Ghelamco is taking giant strides as it continues to create
new urban development projects in key cities in Poland
and Belgium. Quality of life,
living and working comfort
are becoming increasingly
important.
On 12th May, our unique Warsaw Spire office project was officially inaugurated in the presence of Warsaw Mayor, Hanna
Gronkiewicz-Waltz, the Polish
cardinal, Kazimierz Nycz, and
other leading dignitaries. The
Belgian ambassador, Colette
Taquet, emphasised the importance of the Spire for the
people living in Warsaw and
the sense of fulfilment that
Ghelamco is giving back to the local community.

Warschau, Hanna Gronkiewicz
- Waltz, de Poolse kardinaal,
Kazimierz Nycz, en andere
hoogwaardigheidsbekleders.
De Belgische ambassadeur,
Simon, Paul and Michael Gheysens
Colette Taquet, beklemtoonde
het belang van de Spire voor
de inwoners van Warschau
en de invulling die Ghelamco
teruggeeft aan de lokale gemeenschap.
During the opening ceremony I was presented with the prestigious Vector Award from the Chairman of the Polish Employer
Organisation, Andrzej Malinowski. This honour was conferred on
me due to Ghelamco’s exemplary track record and our unflagging investments in Poland over the past 25 years. Also highlighted was the added value that Ghelamco’s innovative solutions are
providing in the spatial development of Warsaw as the leading
business heart of Central Eastern Europe. It is not for nothing
that the site of the Spire has been named ‘Plac Europejski’.
Samsung has taken up occupancy of its space in the Warsaw Spire
since 1st April. Samsung is locating its biggest R&D centre outside
South Korea in the Spire… A clear sign that one of the world’s top
brands wants to associate its image with a high-tech landmark
building such as the Spire. Other leading multinational companies
and EU institutions are also opting for this technological gem.
In Belgium we continue to work hard in various major cities. For
instance, structural work on the upscale business hotel next to
the Ghelamco Arena is steadily taking shape. Elsewhere, also in
Ghent, the decision has been taken in the wake of its commercial
success to bring forward the start of construction work on phase
3 of the ‘Tribeca’ project. In Brussels, two other projects are currently underway. One of these is the ‘Spectrum’ office project
close to Place Madou, in the parliament district. The other is the
‘Edition’ residential project on the upmarket Avenue Louise.
In België wordt ijverig verder gewerkt in diverse centrumsteden. Zo
starten wegens commercieel succes. In Brussel worden weldra twee
projecten opgestart.
The model of the Eurostadium was also presented to the media
at the Realty 2016 property show. Ghelamco is entirely confident
that the building permit process will run smoothly and hopes
that the Environmental Impact Study will be finalised in June.
The aim of this all-encompassing project, situated in 17 hectares of beautiful parkland, is to create a new living environment
in which sport, relaxation, rehabilitation and training an all offer
added value to anyone wanting to relax or keep fit.
fysieke conditie wil optimaliseren.
Our country more than ever needs a wide range of investment
projects in sports and other types of infrastructure if it wants to
maintain its leading role at the heart of Europe.

GR AND OPENING
OF WARSAW SPIRE
Warsaw, Poland
Jeroen van der Toolen, Managing Director Ghelamco CEE
and Jarosław Zagórski, Commercial and Business
Development Director Ghelamco
The symbol of a modern and economically
powerful Warsaw became a reality on 12 th
May. The Spire landmark building was officially inaugurated by Cardinal Kazimierz
Nycz and the Mayor of Warsaw, Hanna
Gronkiewicz-Waltz, in the presence of many
dignitaries, including the President of the
Employer Federation, Andrzej Malinowski,
and the Belgian ambassador, Her Excellency
Colette Taquet.
The opening was also attended in large
numbers by the Belgian and Polish
media. The people of Warsaw were
treated to an impressive firework display
as a dazzling climax to the day. “I love
Warsaw” was a phrase that resounded
loudly through the Polish social media. A
clear look of appreciation on the part of
the city’s residents.

More than 750 guests enjoyed the
extraordinary architecture and many
innovative details during their tour of the
building. It was the multifunctional design
of European Square that gained so much
attention. It was in a fairly desolate area
of the city that Paul Gheysens purchased
land 20 years ago. It has now become the
beating heart of the business community.
The Spire is a powerful example of
Belgian architecture and technology.
Paul Gheysens made the first sketches
of the architecture and spatial design,
with Belgian architects Jaspers & Eyers
developing them further. The Belgian
landscape designer Wirtz was responsible for European Square. Many Belgian
companies have contributed their
technological innovations to the Spire:
the unique glazed façade (AGC Glass
Europe, formerly Glaverbel), the aluminium profiles (Reynaers), the waterproofing (Dekkers, Tectum), the secure
access to the car park and access to
the Spire (Automatic Systems Belgium),
the carpeting (Modulyss) and so on.

