normally 10% of the purchase price) is transferred over to your conveyancer/solicitor and all the legal work has been carried out, meaning contracts can be signed and exchanged. From this point both parties are legally bound to go through with the transaction. Your completion date will normally be set at this stage and we would advise leaving at least a week between exchange and completion to allow time to make the move. STEP 9. Completion On completion day your money will be transferred and your buyer will be able to move into their new property.
