At the start of the year we opened our 18th high street branch in the busy town of Garforth. Just last month on August 14th we were delighted to announce our acquisition of a local Your Move franchise in Wetherby, which led to the opening of our 19th Manning Stainton branch providing both sales and lettings together with its own Fine & Country department. next See all our properties at manningstainton.co.uk 3 home Autumn.2O15 Regional Update Website Visits Viewings Rightmove Asking Price Average House Price Increased Average House Price 65O,OOO Index Shows a 9% Increase 35,OOO £192,372 by 12% Across our Region A59 HARROGATE A658 Mark Manning, Sales Director A661 With the second half of the year well and truly under way we can consider the change in landscape this year has provided so far. To anyone active in the market it’s clear that competition for the best homes is fierce. What’s also been noticeable is the return to a more traditional pattern of activity with a steady start in January building into late spring, a small lull in the summer and the second surge we now expect to last through the Autumn. This provides a welcome relief from the uncertainty we have experienced in the market since the pre-recession days prior to 2007. WETHERBY A658 GUISELEY A general feeling of optimism seems to have returned and increased demand has had to the inevitable of pushing prices up in many of the markets we cover. Talking in general terms the average house price across Manning Stainton has increased by 12% over the last year and Rightmove’s own Asking Price Index has shown a national rise of 9% since the start of 2015. Mortgage lenders are both over diligent and overwhelmed, surveyors have become more cautious and solicitors (in many cases) are struggling to contend with the increase in volumes. The challenge for our team is to guide our clients through the whole process because, although a sold board may look good, it means very little without the moving van that should always follow. EPC Rating D. previous contents MAB 6526 next There is no doubt that the mortgage market has changed significantly. Products change daily, as does the criteria lenders use to determine how much they will lend and to whom. Keeping on top of these constant changes is key, and with this in mind it is important when choosing your first mortgage, you seek independent mortgage advice. Since the Mortgage Market Review came in on 26th April 2014 there has been a major change in the criteria being applied by lenders when applying for a mortgage. Banks and Building Societies are only able to provide you with information about their range of mortgage products. The choice will be limited and may not meet your exact needs in terms of flexibility, charges, service or interest rates charged. Not all advisers are independent and some may be tied to a limited number of lenders. However, customers will have more options when using an independent mortgage adviser as they have access to 1,000s of mortgage products from the whole of the mortgage market. An independent mortgage adviser will be able to offer advice on the various types of mortgages that are available and make recommendations based on your individual circumstances. They can also offer advice on protection products which will provide peace of mind should the unexpected happen and can guide you through the whole home buying process. Regardless of how, or where, you find an attractive rate, the truth is that the most competitive rates will be dependent on your circumstances. An independent adviser will take into account relevant information such as your income and outgoings, so ensure that you go to an appointment with 3 months of bank statements, 3 months of payslips and any other relevant information. The benefit of using an independent adviser is that you can be shown various mortgages from different lenders, that all suit the criteria you have discussed, giving you the opportunity to weigh up the pros and cons of each deal with advice from an impartial expert. Your home may be repossessed if you do not keep up repayments on your mortgage. There may be a fee for arranging a mortgage. The actual amount you pay will depend upon your circumstances. The fee is up to 1.5%, but a typical fee is 0.3% of the amount borrowed. See all our properties at manningstainton.co.uk 25 home Autumn.2O15 Area Focus: Harrogate Valley Gardens If a town’s popularity was based on the number of favourable column inches written about it, then Harrogate would certainly be near the top of any list of desirable locations. Indeed a survey carried out by property website Rightmove ranked the spa town as the ‘Happiest Town in Britain’ with safety, sense of neighbourliness and recreation listed by residents as the reasons behind their happiness. A worthy accolade, and rightly so. For residents, workers and visitors alike, of which there are tens of thousands every year, Harrogate is the perfect example of what a town should be. Beautifully presented, unashamedly affluent and increasingly cosmopolitan, Harrogate has it all. The abundance of open space is a real feature of the local landscape and is typified by The Stray, an area of land extending to around 200 acres which borders the old town. Meanwhile, Valley Gardens and the adjacent Pinewoods comprise around 17 acres of park, woodland and floral displays. It is believed that a greater number of mineral springs come to the surface in Valley Gardens than in any other known 26 The Montpellier Quarter location in the world. Of Harrogate’s 88 mineral wells, 36 are found within the gardens, with no two being alike. The ability to transfer from green space to the commercial and retail heart of the town in minutes is a feature which few places can compete with and adds to Harrogate’s charm and appeal to visitors and residents of all ages. Nowadays a wide range of elegant boutiques and high-end retailers including Oka, Jo Malone and Rigby & Peller, along with Hoopers department store and the Victoria Shopping Centre justify the town’s reputation as the ‘Kensington of the North.’ In sharp contrast to the fashion boutiques and high street chains is a wide range of independent traders selling a choice of wares, while antique and curiosity shops complete the diverse and fun retail offering. Any article on Harrogate is incomplete without reference to the magnificent Bettys Tea Rooms. Bettys first opened on Cambridge Crescent in 1919 and has occupied its current site on Parliament The world renowned Bettys Tea Rooms Street since the early 1960s, making it one of the town’s most iconic landmarks. Dean Sowden the Chef of the Year at the 2014 Harrogate Hospitality and Tourism Awards is the driving force behind Deano’s Graze and Grill. The popular eatery serves a range of grazing dishes including seafood, meat and veggie, plus steak grills and burgers to guarantee a great night out for all the family. However it is not just Bettys which provides the perfect opportunity to sit, relax and watch the world go by. Other café style establishments worthy of mention include Bean & Bud on Commercial Street, Hoxton North on Parliament Street and LMDC espresso bar on John Street. All unique, all well worth a visit. As befits such a cosmopolitan town there is no shortage of exciting restaurants cooking up a diverse range of cuisine, to satisfy the most discerning of diners. Two worthy of particular mention are Baltzersen’s and Deano’s Graze and Grill, both conveniently located on Oxford Street. The Royal Pump Room Museum Furthermore, the A1M is within easy reach, Leeds Bradford International Airport is just 12 miles away and a high speed rail link via Leeds or York gets you from London to Harrogate in less than 2 and a half hours. What’s not to like! Harrogate also has plenty to offer those with an eye for culture and history. The Mercer Art Gallery stages national touring exhibitions of painting, photography, sculpture and crafts, along with regular displays by local artists. Baltzersen’s brings a taste of the Nordic north, using Scandinavian inspired methods and locally sourced ingredients. Westminster Arcade, Parliament Street previous contents Meanwhile William & Victoria, located close to the Montpellier Quarter, has been a firm favourite with locals and visitors for over 40 years thanks to its extensive choice of fine wine and delicious food. With all that it has to offer and the beautiful Yorkshire Dales on the doorstep it is little wonder that Harrogate has remained a property hot spot for many years. next The Royal Pump Room Museum is the perfect place to discover life in bygone Harrogate, and the nearby Ripley Castle, home of the Ingilby family for 26 generations, with its magnificent grounds, lakes, deer park and walled gardens is also worthy of a visit. The recently opened Thai Sun offers a taste of the Orient and The Wetherby Whaler remains a popular destination for those preferring fish and chips. Pudsey Market Another jewel in the town’s crown is its park, with features including pets corner, aquarium, bird house and a tropical greenhouse along with a large children’s playground and a bowling green. The park also hosts the West Leeds Country Park Visitor Centre and attracts visitors from far and wide. Cottages in the historic Fulneck Moravian Settlement Conveniently situated less than 8 miles from Leeds city centre is the popular town of Pudsey, the official boundary of which extends to include places such as Calverley, Farsley and Stanningley. Famous in the 18th and 19th centuries for wool manufacture, the town remains home to Hainsworth Mill, who has been producing woollen textiles since 1783, making it not only one of the oldest companies in Yorkshire but also in Great Britain. The Stanningley Bottom based firm has long and illustrious links with the history of the country. For example, the fabric to kit out the British ‘redcoat’ soldiers at the Battle of Waterloo was supplied by Hainsworth Mill and The Woolsack, the seat of the Lord Speaker in the House of Lords, has for many years been covered in Hainsworth scarlet fabric. Pudsey’s other great claim to fame is its association with cricket. Mention the name ‘Pudsey’ to any keen follower of the game and they will quickly recite its favourite cricketing sons; John Tunnicliffe, Sir Leonard Hutton, Herbert Sutcliffe, Ray Illingworth and more recently Matthew Hoggard. Pudsey St. Lawrence cricket ground 42 Even today, cricket forms a big part of the life of the town, with Pudsey St Lawrence, the ‘Top Enders’ and Pudsey Congs, the ‘Bottom Enders’; battling for supremacy in the JCT600 Bradford League, arguably the strongest non-professional league in the country. Farsley also has its own team competing in the same league. Cricket and textiles aside there is much to put Pudsey on the map, helping make it a sought- after location for house buyers of all ages. The bustling town centre offers an eclectic mix of shops, including high street retail chains, banks, various independent traders and a Manning Stainton branch, while the thrice weekly market (Tuesday, Friday and Saturday) attracts numerous stall holders. The nearby Owlcotes Centre is home to a 24 hour Asda and a flagship Marks and Spencer. Pubs, bars and a burgeoning café society are much in evidence in and around the town with the Crossed Shuttle, The Marsh