European Square. The tower houses
around 15 football pitches of office, including facility areas. European Square
has many assets when it comes to high
levels of hospitality amenities. The site
is also expected to host some 20,000
people every day, offering everyone
an inspiring experience. A great many
leading companies and institutions will
be taking up residency in the months
ahead. Frontex and Samsung have
already moved in and other tenants
such as Goldman Sachs, BNP Paribas,
JLL, MasterCard and others will follow
in the months ahead. Ghelamco very
much believes that an innovative,
pleasant environment provides stimulation and contributes to creativity and
excellent performance.
During the opening ceremony, the Mayor
and Chairman of the Polish Employer
Federation unveiled two murals: ‘I love
Warsaw’ by the Polish master, Rafal
Olbinski, and ‘The Giants’ by the Belgian
painter, François Schuiten. Colette
Taquet added: “The images they created
invite us to think, to imagine different
lives, different worlds. What do they
say? One says that Warsaw is a city,
G H E L A M C O P O L A N D 13
with a heart and a memory and a soul.
A city whose inhabitants have shown
their true value throughout the centuries.
And they will continue to do so, because
Warsaw is already a city of the Future.
The Warsaw Spire is just a first sign of
this new urban modernity. And to make
us aware of the many possible futures,
we need Giants, giving us a view from
above, making dreams last and carrying
our aspirations higher. This is perhaps
the secret reason for building the
Warsaw Spire”.
Warsaw Mayor, Hanna GronkiewiczWaltz, and President of the Polish
Employer Federation, Andrzej
Malinowski, particularly expressed their
appreciation for the uninterrupted presence of Ghelamco in Poland, including in
times of crisis and during the many difficult moments that the Polish economy
has experienced in the past 25 years.
Andrzej Malinowski, President of the
Polish Employer Federation, also presented Paul Gheysens with the Vector
(Poland’s highest business honour) for
his continuous input and special contribution to the Polish economy and the
Warsaw skyline.
“Warsaw Spire is completed
and fully operational.
I want to officially
welcome our prestigious tenants –
Samsung, Frontex, Jones Lang LaSalle,
BNP Paribas Securities Services,
Goldman Sachs, Benefit, CUPT,
Bilfinger HSG Facility Management,
MasterCard, DaftCode, El Passion,
Affidea and Inspire.”

The permanent ‘Art Walk’ at the European Square,
a showcase of urban European modernity
Along the permanent ‘Art Walk’ in
European Square, promising young
artists and creative minds can display
their paintings, sculptures, photos or
fashion projects. Ghelamco believes
that art has an inspirational effect for
the surroundings and that creativity is
stimulating, which typifies the leading
tenants.
Ghelamco has also established the
“Sztuka w Miescie” (Art in the City)
Foundation, designed to involve the
local community as much as possible
in the development of European Square
through a variety of events. The ‘I love
Warsaw’ LED sign that adorned the
highest floors of Warsaw Spire during
the construction works, already has
hundreds of thousands of Facebook
fans. The sign’s successor, the huge
LED screen, is expected to raise
€300,000 annually as a medium for
displaying information about smart CSR
activities and broadcasting messages.
The money raised will go in full to the
Foundation for new creative art and
culture initiatives, working for and with
the residents of Warsaw.

“But tonight we are not only
inaugurating the Warsaw Spire, a
fantastic building, we are inaugurating
the “Square of the Europeans”.
Plac Europejski is the first
public square to be inaugurated
in the center of Warsaw since the end
of the Second World War.”
“Each of our previous celebrations
was a moment to remember,
but only today I can officially say:
WE DID IT and we are proud of it.
Warsaw Spire is completed
and fully operating.”
Paul Gheysens, CEO Ghelamco
Colette Taquet, the Ambassador of Belgium in Warsaw
“I am pleased to announce that we grant the first Vector
of 2016 to Ghelamco’s originator, founder,
owner and president: Mr. Paul Gheysens.
Mr. Gheysens, we are curious to find out what you
will come up with in the future, because I’m sure that
Ghelamco’s story hasn’t finished yet and that we’ll meet
again at similar celebrations. You have been operating in
Poland for 25 years. Since there are many attractive yet
undeveloped places left in our county and in Warsaw,
I do not say goodbye but ask you to continue your work.”
Mr. Andrzej Malinowski, President of Employers of Poland
This statue is called ‘Vector’ – vector
means ‘pointing direction’. This statue
is a prize that has been awarded for
many years by the oldest and largest
organization of Polish employers which
accompanied the Polish transformation
from the very beginning to the present
day. It is a prize that is awarded to those
who can be a guiding light for others by
their actions or their attitude and who
can indicate direction to others.

An elegant and refined glass structure,
with contrasting natural stone, makes a
welcome break from the brutalist concrete architecture of the past. The large
glazed areas – a transparent curtain
wall create a two-way-openness and
give a clear view of the functionality of
the building.
“Spectrum is in tune with
its times in another way too.
The desire to bring more
mixed use into all districts of
the city, and especially those
which were formerly ‘office
ghettos’, is reflected by the
solid and semi-closed parts
of the facade, which reinforce
an integrated connection
with the residential area,
a genuine symbiosis between
working and living in
the city.”

