Hunt Q: It seems like winter was brutal to the building that we own. There are several roof leaks, and our pavement is cracking. And that’s just what we can see. Do you have any suggestions or checklists for winter recovery? A: You are wise to be thinking in this direction. A lot of damage from winter, whether a roof, HVAC equipment, paving or landscaping will only get worse without attention, and will therefore be much more expensive to eventually repair. So let’s work our way through the major areas of commercial building maintenance. While our most important objective is to prevent further damage to deteriorating systems, now is also the time to consider relatively inexpensive cosmetic improvements that can enhance the image of your business. Vertical leaders and roof drains should be free of debris. There should be no ponding on the roof standing water is deadly to a roof. Blisters and alligatoring of the surface all must be addressed. Flashing should be properly sealed and attached. Any debris on the roof should be completely removed. We highly recommend power sweeping if sand was used during the winter. Sand is very abrasive to pavement (think “sandpaper”.) All cracking should be sealed, and potholes repaired. Seal-coating may be warranted. Because of environmental issues, all line-striping paint today is water-based, which means it does not last as long as it used to. If your line-striping is faded and hard to see, consider seal-coating with new line striping to follow. Curbs should be inspected for cracking or chipping due to snow plows. In the News David G. Hunt Named a Top 2014 CoStar Power Broker Autel US Leases Space in Farmingdale, NY David G. Hunt, President of Hunt Corprate Services, Inc. has been named a 2014 CoStar Power Broker, by CoStar Group, Inc. This annual industry award recognizes distinguished professionals in commercial real estate brokerage by highlighting the achievements of the U.S. firms and individual brokers who closed the highest transaction volumes in commercial property sales or leases in 2014 within their respective markets. Autel US (Huntington) has leased 12,500 square feet of flex space at 175 Central Avenue in Farmingdale, NY. David G. Hunt of Hunt represented the landlord, Anton Cerrone Associates in the lease negotiations. The tenant was represented by Alan Yaffe of United Realty. Mr. Hunt qualified as one of the top industrial leasing brokers in the Long Island market based on the total leasing transactions he closed during the year. In order to be selected for this honor, Mr. Hunt’s overall transaction volumes were evaluated against other commercial real estate brokers active in the region by CoStar Group, and subsequently ranked among the top brokers in the market. “The 12,500 square foot suite met Autel’s requirement for a larger space with a substantial amount of office space. Our high parking ratio allowed for just that,” said David Hunt. “The space will be completely configured to their specifications and they plan to move into their new USA headquarters within a few months.” The suite is part of a 50,000 square foot flex building in Farmingdale that is now fully occupied. John Hoblin of Hunt represented the tenant in the lease negotiations. Buildings this old often have facades that are deteriorating and dated, parking that is insufficient, and a design or use that is now functionally obsolescent. They are often a challenge to convert into attractive and functional homes for business today. were made to the owner on the most economical path to getting the building ready to market. All interior walls and partitions were removed. The building was cleared from floor to ceiling and from exterior wall to exterior wall. Temporary lighting was installed and the concrete slab Hunt Construction Services, Inc. was hired by a developer to rehabilitate a vacant 15,000 square foot industrial building in Plainview. The façade was 60 years old, and the brick face was peeling. The parking was insufficient by today’s standards, and the interior of the building was sectioned off with several tenants, all of whom had dilapidated office space. The exterior property was overgrown with weeds and unwanted vegetation. Miscellaneous debris was left on the site. Concrete was damaged and there was a sink hole in the parking lot. The tenants had vacated leaving debris, shelving, scrap wood and abandoned furniture and equipment. The building had leaky windows, a dysfunctional alarm system, and large puddles on the roof with improper drainage. Quite a turn-around challenge, to say the least! was swept clean. Knowing that a tenant would have their own requirements for office layout, we recommended construction of the interior offices at a later date based on the needs of a prospective future tenant. The owner’s objective was to completely renovate the building with a new facade and interior space, and then lease to a new tenant. However, new architectural plans and renovation permits would take six months to complete. Our game plan was to clean and renovate as much as possible during this planning stage so that marketing could begin. After thorough inspection, recommendations Outside, brush-cutters were used to remove overgrown vegetation. Chain saws and loppers were used to trim perimeter trees. The site was cleaned of discarded machinery, piles of discarded wood and other assorted debris giving the property a clean more defined appearance. Upon closer inspection of the building’s brick exterior, it was determined there were areas of failed concrete masonry joints which needed to be addressed. Scaffolding was erected to aid in re-pointing several hundred feet of the building’s exterior wall. A new alarm system was installed. The roof drainage system was repaired with the installation of new drain pipes inside and outside the building. All windows were removed and replaced with more economical energy efficient glass block giving a fresh look to the sides of the building. An area of the parking lot was excavated and after repairing a broken waste pipe, the sinkhole was backfilled and paved over. The building was now clean enough to market while permits were obtained for full architectural renovation. You should have a maintenance contract for your HVAC equipment. All HVAC equipment requires regular maintenance. Now is the time for a service call to replace filters, check belts and take care of any other problems. Landscaping is next. Underground sprinkler lines should be tested and readied for the season. Take note of dead stock and order replacements. Mulch in the beds is cheap, great for your plants, and looks great. Take a look around for dead or hanging limbs from trees. A walk around your building is a good idea. Look for loose mortar, peeling or loose caulking, or other signs of winter abuse. Are doors shutting correctly and are there any obvious signs of air infiltration? Water stains on the side of the building are indicative of drainage problems on the roof. And if you really want your building to stand out, consider some low cost items such as painting sign posts, protective bollards, and curbs. Washing windows and planting flowers at your entrance way will also create a nice impression.