and The Commercial among the most popular. Culinary tastes are also well catered for thanks to an influx of restaurants over recent years. previous contents These establishments compete against a host of fast food outlets, ensuring the good folk of Pudsey are unlikely to ever starve. Pudsey Park Make a short journey from Pudsey centre and you arrive at the picturesque Fulneck Moravian Settlement, situated on a hillside overlooking a valley, along which Pudsey Beck flows. Its history can be traced back to 1744 and is named after a town in Northern Moravia in the Czech Republic, from where its descendants came. established in 1753, and the Moravian Church, a Grade 1 listed building, making it one of the most architecturally significant buildings in Leeds. The terrace at Fulneck is believed to be the third longest in Europe, behind the Palace of Versailles and Hampton Court. Meanwhile, the golf course which is laid out in the valley is thought to be the oldest golf club in the Leeds area, having been established in 1892. There is also an active drama group, Fulneck Dramatic Society, that stage a number of productions throughout the year. Visitors to the settlement can enjoy home-made refreshments at The Giving Tree Cafe or, for something a little stronger, The Bankhouse serves a wide choice of beers and has a comprehensive food menu. The area offers a number of scenic walks including a footpath between Fulneck and Tong and the Leeds Country Way. To find out more about Fulneck’s fascinating history why not visit the Fulneck Museum which is open every Wednesday and Saturday afternoon (2pm – 4pm) until the end of October. Speculation on the result of the General Election had held some sellers in abeyance, but with a clear result comes a mandate for the upper quartile of the market to continue its improvement. This regional revival has also been noticed at a national level with Sophie Haydock of the Sunday Times reporting on Leeds and surrounding areas as being one of the hot spot areas looking ahead. With the imminent arrival of John Lewis, a northern Google headquarters and cranes back in the skyline of Leeds Centre; the outlook is good for our region. This in turn has brought with it new buyers, many of whom are travelling North to escape the capital and bringing with them a desire to secure their forever home. With this in mind, fundamental to the success of Fine & Country has been the ability to understand the requirements of our buyers, and search for the right properties to suit their needs. Since the start of this year alone, we have secured properties which were not being advertised in the market for 14 buyers across our regional network of three offices. Our experience tells us that often this approach will attract a better result, and provide our seller with welcome discretion away from the eyes of the open market. This unassuming family owned restaurant in the heart of Headingley (directly opposite the local branch of Manning Stainton) was an excellent find. However it was clearly already popular with the locals as a steady stream of diners arriving early one Sunday evening proved. Three busy and engaging front of house staff offered a warm welcome and were quick off the mark with our drinks order, two bottles of Efes (Turkish lager), as we surveyed the comprehensive menu. As a prudent Yorkshireman I was immediately drawn to the ‘special offer’, a starter and a main course from the A La Carte menu (except for a handful of clearly identified dishes) at the attractive price of just £13.95, available Sunday to Thursday. Determined to throw myself into the spirit of the surroundings and embrace the cuisine on offer I chose Sucuk for starters, helpfully described as a ‘special Turkish spicy sausage, pan fried with fresh tomatoes and peppers’. This proved a superb choice. Not overly spicy, but with enough of a kick to awaken 60 6O the taste buds and the ample supply of bread was perfect for mopping up the rich sauce. My companion played it slightly safer, opting for whitebait, and reporting the large serving as ‘delicious’. For main course I went for Kleftiko, a joint of lamb slowly cooked in the oven with oregano, garlic and herbs - apparently a speciality of Cyprus. The dish was served with one lonely new potato and a side plate of rice and salad. The lamb was mouth-wateringly tender, but in truth slightly bland. Your correspondent is unsure whether mint sauce is part of Greek culture but it would have made a useful accompaniment, as would one or two more potatoes. Across the table arrived Mixed Souvlaki, a skewer of marinated lamb and chicken, char- grilled and served with salad and rice. The drop in conversation and the clean plate gave me all the evidence I required to record this as ‘gorgeous.’ In order to do the review justice I reluctantly accepted the limited desert LSA shot glasses with wooden paddle £4O.OO Thomas Kent mantle clock £22.OO menu, selecting Greek yoghurt with honey and blackberries (£3.95) on the recommendation of our helpful waiter – which more than matched his enthusiasm. A cappuccino was the preferred choice of my guest (£2.20). The final bill of just over £40.00, excluding tip, represented extremely good value for money and arrived with a complimentary ice cold Limoncello liqueur. Although we did not have any wine, a limited menu starts from around £15.00 per bottle. The acid test of any first time visit to a restaurant is of course would you return. Without any doubt, on this experience, the answer is yes and, with a second Agora restaurant having opened on New Road Side in Horsforth we don’t even have to travel as far to enjoy the Turkish and Greek delights again.