Brussels, Belgium
Edition is Ghelamco’s newest residential

maximum amount of natural light and
focuses on a top-quality finish.
The project extends to approximately
9,500 m², spread over 14 levels.

“The ambitious Tribeca
is an affordable, contemporary green
project, with a nod to New York’s TriBeCa
district, an industrial area that has been
converted into a pleasant neighbourhood.
It is now one of the most sought-after
districts in New York.
The Tribeca in Ghent will be the ideal
residential district with plenty of space.
Most of the apartments also look out
on to “Nieuwevaart.”
The Tribeca project site in Ghent
Tribeca is a new part of the city,
featuring a flourishing blend of 224
apartments, 29 ground-floor dwellings,
12 duplexes, 5 lofts and commercial
premises – all surrounded by extensive
landscaped greenery.
The architecture is of the highest
quality, ecological and sustainable,
using the most advanced, environmentally friendly technologies. The complex
even features green roofs. The concept
speaks for itself: beautiful, comfortable
and yet affordable.
GHEL AMCO BELGIUM 32
The city of Ghent is investing in mobility, as well as Bloemekenspark, a new
5.1-hectare park in the north-west of the
city. The perfect location for the Tribeca
project, close to the water and a park,
with easy links to the historic centre of
Ghent. Surrounded by schools, crèches,
shops, supermarkets and more. An
eight-minute walk from the Rabot and
twenty minutes from Gravensteen and
the friendly, vibrant city centre.
The project is a commercial success.
The ground-floor dwellings, all featuring
GHEL AMCO BELGIUM 33
a modern town garden, are already 50%
sold. Phase 2, which includes 72 apartments, 5 lofts and underground parking
spaces, is 80% sold. Construction is still
at the main structural stage. As a result
of this success, it was recently decided
to launch presales for phase 3. Phase
3 features 91 apartments, distributed
across three buildings, with a spacious
underground car park. The building
works for phase 3 will also begin in
September and the sales figures here
are already very encouraging.
ELEGANT,
‘UPSCALE BUSINESS HOTEL’
Ghelamco Site, Ghent, Belgium
The Ghelamco Arena is often praised as
a good example of a dynamic living environment: a progressive business and
congress centre (Meet District), trendy
fitness club, child daycare facilities,
shops and innovative office buildings
(Blue Towers) are living proof of its
success. There is also a Brico-Plan-It
DIY store at the Ghelamco site.
The final piece of this exciting environment will be a hotel.
Here again Ghelamco has been particularly ambitious and has opted for an
upscale business concept.
The inviting and elegant architectural
design of this impressive structure,
which covers almost 25 000 m² will be a
striking and highly recognisable feature
at the site.
The 4-star hotel will have 124 guestrooms providing accommodation of
various types, offering a relaxing stay.
Guests will be able to stay in executive
rooms as well as suites. 83 rooms have
also been set aside and reserved for
extended stay usage, a promising form
of residential living that combines the
advantages of a hotel with the privacy of
an apartment.
Construction of the project is taking
shape with each passing day. The basement levels are already complete, while
more than three of the upper floors are
already out of the ground in terms of the
structural phase of the building.
The deadline for welcoming the first
guests at the hotel has been set for the
end of 2017.

THE NEW EUROSTADIUM

Realty 2016, Brussels, Belgium
Visualisation of the Eurostadium, with 17 hectares of
surrounding landscaped grounds and parkland
Ghelamco presented a model of the
planned Eurostadium to the assembled
media at the Realty property show in
Brussels.
Brussels is one of the 13 host cities
for the next European football championships. To be able to host Euro 2020,
the City of Brussels issued a call for
tenders. The tendering process was won
by the Eurostadium consortium, in which
Ghelamco played a pioneering role.
The Eurostadium will have 60,000 seats
in a range of different segments, including 10,000 VIP seats, 82 boxes
(18 seats per box) and 15 corporate
boxes. On the logistics front, the focus
will be on “modal shift”.
Paul Gheysens, CEO Ghelamco, explains details of the just-unveiled
model of the Eurostadium to the assembled media

The site will have over 11,000 underground parking spaces, which will
encourage maximum access by car.
Much attention will also be paid to
public transport: ease of access by
tram, metro and bus is a major focal
point. The site and surrounding area will
also be designed with the comfort and
convenience of cyclists and pedestrians
in mind. Facilities to park 5,000 bikes will
be on hand and the Chaussée Romaine
will be a low-traffic area. A planted
garden bridge 30 metres wide over the
Romeinse Steenweg will be reserved
exclusively for pedestrians and cyclists.
The Eurostadium will be built in parkland
of approximately 17 hectares.
